Wisconsin Quit Claim Deed

A quit claim deed is an instrument of transfer, which is defined by the Wisconsin Annotated Statutes 700.001 (2012) as "an instrument which is effective to transfer an interest in property; it includes but is not limited to a will, a deed, a contract to transfer, a real estate mortgage and an instrument creating a security interest in personal property." Further, a quit claim deed is a conveyance by which the grantor transfers whatever interest he or she has in the real estate described in the instrument, if any, without warranties or obligations. In Wisconsin, a quit claim deed is created by virtue of the language used to convey the interest in land, as well as any material terms or conditions attached to the conveyance. (Wisc.
