For sellers, throwing in a home\nwarranty can move a transaction along, because it appeals to the buyer\u2019s need\nfor peace of mind. But from a buyer\u2019s side, if appliances or systems are\nexpected to break down, it can make more sense to say \u201cNo, thanks\u201d to the home\nwarranty, and ask for a price break instead.<\/p>\n\n\n\n<p>Why? Let\u2019s do a walkthrough.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Why Sellers Offer Home Warranties<\/h2>\n\n\n\n<p>A home warranty doesn\u2019t set the seller back too much, yet potential buyers may find it persuasive. As <em>Angie\u2019s List<\/em> puts the point, a home warranty \u201ccan be a great <a href=\"https:\/\/www.angieslist.com\/articles\/why-you-should-offer-home-warranty-when-selling-house.htm\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">marketing tool<\/a>.\u201d Sellers\u2019 agents, therefore, often suggest including home warranties in home sales where there are a few big-ticket repairs the buyer might face after closing. <\/p>\n\n\n\n<p><em>Angie\u2019s List<\/em> <a href=\"https:\/\/www.angieslist.com\/articles\/why-home-warranties-are-no-guarantee.htm\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">quotes<\/a> Mark Finchem, a Tucson real estate broker, as explaining the role of liability in the connection between agents and home warranties. A seller\u2019s agent might urge the seller to offer the buyer a home warranty so the buyer is less likely to take legal action over an inadvertent failure to disclose issues with systems or key appliances.<\/p>\n\n\n\n<p>In other situations, a seller simply has no time to replace\na system before closing, and understandably wants to assure the buyer that all\nwill be well. In this scenario, the buyer gets the home with the item as-is: an\nolder washing machine, for example. (Items covered in the policy could be plumbing\nor wiring systems, water heaters, the clothes washer or dryer, the dishwasher, a\nfridge, a stove or built-in microwave oven, or sink disposal unit. Warranty\ncoverage varies by company.) <\/p>\n\n\n\n<p>Fast-forward to the day that 40-year-old washer creates a\nmess. (The typical warranty is good for one year after closing, and the home\nbuyer can renew it yearly.) The home buyer calls the home warranty company to\nhave someone come out and fix the washer. <\/p>\n\n\n\n<p>The homeowner now learns that each repair visit requires a\nsort of co-pay, usually around $50 to $120 per ticket, as a service charge for\nthe contractor. <\/p>\n\n\n\n<p>And now, here comes the actual repair. If there is any way\non Earth to fix that machine, count on the repair person to do it! Why? The warranty\ncompany typically does not wish to give the warranty holder a new appliance. <\/p>\n\n\n\n<p>The repair is done. The homeowner is now left with an old,\ninefficient appliance that\u2019s rusting out, and getting worse over time. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Common Home Warranty Limitations <\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/02\/common-home-warranty-limitations.jpg\" alt=\"Image of some household tools sitting on the floor of a house.\" class=\"wp-image-1229\" width=\"287\" height=\"254\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/02\/common-home-warranty-limitations.jpg 383w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/02\/common-home-warranty-limitations-300x266.jpg 300w\" sizes=\"auto, (max-width: 287px) 100vw, 287px\" \/><\/figure><\/div>\n\n\n\n<p>Expect a maze of limitations in many of these policies. In 2019, as reported in <em>The Washington Post<\/em>, the nonprofit consumer advocacy group Consumers&#8217; Checkbook (<a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.checkbook.org\/\" target=\"_blank\">Checkbook.org<\/a>) studied the plans of 14 different companies. The research found that <a href=\"https:\/\/www.washingtonpost.com\/lifestyle\/home\/will-a-home-warranty-bring-you-peace-of-mind-maybe-not\/2019\/04\/22\/12d65356-5627-11e9-8ef3-fbd41a2ce4d5_story.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">home warranty policies have many ways to hedge and reject potential payouts<\/a>.<\/p>\n\n\n\n<p>What kind of warranty limitations do homeowners face?\nLimiting rules could include the following:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>A home warranty that won\u2019t cover any appliance\nits user has not regularly maintained. The owner needs to show proof of regular\nmaintenance to have a fix completed. