Then, we\u2019ll lay out your general home buyers\u2019 readiness plan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re attracted to the city vibe, 2021 could be an\nespecially good time to buy your new property. On the other hand, house-hunting\nis getting more competitive in the suburbs. Buyers can see a lot more from the\ncomfort of their home offices, thanks to the 3D video technology now being put\nto good use. Agents are filming homes with everything from phones to drones to showcase\nproperties for sale.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Once you find a home you\u2019d like, expect strict rules for\nattending the inspection. Check the current\nproperty tax in the home\u2019s online listing. <\/li><li><strong>A homeowner\u2019s insurance policy.<\/strong> Let your\ncurrent insurer know you\u2019re moving to a new home. Get an estimate on the policy\nfrom your agent, and tips for saving anything you can.<\/li><li><strong>Owner\u2019s title insurance.<\/strong> Especially if\nyou buy a detached, single home, you\u2019ll want an owner\u2019s policy. This is in\naddition to the <a href=\"https:\/\/www.deeds.com\/articles\/real-estate-title-insurance-a-brief-explanation\/\">title\ninsurance policy<\/a> you\u2019ll have to pay for, to protect your mortgage\nlender. The cost of an owner\u2019s policy is a flat, one-time premium at closing.\nIt covers the title as long as you (or even your heirs) have the home. <\/li><li><strong>Association fees.<\/strong> If you\u2019re going for a condo\nunit, know the monthly fees. You find them in the home\u2019s online listing.<\/li><li><strong>The costs of buying.<\/strong> Write down the lender\u2019s\nfees. Budget several hundred dollars for the costs of an appraisal and a home inspection,\nand several thousand dollars to cover a down payment, earnest money, and closing\ncosts (which could add up to 5-6% of the home\u2019s purchase price). If you\u2019re in\nthe position to do so, put 20% down. Remember, <a href=\"https:\/\/www.deeds.com\/articles\/a-guide-to-private-mortgage-insurance\/\">private\nmortgage insurance<\/a>&nbsp;may be a necessary element of your\ninvestment if your down payment is under 20%.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">You\u2019ll typically pay your closing costs through a wire\ntransfer from your account as you\u2019re headed to the closing table.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><em>Pro tip:<\/em><\/strong> Even if you are buying a newly\nconstructed home, you could find faulty wiring or piping, unfinished work, or\ndefects of various kinds. Always budget for an inspection.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4. Your <a href=\"https:\/\/www.deeds.com\/articles\/your-real-estate-agents-fiduciary-duties\/\">agent&nbsp;will\nrepresent you<\/a> through the full journey, from budgeting and browsing\nto settlement. To find the right person, your best bet is to ask local\nco-workers and friends: Who did a great job for them? Then call the person\nyou\u2019d like to hire, to get a sense of whether you\u2019ll work well together. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">What kind of home are you seeking? Make a list of your top\npriorities and find an example of an appealing house for sale to help guide\nyour agent. As both of you look for the best overall combination of attractive\nelements, you\u2019ll work as a team to find the right home.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">5. Get a Pre-Approval Letter.<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Start this ball rolling, if you can, before you go\nhouse-hunting. Especially in this fired-up market, you\u2019ll need to show you\u2019re ready\nto buy. Your mortgage consultant will use your credit profile, your income documentation,\nassets, and your price range to pre-approve your loan. &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Monitor your <a href=\"https:\/\/www.deeds.com\/articles\/applying-for-a-mortgage-get-the-facts-on-credit-scores-and-how-to-improve-yours\/\">credit score<\/a> early in the game. In 2020, lenders started raising eligible credit scores (even though <a href=\"https:\/\/mymortgageinsider.com\/new-fha-policy-for-low-credit-home-buyers-7494\/#:~:text=The%20Federal%20Housing%20Administration%2C%20or,620%20to%20640%20to%20qualify.\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">the FHA has not<\/a>). All the way to final approval, it\u2019s critical to keep your accounts healthy and not make significant changes to your credit profile. That means avoiding any major purchases. It means paying loan or card balances off regularly, and steering clear of any new credit card offers \u2014 unless you\u2019re getting one of the major credit cards, and your mortgage rep suggests applying for it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Expect to be asked repeatedly for updated account statements\nand continuing evidence of income. Daily patience is what you need, even if your\ntransaction moves relatively quickly. The picky habits of underwriters are\nmagnified since 2020.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When you finally get your loan approval, borrow\nconservatively if you qualify for a higher loan amount than you expected. Don\u2019t\nassume the HVAC system in your new house has been meticulously maintained or\nthat the roof is in pristine condition. The sewer pipes might not be root-free,\nand there could be tree work waiting for you. Keep a strong cash reserve for\nbig repairs. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Here\u2019s to You, Your New Home, and a Great 2021. <\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">With interest rates so low, if you\u2019ve been thinking of\nbuying, 2021 may be your year. Homes are recommended as <a href=\"https:\/\/www.deeds.com\/articles\/buying-a-house-to-save-money-its-a-tried-and-true-method\/\">great\ninvestments<\/a> over the long run. If you get a low interest rate on the\nmortgage loan, you boost your prospects of that advice bearing out.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And speaking of loan interest, when you do find a great\nhouse for sale, it\u2019s best not to sweat the rate peaks and dips. The rate may rise\na little before you lock it in.
