Getting to the finish line is a triumph, and\nyou want to be ready for everything. Assuming all goes well through your closing\nday, you\u2019ll hold the keys to your new property.<\/p>\n\n\n\n<p>This means completing:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The home purchase, including the conveyance of\nthe deed from seller to buyer. <\/li><li>The new mortgage loan, with its related documents.\n<\/li><li>A distribution of funds from the <a href=\"https:\/\/www.deeds.com\/articles\/all-about-escrow\/\">escrow\naccount<\/a>, following the binding agreements the parties have signed.<\/li><\/ul>\n\n\n\n<p>You\u2019ve been working hard to get to closing. You want\neverything to run like a well-oiled machine. Here\u2019s how to oil it in advance.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Before the Big Day\u2026<\/h2>\n\n\n\n<p><strong>Communicate. <\/strong><\/p>\n\n\n\n<p>A lively communication loop is a key element in a successful\nclosing. As you arrange transmissions of payments and documents, inform your\nagent and your mortgage pro what you\u2019re doing or where you need clarity. Be\nsure the title company is alerted to any unusual circumstances that will make\nyour transaction unusual.<\/p>\n\n\n\n<p><strong>Prepare to vest your title. <\/strong><\/p>\n\n\n\n<p>If you\u2019re buying in a joint ownership without survivorship\nrights, be sure you and your co-buyer have decided together if you\u2019re owning\n50-50, or in different percentages. <\/p>\n\n\n\n<p><strong><em>\u261b<\/em><\/strong><strong><em> <a href=\"https:\/\/www.deeds.com\/articles\/hows-your-property-vested-it-matters-as-much-as-your-will-or-trust\/\">How\nwill you vest your title?<\/a> To be sure the home will pass to a certain\nbeneficiary, you must vest the property accordingly when you buy.<\/em><\/strong><\/p>\n\n\n\n<p><strong>Now, the brass tacks\u2026<\/strong><\/p>\n\n\n\n<p>How did the inspection go? If repairs were necessary, did\nyour agent request a follow-up inspection? <\/p>\n\n\n\n<p>Take a camera to help you memorialize what you see, and\nwrite notes about the inspector\u2019s comments on a pad or into your phone.<\/p>\n\n\n\n<p><strong>And the final walkthrough.<\/strong><\/p>\n\n\n\n<p>When your real estate agent asks you to take a final\nwalkthrough before closing, seize the day! You can\u2019t find everything, and there\nare some things you\u2019ll accept as-is. But you will be able to find what matters\nmost, and have the seller rectify the big issues, if you go through the\ninspection process with care. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Have Your Money in Place, on Time<\/h2>\n\n\n\n<p>When a large sum is coming into escrow, the lender will have\nto green-light your bank or credit union for the deposit. Give the institution\u2019s\ndetails to your mortgage specialist, who will prompt you to set up a wire to send\na certified payment to the title company. Make sure the manager at your\nfinancial institution knows when to expect your call, and is ready to move the\nfunds on that date. <\/p>\n\n\n\n<p>In contrast, for a cashier&#8217;s check, you\u2019ll visit your financial\ninstitution, prove your identity, and inform the bank how you need the\ninstrument made out. Speak with the bank as soon as you have the figure from\nyour mortgage specialist. Aim to talk with a bank manager a week early, in\norder to deposit the funds in escrow in advance of closing day. <\/p>\n\n\n\n<p>Your mortgage specialist can tell you the date for your\nfirst actual monthly payment on the loan itself. You\u2019ll get a breather before\nthe first payment is due in the second month after you close. If you go onto\nthe mortgage servicer\u2019s website and set up the automatic account debit, you\u2019ll\nhave that essential task taken care of. <\/p>\n\n\n\n<p>P.S.: Be prepared for that jaw-dropping moment at closing\nwhen you receive your loan amortization schedule. The interest payments,\nespecially at the start of your mortgage, can look pretty daunting. But you can\nplan to shave them down a bit: Ask if you have the option to pay a little extra\non the principal every month. Some people prefer to invest rather than using available\nmoney to pay off a&nbsp;mortgage early. But there are good <a href=\"https:\/\/www.deeds.com\/articles\/youve-paid-off-the-mortgage-what-happens-now\/\">arguments\nfor paying your mortgage off early<\/a>, too.&nbsp;&nbsp;&nbsp;&nbsp; <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Avoid the Closing Scams<\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/04\/avoiding-the-closing-scams.jpg\" alt=\"A person on the phone falling for a real estate closing scam.