You\u2019ll have to be careful\nwith credit cards and avoid doing anything that could jiggle your credit score.\nCalls from your mortgage specialist to ask you, your employer, and possibly a\nco-borrower about your income get old after a few weeks. And that doesn\u2019t even\nget into the competitive and perhaps uncertain market you\u2019re sallying forth to\nface. Through it all, there\u2019s the burning question: <em>Once I manage to\nactually buy a house, will the market hold up and will my investment will pan\nout?<\/em><\/p>\n\n\n\n<!--more-->\n\n\n\n<p>The best thing to do about this rich mixture of stress is to\nembrace it. Really. A home purchase is an adventure, and stress is a factor in\nthe challenge. Talk it through with a friend who recently bought a house, or\nsomeone who cares about you and is fine with letting you vent. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What Issues Stress Out Buyers Most? The Nerve-Wracking Nine<\/h2>\n\n\n\n<p>If you anticipate these potential snags at the starting\npoint, you can plan for the worst, and expect the best. No two buyers have the\nsame set of circumstances, but here are nine common sources of anxiety. Know\nwhat to expect before the game begins. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1.&nbsp;&nbsp;&nbsp;&nbsp;\nYour real estate agent just isn\u2019t on your\nwavelength. <\/h3>\n\n\n\n<p>This is Number One for a reason. Your agent\nhas to be your confidant. A good real estate agent strives to understand your\nlimits, your needs and future&nbsp;goals, and helps you achieve your mission\nwisely. <\/p>\n\n\n\n<p><strong>Survival tip:<\/strong> Unless you are\nabsolutely sure there is no one else who will work like the dickens for you the\nway<em> this<\/em> agent will, be sure your contract is non-exclusive. That way, you\nwon\u2019t face penalties if you later decide to seek an alternative realtor. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2.&nbsp;&nbsp;&nbsp;&nbsp;\nThe seller is unreasonable or hurried. &nbsp;<\/h3>\n\n\n\n<p>You might need time. An underwriter may\nreject your loan for some reason that just came out of left field. At that\npoint perhaps you\u2019ll have to pivot, for example, from a conventional loan to an\nFHA mortgage. <\/p>\n\n\n\n<p><strong>Survival tip:<\/strong> When you\u2019re shopping for\nthe right home, look for ways to establish a genuine rapport with the current\nowner. That could make the difference between the rigid seller and the seller\nwho gives you a break when you most need it. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3.&nbsp;&nbsp;&nbsp;&nbsp;\nThe&nbsp;home inspection discloses serious repair\nneeds.&nbsp; &nbsp;<\/h3>\n\n\n\n<p>This gets back to Issue Number One. Is your\nagent eager to negotiate for you? Ask for the repairs to be made, or bargain\nfor a fair discount on the home price if that makes sense to you and your\nrealtor. Note that home warranties, which some sellers offer, might strictly\nlimit your choices for parts and personnel. It\u2019s often best to get the issue\nworked out before you\u2019re handed the keys. <\/p>\n\n\n\n<p><strong>Survival tip:<\/strong> Proceed with extra\ncaution when looking at houses built more than 50 years ago. Some of the\nelements \u2014 plumbing, painting, insulation \u2014 weren\u2019t regulated then as they are\nnow, and replacing old infrastructure will be on your shoulders. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">4.&nbsp;&nbsp;&nbsp;&nbsp;\nThe appraisal seems to take forever, or comes\nback low.<\/h3>\n\n\n\n<p>An appraiser can take days, even weeks, to evaluate\nthe home you\u2019re desperate to close on. &nbsp;This can fluster the strongest of buyers. If\nthe appraiser averages a local foreclosure into the estimate, or\nunderappreciates local market dynamics, the appraised value can come back too\nlow for the underwriter to approve, because the loan-to-value ratio now becomes\na sticking point. You might need to dispute the appraisal. <\/p>\n\n\n\n<p><strong>Survival tips:<\/strong> Order the appraisal\npromptly once you make an acceptable offer. Create a list of recent comparable\nsales that back up your offer, in case you need to press the underwriter to\napprove that price. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">5.&nbsp;&nbsp;&nbsp;&nbsp;\nThe seller doesn\u2019t immediately reply to the\noffer. <\/h3>\n\n\n\n<p>Buyers typically wonder if their offers are fair,\nor how they\u2019ll need to respond if their sellers try to push the price up.\nAnxiety can easily creep in at this point: <em>What is the seller thinking?<\/em> Or\nin the reverse situation, the seller accepts right away. <em>Why did the seller\naccept my offer so promptly? Didn&#8217;t other home hunters see the value in this\nhome?<\/em> &nbsp;<\/p>\n\n\n\n<p><strong>Survival tip:<\/strong> Prepare for healthful\ndistractions when this time comes and just give the seller some space to\nrespond. Whether the reply comes slowly or quickly, give yourself credit for\nmaking a reasoned offer, guided by your realtor\u2019s experience in selling in the\narea.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">6.&nbsp;&nbsp;&nbsp;&nbsp;\nA surprise title defect turns up.<\/h3>\n\n\n\n<p>The&nbsp;title search could unexpectedly reveal\na <a href=\"https:\/\/www.deeds.com\/articles\/7-common-title-problems-in-real-estate-deals\/\">cloud\non the title<\/a> or a pending lawsuit. If the creditor can\u2019t be found or\nwon\u2019t clear the matter up quickly, then what? Prepare mentally for the\nworst-case scenario: walking away from the deal. Contact the homeowner\u2019s association early, and ask\nif there\u2019s any legal action pending against the property or HOA liens against\nyour unit. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">7.&nbsp;&nbsp;&nbsp;&nbsp;\nThe financial aspects of homebuying become\noverwhelming. <\/h3>\n\n\n\n<p>Buying a home means paying cash up front, plus\nthe large monthly payments for the mortgage, taxes and maintenance. A reasonable\nbuyer might wonder: <em>What if I run into unexpected health or income problems?\nWhat if the real estate market crashes after I buy?<\/em><\/p>\n\n\n\n<p><strong>Survival tip:<\/strong> Ask your mortgage specialist for the highest possible closing cost and monthly payment scenario so you\u2019re ready for reality. Then, accept that the scrutiny of your income, credit and debt is meant to protect you from those same <em>what-if<\/em> scenarios.
