Alamosa County, Colorado Deed Recording and Preparation Guidelines

DOCUMENT REQUIREMENTS

• Any deed executed and recorded on or after July 1, 1992 which contains a newly created legal description shall include the name and address of the person who created such legal description.

• Deeds must include the legal name and address of the grantee.

• Documents should have a top margin of at least 1 inch and a left, right, and bottom margin of at least ½ an inch.

• When mailing documents in to be recorded, make sure they are in the order you want them recorded.

• Documents that transfer title with consideration exceeding $500 will be assessed a state documentary fee of 1 cent per $100.

• A complete return address must be included with the deed. A self-addressed stamped envelope is not required, but is appreciated.

• Documents need to be able to reproduce digitally, and to serve this purpose should be written or typed legibly with dark ink.

• Deeds may be written using the following language:
...................., whose street address is ........................, City or Town of ........................, County of ........................ and State of ........................, for the consideration of .............. dollars, in hand paid, hereby sell(s) and convey(s) to .................... whose street address is ...................., City or Town of ...................., County of .................... and State of ...................., the following real property in the County of ........................ and State of Colorado, to wit: ........................ with all its appurtenances and warrant(s) the title to the same, subject to ......................... .

FEES FOR DOCUMENTS

To record a real property document, the fee is $11 for the first page, and $5 for each additional page.

To file a Torrens title, the fee is $31 for an owner’s duplicate, $11 for a mortgage duplicate, $21 for a deed of transfer, $11 for any other memorial, and $6 for any withdrawal from Torrens Title.
