And most scams\nthat hook them begin in an email. And the <a href=\"https:\/\/www.deeds.com\/articles\/viral-fraud-more-deed-crime-targets-in-the-coronavirus-economy\/\">coronavirus\neconomy<\/a> is creating even more opportunities for fraud risk.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2020\/11\/millennial-real-estate-fraud.jpg\" alt=\"Image of a person looking nervously at a computer. Millennials are twice as likely as\npeople age 40 and older to report falling for a scam while browsing messages or\nsocial media posts and clicking on one of the advertisements. There are phony giveaways,\nthe sale of tickets to fake events, and undelivered or counterfeit items. Young\nadults are also the targets of education, employment, and investment scams.<\/p>\n\n\n\n<p>Some of these tricks can be life-changing. While online\nshopping fraud might involve just a few hundred dollars or less, millennials\nalso face real estate scams, such as organized wire fraud and mortgage relief\nploys.<\/p>\n\n\n\n<!--more-->\n\n\n\n<p>Granted, millennials may be more likely to <em>report<\/em> losing money. Twenty- and thirty-somethings tend to be most likely\u00a0to submit reports of money lost to some kind of scam,\u00a0<a href=\"https:\/\/www.ftc.gov\/news-events\/blogs\/data-spotlight\/2019\/10\/not-what-you-think-millennials-fraud\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">says the FTC<\/a>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Pandemic Effect<\/h2>\n\n\n\n<p>As\u00a0for <a href=\"https:\/\/content.transunion.com\/v\/financial-hardship-infographic-us-wave-eleven\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">financial impact by age<\/a>, the 2020 pandemic has hit the under-40 group in the wallet, and disrupted young adults\u2019 careers, much harder than it has hit their elders. <\/p>\n\n\n\n<p>Many people under 40 were already dealing with student loans,\na tight job market, the increasing use of temporary employment and a growing gig\neconomy. And now they\u2019re being targeted by a slew of coronavirus scams that aim\nto steal people\u2019s financial data, their money, and their houses. <\/p>\n\n\n\n<p>There have been <a href=\"https:\/\/www.ftc.gov\/system\/files\/attachments\/coronavirus-covid-19-consumer-complaint-data\/covid-19-daily-public-complaints-051920.pdf\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">tens of thousands of pandemic scams<\/a> reported and tens of millions in losses through 2020, and some are related to housing. Be especially wary of mortgage or rental help offers that want up-front payments, whether by cash, check, or wire transfers. Official relief plans don\u2019t charge up-front.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Young Homeowners Under Stress<\/h2>\n\n\n\n<p>Young homeowners who were thrilled to get their mortgages in\nrecent years now may find paying those mortgages much more daunting than they\u2019d\nexpected. Know that homeowners (especially young and elderly folks) are\nstruggling, swindlers are out and about with some clever ways to separate\nowners from their possessions. <\/p>\n\n\n\n<p>Faux collectors are zeroing in on struggling homeowners with\na variety of tricks:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>\u201cMortgage relief lawyers\u201d or forbearance experts\ntell&nbsp;homeowners they\u2019ll represent them and get their mortgage modified. &nbsp;<\/li><li>A company may send a stack of loan&nbsp;modification\ndocuments to the homeowner with a <a href=\"https:\/\/www.deeds.com\/articles\/the-quitclaim-deed-and-fraudulent-real-estate-transactions\/\">quitclaim<\/a>\nin the pile. <\/li><li>Messages arrive telling the homeowner to send\nmoney to avoid foreclosure, sometimes even threatening to report recipients to\nthe authorities.<\/li><\/ul>\n\n\n\n<p>Be wary of any third-party negotiators promising to make\nyour mortgage easier to pay. Also beware of spoofed messages from known\ncompanies and agencies. You could see messages from banks, mortgage firms, Fannie\nMae or Freddie Mac. You could hear from a nonprofit. Many fake messages are\ntouting lower rates and foreclosure assistance. And some are spoofed \u2014 that is,\nthey are not coming from the source they appear to represent. Always take care\nto verify messages from your mortgage agent, landlord, or property manager.\nBefore verifying them, try to remember not to answer texts or click links, including\nlinks that say \u201cremove my number\u201d or \u201cunsubscribe.\u201d &nbsp;<\/p>\n\n\n\n<p>If you own your home, and new income stresses make your home\nloan hard to handle, initiate a direct call to your mortgage company. Set up a\nconversation with an expert there and find about any modification or forbearance\noptions available to you. Ask how you will have to catch up once any loan\ndeferral is over.