One of\nthese strategies, or a blend of them, could be the perfect plan for you.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h3 class=\"wp-block-heading\">Strategy #1. Stay in your current home while buying the next.<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">You might decide to live right where you are while home\nshopping. The benefit of keeping your current house is the avoidance of temporary\nhousing, so you won\u2019t need to move twice. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you live in the home while showing it, the use of <a href=\"https:\/\/www.deeds.com\/articles\/home-tech-update-2021-trendsetters-focus-on-three-themes\/\">virtual\ntours<\/a> can keep distractions on both seller and buyer sides to a\nminimum. As your real estate agent will tell you, now is the time to declutter!\nTake non-essentials out of the house and store them. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The tricky part is the risk of possibly having to juggle a\nnew mortgage along with your current loan until the right buyer comes along and\nbuys your current home. That said, holding two mortgages is a serious risk if your\ncurrent home doesn\u2019t sell as quickly as you hope it will. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u261b<\/strong><strong> Planning to buy before you sell? Know how to identify\nand leverage a seller\u2019s market. <\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If a large number of buyers are\nactive in a given market relative to the supply of available homes, it\u2019s a\nseller\u2019s market. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To get technical about it, consider the city\u2019s absorption rate.\u00a0This figure is used by real estate professionals, including lenders and appraisers, to determine the speed at which homes sell in the area during a span, for example, of one month. Divide the number of home sales in the month by the total homes on the market at the month\u2019s end. According to Bankrate, an <a href=\"https:\/\/www.bankrate.com\/glossary\/s\/sellers-market\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">absorption rate of at least 20%<\/a> indicates a seller\u2019s market (that\u2019s 10+ home sales in a month in a given city for every 50 on the market at the month\u2019s end). That\u2019s the best time to sell a home. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Strategy #2. Move Into a Temporary Residence.<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Some sellers deliberately sell first and buy later. This\nmakes for an awkward time in which the homeowner will have to live in temporary\nhousing and move twice. For many people, the inconvenience is worth it once\ntheir homebuying goal is achieved. This way they have held only one title at a\ntime and avoided the need to have overlapping mortgages.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you chose this route, the map is straightforward. Empty your\ncurrent home, paint the interior in neutral shades, take care of cracked tiles,\nreplace worn trim, and tidy up the exterior. You can even have professionals\nhandle all of this. Today, real estate agencies with <a href=\"https:\/\/www.deeds.com\/articles\/concierge-services-for-home-sellers\/\">concierge\nservices<\/a> will counsel you on the most cost-effective, price-lifting\nrenovations for your market, which tend to include things like:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Cleaning and painting. <\/li><li>HVAC or roof replacements. <\/li><li>Plumbing or rewiring. <\/li><li>Upgrades such as new closets, flooring, a washer\nand dryer set, kitchen appliances, countertops or bathroom renovations. <\/li><li>Landscaping.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The concierge service will then handle the upgrades, and\nstage your home. Make a contingent offer, and sell your current home before\ncommitting to a new loan.<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If you go this route, prepare to list quickly with the Multiple\nListing Service (MLS), so your home gets high online visibility. Then, find your\nnew house. Once you have a buyer for your current home, make your offer on the\nhouse you hope to purchase. And be fully ready to buy your future home with the\nstipulation that your current home is sold first. With a contingent offer, you may\nneed to persuade the owners of your next home to wait for you to carry out your\nown sale. What\u2019s in it for them? Options that could&nbsp;make&nbsp;your contingent&nbsp;offer&nbsp;more&nbsp;attractive\ncould&nbsp;include:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Making a high offer.<\/li><li>Covering the seller\u2019s closing costs. <\/li><li>Strictly limiting the number of days the seller\nmust wait for you to sell your current home.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Granted, you\u2019re unlikely to know for sure how long it will\ntake for your current home to sell. And if you\u2019re buying in a seller\u2019s market, a\ncontingent offer might not be viable.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Your real estate agent can help, by showing the owner of\nyour potential new home that your current home is in a hot area, in turnkey condition,\nand priced to sell. Be sure to put together a strong package of recent sale\nprices for comparable homes. Provide the sellers proof from your mortgage\nspecialist that you are financially ready at a moment\u2019s notice to buy the new\nhome. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Strategy #3 carries plenty of risk and potential\nfrustrations. Because you\u2019re forced to move quickly to obtain the new home, you\u2019re\ngiving up some bargaining power when selling your current home. No doubt, though,\nyou\u2019re in the strongest position here if you\u2019ve accepted an offer on your first\nhouse before bidding on the next. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">4. Strategy #4. Tap into your current home equity to finesse the exchange.<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">You might be eligible to borrow several months\u2019 worth of\nloan payments by tapping into your current home equity. A bridge loan is an\nexample of this strategy. This is a loan specially designed to facilitate buying\na new home while marketing a current one.