\" class=\"wp-image-1380\" width=\"318\" height=\"212\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/04\/avoiding-the-closing-scams.jpg 635w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/04\/avoiding-the-closing-scams-300x200.jpg 300w\" sizes=\"auto, (max-width: 318px) 100vw, 318px\" \/><\/figure><\/div>\n\n\n\n<p>Look out for messages asking you to send escrow funds. If\nyou get a call, text or email from someone who wants to give you wiring\ndirections, stay alert. Avoid clicking links without first checking in with\nyour mortgage representative.&nbsp;<\/p>\n\n\n\n<p>Lenders require escrow accounts not only for purchase funds,\nbut also, typically, to hold and distribute funds for the insurance premiums and\nproperty taxes. <\/p>\n\n\n\n<p><strong><em>\u261b<\/em><\/strong><strong><em>\nWhat are the duties of a mortgage servicer? <a href=\"https:\/\/www.deeds.com\/articles\/on-stage-and-behind-the-scenes-in-a-mortgage\/\">Review\nthe roles of the various people involved in your mortgage<\/a>.<\/em><\/strong><\/p>\n\n\n\n<p>If anyone notifies you of a modification in the way you\u2019re\npaying into escrow, that\u2019s a red flag. Don\u2019t trust; verify.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">List What You\u2019ll Need at the Closing Table <\/h2>\n\n\n\n<p>When the day comes, what should you take with you? Bring\nco-buyers, of course. All borrowers and their spouses will be given loan papers\nto sign unless special arrangements have been made for remote signing. <\/p>\n\n\n\n<p>Bring <a href=\"https:\/\/thetitleresourcenetwork.com\/consumer-info\/home-closing-process\/#:~:text=What%20should%20I%20bring%20for,card%2C%20library%20card%2C%20etc.\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">two forms of identification<\/a> \u2014 at least one from a government source. Also, bring your checkbook. You\u2019re going to be making payments, in care of the title company, for insurance as well as property tax. <\/p>\n\n\n\n<p>Bring some packages of snack food, perhaps enough to share\nwith everyone present. You\u2019re not expecting to eat at the closing table, of\ncourse, but the unexpected can happen, resulting in a good deal of extra time\nto smooth out the hitches. If all goes well, consider the treats party favors\nthat everyone can take home. Closing is a special day, and a festive approach\nis perfectly appropriate!<\/p>\n\n\n\n<p>And be sure to take a comfortable, free-flowing pen, and,\nyes, plenty of time. Your closing could be done in under an hour, but it\nprobably shouldn\u2019t. Even if everything goes according to plan, the heap of real\nestate documents in front of you will take time to explain. <\/p>\n\n\n\n<p>Let your real estate agent, mortgage rep, or lawyer know you\nwant to be carefully walked through the paperwork. Ask them to check the deed,\nwith special attention to the property description. Read the contract\ncarefully. There are disclosures in there and you\u2019ll want to know what they say.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Be Clear on the Insurance Coverage You Need<\/h2>\n\n\n\n<p>You must cover the lender\u2019s insurance for the home title. This\nprotects the lender\u2019s claim, so other&nbsp;<a href=\"https:\/\/www.deeds.com\/articles\/how-a-lien-affects-the-real-estate-title\/\">liens<\/a>\nand claims&nbsp;cannot override it. You don\u2019t have to buy an owner\u2019s policy for\nyourself \u2014 but understand its value. The lender\u2019s title insurance only protects\nthe lender\u2019s stake. That\u2019s the loan balance, not your home\u2019s value. <\/p>\n\n\n\n<p>If you are the beneficiary of an owner\u2019s policy, <em>you<\/em>\nhave protection should a previously unknown claim turn up in the future. (You\ncan pay for gap coverage between the title search and your closing date.) An\nowner\u2019s insurance policy covers many kinds of lapses:&nbsp;<a href=\"https:\/\/www.deeds.com\/articles\/an-error-in-the-legal-description-of-the-deed-what-happens-now\/\">inaccuracies\nin property descriptions<\/a>, easements and access issues, or undisclosed\nproblems that could cloud your title. Check with the insurer in advance to know\nwhat protections are standard. For a one-time payment, an owner\u2019s policy has\nimpressive reach: it protects your title throughout your ownership and beyond,\nto your heirs or trust beneficiaries. It supports your warranty to a buyer if\nyou sell.<\/p>\n\n\n\n<p><strong><em>\u261b<\/em><\/strong><strong><em>\nHave you thought about an extended policy? Look out for:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Insurance vendors that send official-looking\nletters. &nbsp;<\/li><li>Advertisements for home warranties and security\nsystems. <\/li><li>Deed schemes that ask you for money. They\u2019re annoying, intrusive, and\napparently inescapable.
