Pasco County, Florida Real Estate Deed Recording Information
Easements, warranty deeds, and other instruments pertaining to real property located in Pasco County can be recorded with the Pasco County Clerk and Comptroller. Once a deed is recorded and fees have been paid, it is placed in the Official Records.

The recording act in Florida is a notice statute. Under this statute, a later buyer who pays fair value for the property and does not have any notice of earlier conflicting interest, wins, and will have priority over any later recordings.

DOCUMENT STANDARDS

• Paper size must be at least 8.5x11inches but not larger than 8.5x14 inches. White paper of standard 20 # weight is necessary for legibility requirements.

• Legible printing or typing will help to ensure an accurate reproduction. Black ink with a font size of 12 point is necessary. Printing should be single-sided only.

• In the top right corner of the first page, provide a blank 3x3 inch area. This area is used for recording information. All other margins should be at least 1 inch.

• Instruments must be dated.

• The names of all parties to a conveyance must be legible. The marital status of male grantors should be listed on the document. Each referenced alias (AKA or NKA) counts as an additional name. Each legal entity reference counts as an additional name. Every name that appears on an affidavit will be counted every time it appears whether it is unique or not.

• Notary public seals and signatures are required.

• The grantor must sign the document. Two witnesses are needed for the grantor’s signature. A corresponding name should be typed or printed beneath the signature.

• A return address is needed on the document. This should be on the first page.

• For documents that deal with real property located in Pasco County, provide a legal description.

• The addresses of both the grantor and grantee are required.

• Provide the name and address of the person who prepared the document. A corresponding name should be typed or printed beneath the signature.

• The consideration or sale price must be listed in the deed. When the consideration paid or exchanged for the real property is other than money, the consideration is equal to the fair market value of the real property.

• The form for a warranty deed of conveyance to land should include blank spaces for the property appraiser’s parcel ID number pertaining to the property. The number, if available, should be entered on the deed before it is submitted for recording.


RECORDING FEES

To record a deed, the fee is $10 for the first page. Each additional page is $8.50. For each name indexed after the first four, the fee is $1.

Documentary stamps for deeds are $0.70 per $100.

Mortgage documentary stamps are $0.35 per $100. Intangible tax per $100 of borrowed money is $0.20.
