This is simpler\nthan ever to do.<\/p>\n\n\n\n<p>Many people have retirement funds, but don\u2019t know they allow\nfor self-directed investing. Investors can reduce their risks by leaving most\nof their funds in a professionally managed account, and self-direct their\ninvestments in a smaller account with the same brokerage. An adviser at your\nfinancial firm can tell you more about how to manage all or part of your retirement\naccount, and how to steer clear of tax triggers. The platforms of the major\ninvestment firms are now well designed to warn against common mistakes and alert\nan investor who is about to purchase particularly high-risk stocks or funds. <\/p>\n\n\n\n<p>Even if you opt to avoid the market or self-directed\ninvesting, current real estate investment trends, like <a href=\"https:\/\/www.deeds.com\/articles\/buying-real-estate-are-the-generations-really-different\/\">evolving\ngenerational preferences<\/a>, have a story to tell about our economy and\nwhere it\u2019s headed. Here are some factors to watch.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Influencers: Zillow, Redfin, and the iBuyer Trend<\/h2>\n\n\n\n<p><a href=\"https:\/\/www.redfin.com\/news\/redfin-technology-for-agents\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Redfin<\/a>\u2019s proprietary technology helps agents schedule their showings and communicate with customers. Its site comes up when people search for current estimates of a home\u2019s value. Site visitors are allowed to claim their own home descriptions on Redfin, and update the entries with renovations and photographs \u2014 thus continually improving the valuation data. <\/p>\n\n\n\n<p>Competitor Zillow offers a similar valuation feature, called the <a href=\"https:\/\/www.sfgate.com\/ontheblock\/article\/How-accurate-Zillow-Redfin-estimate-trust-15014224.php\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Zestimate<\/a>. Zillow is making some moves that could put the company in a strong position going into the future. It\u2019s starting a home property brokerage, Zillow Homes, to buy and sell houses through Zillow Offers. The idea is to compete with home-flipping startup Opendoor, and Redfin is getting in on the action too. More elegantly termed <em><a href=\"https:\/\/www.deeds.com\/articles\/fintech-and-proptech-and-deeds-oh-my-trends-shaping-the-future-of-real-estate\/\">iBuying<\/a><\/em>, this trend has been adopted by mainstream companies, including big names like Keller Williams. <\/p>\n\n\n\n<p>Thinking of investing in iBuyer stocks? As with any stock,\nresearch the forecasts before deciding whether and when to jump in, and which\ncompany to back. &nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">REITs and the Importance of Economic Stimulus<\/h2>\n\n\n\n<p><a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/money.usnews.com\/funds\/etfs\/rankings\/real-estate\" target=\"_blank\">Real estate investment trusts<\/a> are popular offerings. They are designed, by law, to pass income through to investors from real estate rentals.\u00a0REITs offer a popular way to invest in retail and commercial real estate, and earn dividends. They can <a href=\"https:\/\/www.wsj.com\/ad\/reits_10.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">buy properties from a distressed market<\/a>, which 2020 certainly provided (more on this below, in our Apartment Stocks section). <\/p>\n\n\n\n<p>But <a href=\"https:\/\/www.reit.com\/what-reit\/reit-sectors\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">REITs occupy a range of property types<\/a>, and they vary starkly. To take just a few examples of how this plays out:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>As businesses shift to remote work, REITs\nfocused on leasing traditional office or retail space may struggle.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Mortgage REITs (exemplified by New Residential\nInvestment, which holds mortgage-related assets) can be lucrative, but note\nthat the REITs most heavily involved with mortgage servicing can face trouble\nin severe downturns.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>REITs that specialize in cell towers, cloud services\nand data warehousing, or storage and shipping spaces for goods ordered online might\nbe perfect investments as a new normal takes shape. <\/li><\/ul>\n\n\n\n<p>REITs have more or less followed the market since the pandemic struck in early 2020. They were battered early on, and have risen in response to most any sign that economic stimulus legislation could be coming. Jerome Powell, chair of the U.S. Federal Reserve, has stated that \u201c<a href=\"https:\/\/br.reuters.com\/article\/usa-fed-powell-idINW1N2GD01H\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">recovery will be stronger and move faster<\/a>\u201c if federal legislation supports struggling businesses and households.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rising Stars: Digital Lenders&nbsp; <\/h2>\n\n\n\n<p>The government has encouraged homeownership through <a href=\"https:\/\/www.wsj.com\/articles\/30-year-mortgage-rate-reaches-lowest-level-ever-2-98-11594908357\" target=\"_blank\" rel=\"noreferrer noopener\">record-low mortgage rates<\/a>. Plus, some remote office workers\nnow hope to leave their city apartments and buy homes in suburbia, away from\nthe corporate hubs where they had to live before lockdowns started. <\/p>\n\n\n\n<p>Digital lenders are rising to meet the demand for remote applications. Are the non-bank lending companies too risky to back? Jerome Powell has <a href=\"https:\/\/www.federalreserve.gov\/newsevents\/speech\/powell20181128a.htm\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">considered the risks posed by non-bank startups<\/a>, and observed that since the 2008 financial crisis, federal regulators \u201chave reduced the risk that key non-bank parts of the system would freeze up in the face of market stress.