<\/p>\n\n\n\n<p><strong><em>Pro tip:<\/em><\/strong> Many mortgages use escrow accounts to\nmake tax payments for properties. This can be very helpful, as it means local\nproperty taxes are off the owner\u2019s mind. But do check your local tax statement\nto be sure these payments are timely made, so you get the lowest available tax\nfees. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage Scams to Catch Unwary Home Buyers<\/h2>\n\n\n\n<p>Since Covid-19 got a foothold, the federal government has lowered\ninterest rates, and many people are applying for new or refinanced home loans\nduring what could be a real window of financial opportunity. <\/p>\n\n\n\n<p>Unfortunately, first-time buyers are particularly attractive\nto scam artists. Plenty of swindlers, posing as mortgage representatives, are\nprepared to entice inexperienced buyers into wiring money. This underscores the\nimportance of working with professional lenders and real estate agents.\nAbsolutely choose the experts you work with by getting recommendations from\nhomeowners you know \u2014 co-workers or trustworthy, experienced local homebuyers in\nyour personal circle. And prepare for calls or messages with instructions on\nwiring your&nbsp;funds. You will have to wire funds into an escrow account. But\nfake websites and spoof email and phone accounts are easy to create. Watch for\nthem. <\/p>\n\n\n\n<p>Before sending money from one bank account to another, or\ne-signing anything, check the documents you already have from your company. Call\nthe number on your paperwork to be sure the people asking you to wire money are\nwho you think they are. Call once more right before sending money. New,\ndifferent wiring instructions are red flags\u2026verify! When you\u2019re ready to make\nthe transfer, double-check the account number, send the funds, then call your\nagent again to <em>verify <\/em>that the funds were received. <\/p>\n\n\n\n<p>Finally, avoid using public internet connections. Do your\nfinancial transactions on your home computer, or invest in a portable internet\nsystem, such as a jetpack, to avoid risky online connections. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Millennials Targeted by Apartment Scammers<\/h2>\n\n\n\n<p>Some swindlers pretend to be apartment brokers and ask for application\nfees up front. They set up a presence on social media rental pages, real estate\nwebsites, or Craigslist, sometimes using mock images. Sometimes the website is\nreal, but the contact information is superimposed, or it\u2019s different in a\nmessage. <\/p>\n\n\n\n<p>Others offer apartments that aren\u2019t actually vacant or have\nmortgages in default. Or the promised amenities aren\u2019t there. Review the listed\namenities online versus what you agree to in your lease. The lease is\ncontrolling. And sign the lease before paying anything, or you could just be\ngiving away your financial data. Millions of young <a href=\"https:\/\/www.apartmentlist.com\/rentonomics\/how-common-is-rental-fraud-scams\/\" target=\"_blank\" rel=\"noreferrer noopener\">rental applicants<\/a> do, especially if they are\napartment shopping without an agent, and especially in competitive city markets.<\/p>\n\n\n\n<p>To avoid pitfalls, renters should always tour the desired apartment\nbefore filling out an online application or making a deposit. And they should\nstudy the property\u2019s online presence and know who the actual property owner is\nbefore agreeing to anything, touring anything, or sending a deposit through any\nchannels.<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<h1 class=\"wp-block-heading\">Finding Help: General Advice and Urgent Contact Information<\/h1>\n\n\n\n<p>Check\u00a0CFPB.gov\/housing for solid information on Covid scams, mortgage help, and rental assistance.<\/p>\n\n\n\n<p>Borrowers can report suspicious mortgage experts to the Federal Housing Finance Agency <a href=\"https:\/\/www.fhfa.gov\/Homeownersbuyer\/MortgageAssistance\/Pages\/Coronavirus-Assistance-Information.aspx\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">online<\/a>.\u00a0<\/p>\n\n\n\n<p>If you\u2019re concerned about a wire transfer, quickly call the wiring company, credit union, or bank that handled the money transfer and get their recommendation on how to proceed and file a report. It\u2019s also important to report such scams on the <a rel=\"noreferrer noopener\" href=\"https:\/\/www.ftccomplaintassistant.gov\/\" target=\"_blank\">Federal Trade Commission\u2019s complaint site<\/a>. Wire fraud is a federal crime.
