Taking note, <em>Realtor.com<\/em> looked around \u2014 and yes, there are <a href=\"https:\/\/www.realtor.com\/news\/trends\/11-homes-you-can-buy-with-bitcoin-cryptocurrency\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">home sellers accepting cryptocurrency<\/a>, too. Most of the homes that can be purchased with Bitcoin are in Florida, New York and California. But a few are popping up in the heartland. <\/p>\n\n\n\n<p>Exchanging a home for Bitcoin could reward a seller in the\nlong run, if the coin continues its phenomenal rise. For the buyer, it\u2019s an\nadventure. And it\u2019s a chance to transform digital assets into real estate. Bitcoin\nis becoming serious money, now that PayPal&nbsp;and other big-name payment\nchannels are making it easy to spend. And for international buyers, digital\ncoins have a universal status. <\/p>\n\n\n\n<p>In the end, even if a buyer doesn\u2019t pay for the house in\nBitcoin, advertising that a home <em>can <\/em>be bought for Bitcoin is a great\nmarketing strategy. These stories are still novelties, and they get picked up\nby multiple media outlets. <\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Year of the Bitcoin Mortgage<\/h2>\n\n\n\n<p>Could 2021 be the year of the Bitcoin mortgage? Jeff Lazerson of <em>MortgageGrader.com<\/em> says some non-qualified mortgage (non-QM) lenders now take down payments in Bitcoin. What\u2019s more, <a href=\"https:\/\/www.dailynews.com\/2021\/03\/25\/lenders-accepting-bitcoin-as-down-payment-on-home-purchases\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">you can use cryptocurrency to buy a home of any size<\/a>. No income documentation is necessary; the Bitcoin could even be a gift. Wait, what? Yes, just submit your recent cryptocurrency statement. You only need a 700+ FICO score when putting 25% down, and interest rates start around 5%. You will\u00a0have to convert your coin into cash and wire the money in the normal way for closing, though.<\/p>\n\n\n\n<p>A group called <a href=\"https:\/\/blockfi.com\/home-loans\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">BlockFi<\/a> considers cryptocurrency \u201ca great way to put money towards a home without having to sell.\u201d The firm recognizes Bitcoin and other digital assets \u2014 Ethereum and Litecoin \u2014 as loan collateral. BlockFi\u2019s strong suit? <em>Benzinga <\/em>points to the company\u2019s backers: financial heavyweights Fidelity and SoFi. The drawback? It\u2019s best for seasoned cryptocurrency traders. BlockFi clients do not, at this time, have access to individualized financial advice.<\/p>\n\n\n\n<p>Then there\u2019s the Canadian digital payments company Mogo. In March, this publicly held company introduced the <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/blog.mogo.ca\/mortgages-made-easy\" target=\"_blank\">MogoMortgage app<\/a>. Turn on the MogoCrypto feature, and get a unique reward: an account that earns up to $3,100 in Bitcoin. (It\u2019s not the only forward-thinking idea Mogo has launched. Its prepaid Visa card touts a carbon offsetting feature.) Many people would welcome ways to hold Bitcoin without risk, explains David Feller, Mogo\u2019s Founder and CEO. <a href=\"https:\/\/www.businesswire.com\/news\/home\/20210329005444\/en\/Mogo-Launches-First-Bitcoin-Cashback-Mortgage\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Bitcoin Rewards Program<\/a> is designed to meet that demand. While future gains are not promised, Feller notes that someone who put $3,100 into Bitcoin five years ago \u2014 and held \u2014 now owns more than $350,000 in the currency.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Averting Misuse by\nBad Actors<\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/04\/averting-misuse-by-bad-actors.jpg\" alt=\"Image of a pen sitting on a computer keyboard with a cell phone next to it. To apply this to\nfinancial tech, the U.S. Treasury\u2019s Financial Crimes Enforcement Network\n(FinCEN) recently proposed&nbsp;a new <a href=\"https:\/\/public-inspection.federalregister.gov\/2020-28437.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">rule<\/a>. If the \u201cRequirements for Certain Transactions\nInvolving Convertible Virtual Currency or Digital Assets\u201d rule does go into\neffect, the use of cryptocurrency will, in some instances, be directly\ntraceable by the U.S. government. The exchanges will have to keep track whenever\nmore than $3,000 worth of digital currency is moved. For movements of currency\nworth more than $10,000, the exchange would turn data over to the government.