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>A home warranty that does not apply to an appliance\nthat\u2019s still covered by its own manufacturer\u2019s warranty. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>An exclusion from coverage for an appliance that\nwas installed incorrectly.<\/li><\/ul>\n\n\n\n<p>While the home warranty might replace a broken part, it\nwon\u2019t address the effects on the home when the part broke. In other words, a\nhome warranty provides repair services, but is not an insurance policy and it\nwon\u2019t reimburse you for damage. One of the subtle, unspoken risks with a home\nwarranty, then, is that something can be fixed to the point that it operates,\nbut a deeper problem can still be present \u2014 costing more in a few years\u2019 time\nthan the homeowner would have paid if everything had been thoroughly addressed.<\/p>\n\n\n\n<p>Replacing one broken part does not necessarily mean the\ntechnician is cleared to replace other parts \u2014 even if they are pieces that\nyou\u2019ll have to get for the replaced part to actually work. And if there is more\nthan one appliance with an issue when the worker shows up, do not expect the\nworker to address those issues during a single visit. The company might\nrestrict the job ticket to one appliance or one system.<\/p>\n\n\n\n<p>Should the warranty company absolutely have to replace that\nwasher, the homeowner doesn\u2019t get to choose a brand, or an installer. And price\ncaps in the warranty might mean the owner must accept a lower-quality replacement\n\u2014 or, ultimately, just not bother using the warranty at all.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Renewing an Existing Home Warranty<\/h2>\n\n\n\n<p>If you received a home warranty with your house, you might wonder\nwhether to renew the policy before the year is up, and keep its price locked in.\nSo, how much does it cost to renew? A basic home warranty policy can cost\nanywhere from $350 to $1,000 a year. An enhanced coverage plan \u2014 one that\nmight, for example, cover a pool or a septic system \u2014 could run higher. <\/p>\n\n\n\n<p>To determine the value offered for the cost, check the items covered by your particular plan. <em>US News<\/em> offers a <a href=\"https:\/\/www.usnews.com\/360-reviews\/home-warranty\/what-does-home-warranty-cover\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">home warranty comparison chart<\/a>. Review the contract and the coverage before you decide to keep the plan going. <em>US News<\/em> goes through the major home warranty company names, and points out:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>The good:<\/strong> A home warranty policy could\ncover your new locks and keys. <\/li><li><strong>The bad:<\/strong> Coverage for the AC or fridge\nmight not be standard. <\/li><li><strong>And the ugly:<\/strong> If you were told in the\nhome inspection that something may be about to fail, then a warranty\u2019s\nprotection often excludes that system or item.<\/li><\/ul>\n\n\n\n<p>Home warranty businesses point out that they are regulated,\nand that they carry out their responsibilities as set forth in their contracts.\nPolicy holders, then, should carry out due diligence and understand the\ncoverage they\u2019re receiving, including its limitations. <em>Angie\u2019s List<\/em>\npoints out the importance of researching the company\u2019s position and approach to\nhiring well-paid, competent technicians as well. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Companies\u2019 Quest to Keep Costs Down<\/h2>\n\n\n\n<p>The more knowledgeable and dedicated its technicians are,\nthe better the company and its work will be. But how does a homeowner know who\nis coming, and how knowledgeable that person is? Home warranty businesses work\nwith thousands of independent contractors, and the homeowners lack the\nopportunity to vet the expertise of the technicians who fix their systems. They\nhave to rely on the warranty company to vet their contractors.<\/p>\n\n\n\n<p>Companies, in turn, are driven to hold their costs down.\nThis is a built-in incentive to work with independent contractors who are\nrelatively cheap. <\/p>\n\n\n\n<p>According to Consumers&#8217; Checkbook, it\u2019s difficult to\nascertain how well companies vet their contractors. The group contacted several\ncompanies to try to find out, but only one responded \u2014 and that company did not\noffer clear criteria.
