Still more funding is marked to help homeowners get back on track with their insurance, utility bills and property taxes, and to assist USDA mortgage holders in need. <\/p>\n\n\n\n<p>With more than two million homeowners \u201cseriously delinquent\u201d on their mortgage payments, according to Black Knight, <a href=\"https:\/\/www.prnewswire.com\/news-releases\/black-knight-24-of-active-forbearance-plans-scheduled-to-end-in-march-when-more-than-600-000-homeowners-face-12-month-expirations-301218698.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">more than 600,000 forbearance plans are at the verge of expiring<\/a>. Loan servicers, directed to offer 180 days of forbearance by the CARES Act of 2020, have extended forbearance in 90-day chunks. Households may now either receive forbearance extensions until June, or begin paying back the accumulated debt. Mortgage servicers are deciding whether to allow extensions based on new federal permissions for up to 18 months of forbearance for early adopters of the option.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Relief in the Nick of Time<\/h2>\n\n\n\n<p>In 2020, in the throes of the coronavirus pandemic,\nhomeowners fell behind in their mortgage payments at a rate not seen since\n2009. Mortgage companies advertised forbearance, by which payment due dates\nwere paused. Some borrowers jumped at the offers just to keep up with the short-term\nnecessities of living. <\/p>\n\n\n\n<p>Forbearance is especially attractive if the deferred funds\ncan be paid back gradually, or added to the end of the mortgage term. But some\nlenders expect their borrowers to repay past due funds now. For these mortgage\nholders, the federal relief package comes in the nick of time. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Where Banks and Borrowers Go From Here<\/h2>\n\n\n\n<p>When forbearance is up, a borrower who is unable to repay in\na lump sum should ask for options. A bank might offer a certain term of months\nfor gradual repayment (over and above the borrower\u2019s normal monthly payments).\nSome lenders might agree to loan modifications. For example, the lender could\nreduce the borrower\u2019s monthly payment, essentially agreeing to extend the\noverall loan term. Or it could tack the missed\npayments onto the end of the term.<\/p>\n\n\n\n<p>Basic loss mitigation rules, options, and decision guidance are\nonline. It sets forth the standards for loan servicing and loss mitigation. Search, for example, for <em>forbearance plan. <\/em>Also see the FHA\u2019s announcement on <a href=\"https:\/\/www.hud.gov\/press\/press_releases_media_advisories\/hud_no_21_023\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">extensions of the FHA foreclosure and eviction moratoriums<\/a>, as well as an extension of Covid-19 forbearance start dates.<\/li><\/ul>\n\n\n\n<p>In 2020, <a href=\"https:\/\/www.fhfa.gov\/Media\/PublicAffairs\/Pages\/No-Lump-Sum-Required-at-the-End-of-Forbearance-says-FHFAs-Calabria.aspx\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Mark Calabria, the director of the Federal Housing Finance Agency (FHFA)<\/a>, stated that a lump-sum repayment would not be required for conventional (Freddie and Fannie) loans, and added:<\/p>\n\n\n\n<p><em>To help homeowners navigate the\nforbearance process, FHFA partnered with CFPB on the Borrower Protection\nProgram to provide homeowners accurate information about forbearance and\naddress concerns noted in some consumer complaints. While today&#8217;s statement\nonly covers Fannie Mae and Freddie Mac mortgages, I encourage all mortgage\nlenders to adopt a similar approach.<\/em><\/p>\n\n\n\n<p>So, at least for loans backed by Freddie Mac and Fannie Mae,\nthere should not be a lump-sum repayment demanded after forbearance.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">When Your Mortgage Repayment Options Are Unmanageable <\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/03\/when-your-mortgage-repayment-options-are-unmanageable.jpg\" alt=\"A person sitting cross-legged while fanning out cash in their hands. Captioned: When Your Mortgage Repayment Options Are Unmanageable\" class=\"wp-image-1306\" width=\"281\" height=\"188\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/03\/when-your-mortgage-repayment-options-are-unmanageable.jpg 562w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/03\/when-your-mortgage-repayment-options-are-unmanageable-300x200.jpg 300w\" sizes=\"auto, (max-width: 281px) 100vw, 281px\" \/><\/figure><\/div>\n\n\n\n<p>If the forbearance term ends and the only choice from your\nparticular lender is a lump-sum catch-up frenzy, at least you\u2019ve averted late\npayment penalties and protected your credit rating while awaiting unemployment\nand stimulus aid. By the time forbearance expires (as the theory goes), you\nhave had time to reinstate a semblance of normal income, and perhaps even qualify\nfor a permanent loan modification or refinancing.<\/p>\n\n\n\n<p>Yet the pandemic has lingered and it\u2019s taken a full year to\nsee light at the end of the tunnel. For some, the rescue package will save the\nday. But some homeowners will continue to struggle. <\/p>\n\n\n\n<p>The <a href=\"https:\/\/www.consumerfinance.gov\/about-us\/newsroom\/new-report-from-consumer-financial-protection-bureau-finds-over-11-million-families-at-risk-of-losing-housing\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Consumer Financial Protection Bureau<\/a> reports that some 263,000\u00a0households <em>not<\/em> in forbearance are \u201cseriously behind\u201d on payments and could face foreclosure \u201conce federal and state moratoria end.\u201d New homeowners, too, face special setbacks. New mortgages are especially interest-heavy. And borrowers still rack up interest on their balances, despite the short-term breather allowed through forbearance. <\/p>\n\n\n\n<p>When a mortgage becomes overwhelming, what are the best\nresponses? Some homeowners rent out part of their homes. While renting out\nproperty creates taxable income, it can also make overhead costs\ntax-deductible. <\/p>\n\n\n\n<p>If renting out space is not a workable idea, there are still\nways to avoid filing for bankruptcy or waiting for foreclosure. The owner\nshould ask the mortgage company about options such as:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>A deed in lieu of foreclosure.<\/strong> If a lender\nallows a <a href=\"https:\/\/www.deeds.com\/articles\/understanding-the-deed-in-lieu-of-foreclosure-process\/\">deed\nin lieu of foreclosure<\/a>, it has to sell the home. Lenders do not\nalways offer this option, although it would avert the still more resource-costly\nproceedings of foreclosure. Where a deed in lieu is allowed, in return for an\nimmediate release from the mortgage, an owner will sign the house deed over to the\nlender. This means vacating the house. But the borrower may avoid lasting credit\ndamage if a deed in lieu agreement says the borrower has fully satisfied the\ndebt. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>A&nbsp;short sale.<\/strong> A short sale lets the\nborrower sell the house for less than the mortgage balance. Then the lender receives\nthe sale funds, and releases the mortgage lien. Most short sales are difficult\nand prolonged; and at the end of the day, only the mortgage lien is discharged\n\u2014 not the borrower\u2019s promissory note. There are attorneys who work specifically work with these agreements. It\u2019s also vital to speak with an accountant to understand the tax consequences of foreclosure alternatives.<\/p>\n\n\n\n<p>Finally, help may be on the way for people who are most in need of housing advice and guidance as they deal with mortgage payments.