<\/p>\n\n\n\n<p>Yes, cryptocurrency transactions are already recorded on a\npublic blockchain, but personal details are connected with, and shielded by,\nthe currency holder\u2019s wallet. Cryptocurrency exchanges would have to expose wallet\nidentifiers to FinCEN under the proposed rule. <\/p>\n\n\n\n<p>Blockchain technology itself, which undergirds Bitcoin, may\nhold the key to its safe and secure use. Each time currency moves, there\u2019s a permanent\nmark in the chain. This inherent structure could make it easier for law\nenforcement to trace the sources of fraud. <\/p>\n\n\n\n<p>As authorities step in, expect arguments and compromises. Questions\nwill continue to focus on the tension between fraud prevention and users\u2019\nConstitutional right to privacy. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Blockchain, House Titles\u2026<\/h2>\n\n\n\n<p>If digital currency is to become widely accepted in real\nestate, many participants \u2014 not just buyers and sellers \u2014 need to agree on the\nmerits. There are credit unions and banks, settlement agents and real estate\nlawyers\u2026 The industry is changing, but it\u2019s still a big ship to turn. An\nemerging regulatory framework could pave the way for acceptance among real\nestate professionals.<\/p>\n\n\n\n<p>Also of interest is the potential of <a href=\"https:\/\/www.deeds.com\/articles\/the-real-estate-deal-decluttered-blockchain-and-deed-recording\/\">blockchain technology to maintain the integrity of titles<\/a>. In fact, the Lakeside Title company observes that <a href=\"https:\/\/lakesidetitle.com\/overseas-blockchain-deed-recording-already-happening\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">blockchain title transfers are already happening<\/a> outside the United States. Blockchain deed recording is solving problems for land registries in Zambia, Georgia (the nation), and Britain. In Zambia, people who had never held title to their homes are now receiving the documentation, thanks to blockchain-based recording.\u00a0<\/p>\n\n\n\n<p>One day, when closings are fully automated, deeds might be represented by <a href=\"https:\/\/www.deeds.com\/articles\/pandemics-property-transfer-breakdowns-the-digital-real-estate-industry-is-coming\/\">digital tokens<\/a>. Home ownership could then be transferred from seller to buyer digitally. We\u2019d say this is something far off in the future, but the future comes at us very quickly these days! (Remember when digital notarization seemed futuristic? Yes, that was about two years ago\u2026) <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u2026And Virtual Homes, With NFTs!<\/h2>\n\n\n\n<p>Have you heard? Non-fungible tokens, or NFTs, are suddenly all the rage. Creators are making unique, <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/time.com\/5947720\/nft-art\/\" target=\"_blank\">digital tokens of artwork<\/a>. Media pieces can now become unique possessions, as the winning bidder can indelibly record ownership on the Ethereum\u00a0blockchain\u00a0with the token. Even <em>Time<\/em> magazine is in on the trend, <a href=\"https:\/\/www.designboom.com\/technology\/time-nft-auction-crypto-subscriptions-03-23-2021\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">turning iconic article covers into NFTs<\/a> and marketing them for serious money. <\/p>\n\n\n\n<p>Now, the news is out that the first NFT for a virtual house has\nsold \u2014 for a half-million dollars. Krista Kim of Toronto, who designed other-worldly\nMars House,&nbsp;presented the virtual space as a digital wellness retreat. The\nbuyer receives three-dimensional files. The meditative home and gardens are\nmeant to be enjoyed through an immersive onscreen experience. With NFT\narchitecture, a home, its furnishings, and its landscaping can all be\nreplicated in actual materials, should an owner take it to that stage. <\/p>\n\n\n\n<p>There is a downside to this fantastic new creative world.\u00a0<a href=\"https:\/\/spectrum.ieee.org\/computing\/networks\/ethereum-plans-to-cut-its-absurd-energy-consumption-by-99-percent\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Recording on a blockchain has a notable ecological impact<\/a>. So, while a digital token might be virtual, its creation still leaves an environmental footprint. The developers at the Ethereum Foundation are working on the issue.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What\u2019s Next?<\/h2>\n\n\n\n<p>Now that federal regulators are weighing in, we might say\ndigital currency has arrived. Indeed, banks, credit card companies, popular\npayment apps, governments \u2014 and, yes, Tesla \u2014 have all bought digital currency\nto diversify and modernize their holdings.&nbsp;<\/p>\n\n\n\n<p>Now, we can anticipate the development of smart home titles,\nand homes designed on blockchain technology. It\u2019s all very exciting. And for\nmany people, it may even mean having titles to their homes for the first time. But\nis the whole trend sustainable? <\/p>\n\n\n\n<p>Perhaps 2022 will turn out to be the Year of the Greening\nBlockchain.
