Are you planning to have your home appraised so you\ncan set an asking price for it, or borrow against its value? <\/p>\n\n\n\n<p>A few simple fixes, upgrades and flourishes can help you\nsustain your home equity over time, or help your home ace its next appraisal.\nHere, we\u2019ve put together a checklist of things you can do to get the most value\nfor your effort and investment.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Condition, Condition, Condition.<\/h2>\n\n\n\n<p>First, consider a scenario \u2014 such as a loan application \u2014\nwhere you actually need an appraiser to put a valuation on your home. You\u2019ll\nwant to show the appraiser your home in its best light, as though it were already\non the market. You\u2019ll take time to tidy up every space, expecting the appraiser\nto snap photos of the walk-in storage spaces as well as each room.<\/p>\n\n\n\n<p>All good moves, but what is your goal for the appraisal?\nWhat value do you believe your home has? Come up with a figure, and don\u2019t\nhesitate to let the appraiser know what you\u2019re thinking. If you\u2019re a little\noff, the expert can tell you what might enhance your home\u2019s value. (But note: your\nproperty taxes will tend to rise right along with your home value!) The appraiser\nshould already have access to prices for comparable recent home sales, and should\nbe looking at the assessor&#8217;s <a href=\"https:\/\/www.deeds.com\/articles\/how-not-to-overpay-your-property-taxes\/\">valuation\nfor local property taxes<\/a>. <\/p>\n\n\n\n<p>Add a document of your own to those resources. Get a list\nready, showing all your upgrades and the month and year each was done, plus the\ncosts of materials and work. It\u2019s a great idea to keep a document on your\ncomputer, and update the page whenever you do significant repairs, so you\u2019re\nready with an organized list when the time comes to print it.&nbsp; &nbsp;<\/p>\n\n\n\n<p>Note your bathroom renovations, new kitchen countertops and\ncabinets, new flooring, solar panels, and so forth. The appraiser can keep a\nprinted copy for reference when drafting the report. If you know of anything in\nyour property assessment that\u2019s off \u2014 perhaps you have a few more square feet\nthan the assessment shows, for example \u2014 explain that.<\/p>\n\n\n\n<p><strong><em>Pro tip:<\/em><\/strong> &nbsp;If you have smart technology or energy-efficient, green upgrades, don\u2019t assume they\u2019ll be given and added dollar value in your appraiser\u2019s report. Prepare to let the appraiser know their real value to buyers in your area who want them. For example, <a href=\"https:\/\/singlefamily.fanniemae.com\/media\/23651\/display\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Fannie Mae has an appraisal tool<\/a> to show that solar panels, if fixed on the house, constitute added value. Have a simple breakdown of costs and energy savings on the sheet you prepare for the appraiser.<\/p>\n\n\n\n<p>Now, we\u2019ll look at the kind of repairs and touchups to\nattend to, so you keep your equity high the entire time you live in your house.\nEven if they don\u2019t actually raise your home\u2019s market value, new or\nwell-maintained systems still have positive impacts on your home\u2019s overall condition\n\u2014 and that<em> will <\/em>raise it. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Exterior Beauty That Truly Adds Value<\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2020\/11\/maintaining-home-value-2.jpg\" alt=\"Image of a butterfly landed on a flower outside. Consider having a native landscape professionally created. Local plants score high for popularity among buyers, reports <em><a href=\"https:\/\/residentialcontractormag.com\/native-landscaping-sells-houses\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Residential Contractor<\/a><\/em>magazine. Native gardens resist disease and bugs, yet attract butterflies and pollinators. They flourish in your home\u2019s surrounding climate and weather conditions. After they\u2019re established, they largely maintain themselves without lots of water or fertilizers, so they gradually turn from an expense into savings. Plus, they don\u2019t pose issues for anyone\u2019s chemical sensitivities, and they\u2019re gentler on children and pets.<\/p>\n\n\n\n<p>Now, back to basics. Got a chimney? Have it professionally checked.