\u201d <\/p>\n\n\n\n<p>Stock prices for Rocket Cos., from Quicken Loans, have fluctuated but remained generally healthy since Rocket\u2019s initial public offering (IPO) in August. California-based\u00a0<a href=\"https:\/\/www.reuters.com\/article\/us-loandepot-ipo\/loandepot-looking-to-revive-ipo-plans-at-up-to-15-billion-valuation-bloomberg-news-idUSKBN26830N\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">loanDepot has a potentially $15 billion IPO coming soon<\/a>. These public offerings are both responding to and changing the mortgage world, and the stock market. They are worth a look for those wishing to invest in the future of real estate from some of its most agile participants.<\/p>\n\n\n\n<p>Tried-and-true stocks can benefit from home sales and\nrenovations, too. Demand for building and home improvement stocks such as\nLowe\u2019s and Home Depot has stayed the course in 2020.&nbsp; <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Up and Coming: Drone Stocks<\/h2>\n\n\n\n<p>We\u2019re resolutely entering a remote era. Could anything make that clearer than the marketing of <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/blog.dronebase.com\/using-drones-for-real-estate-appraisals\" target=\"_blank\">drone technology for exterior home inspections and appraisals<\/a>? The National Association of Realtors\u00ae <a href=\"https:\/\/www.nar.realtor\/drones\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">describes drone technology<\/a> as \u201can incredible tool for potential homeowners moving to a different city, buying a second home, or trying to streamline the research process necessary to buy a new home.\u201d<\/p>\n\n\n\n<p>Why use drones for home appraisals or insurance inspections?<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Drones can safely assess roofs and other\nhard-to-reach or hard-to-see property features, with zoom features for\ncloseups.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Drone technology can be used to glean and share\ndata with no need for on-site visits.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>The drone\u2019s perspective can show access points\nfrom various angles and reveal obstructions.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Drones have unique abilities, like showing heat loss\nvisually. <\/li><\/ul>\n\n\n\n<p>A number of pure-play drone stocks are offered by foreign exchanges with big conversion fees. But the very popular <a href=\"https:\/\/money.usnews.com\/investing\/stock-market-news\/slideshows\/drone-stocks-to-consider-as-the-technology-soars?slide=5\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Nvidia<\/a> Corp. stock should also benefit, as it produces software used in drones.<\/p>\n\n\n\n<p>Of course, it\u2019s not just drones benefiting from interest in\nremote appraisals. Audio-visual innovators such as Zoom and Facebook are also\nattracting investors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Turbulent Times: Traditional Banks <\/h2>\n\n\n\n<p>Low interest rates stimulate lending. But drastically\nlowered rates pose challenges for traditional banks. When bank customers aren\u2019t\nreceiving much interest on their savings or CDs, those customers look for new places\nto park their cash.<\/p>\n\n\n\n<p>There are other headwinds, too. In the coming years, we\u2019ll\nsee big banks pressed to compete with online banks. They\u2019ll need to deal with\ncompetition from the digital lenders to provide electronic closings for home\nsales. Expect them to start offering online mortgages \u2014 now that a federal\nstandard for <a href=\"https:\/\/www.deeds.com\/articles\/deeds-by-distance-which-states-are-moving-to-remote-notarization\/\">remote\nonline notarization<\/a> is in the works. Already, many deed recorders throughout\nthe United States can record real estate documents digitally. That means stocks\nsuch as Docusign and Adobe are gaining heightened attention. <\/p>\n\n\n\n<p>Whether traditional bank stocks are a timely investment remains to be seen. The financial sector as a whole is struggling and will face a reckoning <a href=\"https:\/\/www.consumerfinance.gov\/coronavirus\/mortgage-and-housing-assistance\/mortgage-relief\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">when mortgage forbearance periods are up<\/a> and defaults set in. Overall, how badly the brick-and-mortar banks have been hit by the pandemic depends on how long their borrowers are financially compromised by the turbulence of 2020. So far, bank stocks have lagged behind a number of other sectors since the initial lockdown periods.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Meanwhile, Apartment Stocks\u2026<\/h2>\n\n\n\n<p>Wall Street\u2019s apartment stocks stand to gain big, for unfortunate reasons. Struggling mortgage holders are expected to put numerous homes on the market, then move to rental communities, while home sales are still a hot commodity and they can pull out their equity. This means a \u201cpotential bonanza for rental-home investors,\u201d in the words of the <em><a href=\"https:\/\/www.wsj.com\/articles\/millions-are-house-rich-but-cash-poor-wall-street-landlords-are-ready-11600421401\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Wall Street Journal<\/a>. <\/em>Some of these investors formed during the foreclosure crisis of 2008\u00a0to buy up the homes. <\/p>\n\n\n\n<p>In short, the new wave of economic distress in 2020 is a\nboon to the shareholders of American Homes 4 Rent and Invitation Homes. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">So, Should You Invest in Real Estate Stocks?<\/h2>\n\n\n\n<p>We hope this brief summary of what\u2019s new in the real estate\nstock sector offers some perspective. <\/p>\n\n\n\n<p>Self-directed investing carries particular risks and may not\nbe appropriate for every investor.
