Michigan Quit Claim Deed

A conveyance of land in Michigan can be made by a deed, signed and sealed by someone of lawful age who is granting the conveyance (MCL 565.1). A quitclaim deed in Michigan, duly signed, sealed, and acknowledged by the grantor, operates as a conveyance in fee simple to the grantee, his heirs, and assigns (MCL 565.151). In Michigan, all the estate which a grantor could lawfully convey by a deed of bargain and sale can be made using a quit claim deed (MCL 565.3). A quitclaim deed in this state does not include any covenants on the part of the grantor.
