How to Create a Standard Real Estate Deed in Lincoln County, Nevada
Real property documents pertaining to property located in Lincoln County can be taken to the Recorder/Auditor.

REQUIREMENTS FOR DOCUMENTS

• Documents should be submitted on white 20 pound paper that is 8.5x11 inches in size. Paper should not be bound together at the top, sides, or bottom.

• In the upper right corner on the first page, there should be a blank space of 3x3 inches. Subsequent margins should be at least 1 inch.

• Printing should be single-sided only. The text should be black ink, with a font size of at least 10 point.

• Additional documents or materials should not be physically attached to any pages of the document.

• The document should not contain any colored or highlighted markings.

• Names should be printed or typed beneath signatures, except for the acknowledging officers and witnesses. If a document does not contain the typed or printed names, the county recorder can accept the document if it is accompanied by an affidavit that correctly spells the signatures appearing in the document in a legible print or type.

• The document must contain an adequate legal description of the real property. An assessor’s parcel number is not an adequate description. If the description is given in metes and bounds, the name and address of the person who prepared the legal description must be given.

• A cover page is provided on the Nevada Recorder’s webpage.

• The mailing address of the grantee must be provided.

• If the county assessor has assigned a parcel number to the property, this shall be given in the top left corner on the first page of the document. The parcel number must comply with the current system for numbering parcels in the county. The county recorder is not required to verify the accuracy of this number.

• The name and address of the person to whom tax statements should be sent is required to be on the deed.

• The document should contain a title on the first page, below the 3x3 blank area provided for the recorder.

ADDITIONAL REQUIREMENTS

Real property transfer tax is a tax collected when an interest in real property is conveyed. The tax is calculated based off the Declaration of Value form and is due at the time of recording. The current tax rate is $3.90 per $1,000 of
consideration.

The Declaration of Value form can be obtained from the Lincoln County Recorder’s website.

RECORDING FEES

Documents that do not meet the recording standards will be charged an additional $25.

To record a document, the fee is $14 for the first page. Each additional page or part thereof is $1.

A document with multiple titles will be an additional $3 per title.
