E-signatures are\nenabling the remote handling of listings, offers, and purchase contracts. Leading\nagencies have raced to offer convenient, safe transactions. Buyers expect the application\nof CDC guidelines in home tours, or they\u2019re looking for <a href=\"https:\/\/www.deeds.com\/articles\/deeds-by-distance-which-states-are-moving-to-remote-notarization\/\">remote\nonline notarizations<\/a>, virtual settlements and mobile closings. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>They\u2019re more environmentally aware than ever.<\/strong> There\u2019s a reason real estate companies now offer special deals on renewable energy, and so many are earning LEED certification. It\u2019s the same reason <a href=\"https:\/\/www.multifamilyexecutive.com\/design-development\/green\/sustainable-massachusetts-property-highlights-new-indoor-air-quality-standards_o\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">condos and multi-unit living companies<\/a> vaunt gardens in common areas, green roofs, and electric car charging stations. <a href=\"https:\/\/www.deeds.com\/articles\/sustainability-a-brief-guide-to-green-homes\/\">Sustainability<\/a> isn\u2019t just a real estate buzzword today \u2014 to many buyers, it\u2019s an imperative.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>And many want to buy, but need affordability.<\/strong>\nEmployment stability is harder to come by, and health crisis of 2020\nexacerbated an already existing real estate affordability crisis. People have\nto get creative. Owners, sellers, and buyers are using digital technology to increase\ntheir knowledge and arrive at their goals.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">After we cover the three themes, we\u2019ll say a few words about\nfun. After a tough 2020, people seek peace, health and joy in 2021. It\u2019s still\nearly in the year and we\u2019re all still at home \u2014 but we\u2019re getting pretty good\nat finding ways to bring joy into our homes.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Coming Into Focus: Virtual Tours and Real Estate Media<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Leveraging digital breakthroughs, virtual tours promote all\nthree of our 2021 home buyer themes. The online home tour supports health and\nsafety. It reduces car travel. And it makes exploring local markets possible\nfor everyone. Agents can work with what they\u2019ve got, from smartphones to drones,\nto show their audiences properties online. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Especially in highly competitive markets, agents are hiring pro photographers to create 360\u00b0 tours. So, we can expect multimedia in real estate to be a hot field in 2021 and beyond, as real estate companies vie to be the best virtual real estate selling and buying hubs. And their clients\u2019 safety is just one more reason to embrace technology. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Green Tech Rising <\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Eco-awareness might not be everywhere yet, but it is coming. California, as <a href=\"https:\/\/www.cityofberkeley.info\/Green_Building_Requirements\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">illustrated here by the City of Berkeley<\/a>, is a leader in mandatory green building codes. Homes, under this pioneering legal framework, are planned with multiple environmental aspects in mind:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Electric vehicle charging points.<\/li><li>Storm water drainage.<\/li><li>Water and material conservation.<\/li><li>Recycling.<\/li><li>Attention to the impacts of chemicals and carpets,\ninterior emissions and moisture.<\/li><li>HVAC efficiency and air quality.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The pandemic brought a special sense of urgency into the air\nquality discussion. Air filtration, in single and multi-unit residences alike,\nis now a top priority for home buyers. Watch for sellers and marketers to focus\non remote-control replacements for high-touch keys and buttons. It also educates home buyers and negotiates for them.