\nAnd have it cleaned every two years if you use your fireplace. <\/p>\n\n\n\n<p>Ask your landscaper to clear your gutters and check the\ndownspouts so water isn\u2019t ponding after a storm. Better still, have a reputable\nroofer clear the gutters and examine your entire roof to be sure it\u2019s\nwaterproof and weatherproofed. <\/p>\n\n\n\n<p>Finally, pack up the old yard tools and give the patio\nfurniture a coat of rust-proofing paint. Consider painting the shutters to\nspruce up the exterior.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Details That Ensure a Safe and Health-Affirming\nHome <\/h2>\n\n\n\n<p>If your heating and air conditioning system is getting up in\nyears, put HVAC maintenance and possible replacement on your checklist. Old units\ncan physically deteriorate around the base, causing concrete erosion and\nsending impure air to circulate through the home. Get in the habit of scheduling\nseasonal system checkups. Dirty or dislodged filters need attention, too. A filter\nthat removes viruses, bacteria, and mold from your interior atmosphere is not a\nluxury. And you don\u2019t need to wait for a system replacement to install a UV\nfilter. <\/p>\n\n\n\n<p>Yearly, preferably before winter sets in, have a pro check your\ngas and water systems. Check the water shut-off valves and drains for the\nbathrooms, and inspect clothes washer and dishwasher hoses each year, too. Keep\nthe stove fan screen clean. <\/p>\n\n\n\n<p>An old electrical panel should be updated to match up to\ncurrent codes. And don\u2019t forget to check the batteries in your smoke alarms and\ncarbon monoxide alert devices.<\/p>\n\n\n\n<p>Finally, the flourishes\u2026 <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Interior Touch-Ups That Really Count<\/h2>\n\n\n\n<p>If you have heating grates on the floor, why not clean and\npaint them? This simple fix greatly improves the look of a floor. And do paint\n(or at least wash) the walls, and replace the outlet covers, so everything has\na new, put-together feel. <\/p>\n\n\n\n<p>Got a hankering to make some splashy improvements? Kitchens\nand bathrooms get the biggest bang for the buck when an owner is considering\nwhat to update. This is because energy-efficient appliances and fixtures are so\nimportant to the value of the home. It\u2019s also because in these spaces a clean,\nfresh appearance really matters. <\/p>\n\n\n\n<p>Do keep both your bathtub and shower. Some people prefer\nshowers \u2014 especially older folks who might not be fond of getting in and out of\nbathtubs. Others want tubs \u2014 especially parents&nbsp;of young children and\ninternational buyers. Visit a real estate site and look through the photos of homes for sale in your area. Consider the style of the bathrooms and kitchens, and think about what upgrades have real value in your market. And while we\u2019re on the subject, did you really mean to keep that carpet forever? Why not expose and finish the hardwood for a timeless appeal and a clean look? Unless you happen to live in a hot, humid climate, <a href=\"https:\/\/www.realtor.com\/advice\/home-improvement\/what-type-of-flooring-should-i-install-for-best-resale-value\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">wood floors<\/a> can boost the sales price of your home up to 2.5% according to the National Association of REALTORS\u00ae.<\/p>\n\n\n\n<p>Check your windows, window screens, and doors. A lived-in home gets wear and tear in these areas. Take care of the little things. And of course, keep walls looking fresh and welcoming (yes, neutral hues are best). Be sure your doors are well sealed, and the baseboards are spotless. Tighten loose drawers and get new handles and knobs. Take care of those <a href=\"https:\/\/www.homedepot.com\/c\/ah\/how-to-fix-cracked-tile\/9ba683603be9fa5395fab901f3e18e5a\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">chipped or cracked tiles<\/a>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">It\u2019s Not a List of Chores. It\u2019s\nEquity-Building.<\/h2>\n\n\n\n<p>Home maintenance is a lot more appealing when you regard it\nas building your equity. You might find it helpful to create a budget, much as\na commercial office would, and allocate a set amount per month. A portion can\ngo to for basic repairs, and another amount can become a savings fund for the\nlarge replacements and renovations. <\/p>\n\n\n\n<p>If you live in a condo or a <a href=\"https:\/\/www.deeds.com\/articles\/owning-a-co-op-different-from-traditional-real-estate\/\">co-op<\/a>, you already have a good portion of your maintenance funds set aside automatically, as you pay your monthly homeowners\u2019 association (HOA) dues. Those monthly dues pay for waste management, landscaping, roof repair and the upkeep of the unit owners\u2019 shared areas. You\u2019re only responsible for keeping up the interior of your unit.
