Each state has its own statutory requirements for grant deed forms. These requirements determine the content or text that is in the deed.

Grant deeds must meet statutory conditions for content and format. In addition, many local recording authorities add requirements for margins, paper size, property identification, and many other details. If a deed form is not in accordance with both the local and state standards, there may be additional fees charged for recording or the form may be rejected altogether.

Said: Very easy to order just wish it would have come with more information as to how to full out correctly. Thank You

8 out of 10 on 10/09/14

Said: I am ranking this a 6 because the example form that I recall the site saying was filled out was not. it was just the same form again with a stamp saying sample form do not submit. That is a significant error on your part. Other than that I do feel I got my 17.97 cents worth. I did find other instructions very well written and precise while also appropriately brief. Overall welldone.

Said: I found the forms to be most helpful and just what I needed. Thank you! NOTE TO THE COMPANY (for a suggested changeimprovement on the SAMPLE quit claim deed) You may want to change the state listed at the bottom of the first page of the sample from Iowa to Nebraska since these quit claim forms are for Douglas County Nebraska and all other references are to Nebraska.

Said: Recorded my easement with these forms very easy.

Said: It was exactly what I needed so thank you for saving me time in finding the right form. The wording did take a couple read-throughs to understand but eventually I was able to make sense of it. Perhaps a quick legalese-for-the-layperson help box would be a good addition.
