To slow\nthe spread of the virus, U.S. states issued stay-at-home orders for people\nworking in <a href=\"https:\/\/www.deeds.com\/articles\/pandemics-property-transfer-breakdowns-the-digital-real-estate-industry-is-coming\/\">real\nestate\u2014at first deemed a non-essential business<\/a>. Appraisals for real\nestate contracts were non-essential in Pennsylvania, for example, beginning March\n19, 2020.<\/p>\n\n\n\n<p>One month later, Pennsylvania&nbsp;issued revised guidance.\nOn-site appraisals would be allowed. So would in-person notaries, title and\ntitle insurance services, home inspections, and final home walk-throughs.<\/p>\n\n\n\n<p>During the season of upheaval, the process of transferring a\nhome changed. So did our priorities. To some extent, our adjustments will become\nhallmarks of a generation. Here, we look at what was temporary, and what\u2019s now\npart of real estate for good.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Reasons for Buying Shifted. So Did We.<\/h2>\n\n\n\n<p>Our pandemic year tested the potential of the internet to\nenable remote work and digital nomadism. The internet passed the test, and we\nleft the offices in droves. Some left the urban core for the outskirts. Some\nbought homes suited for living, playing, educating and working. The real estate\nmarket boomed and it hasn\u2019t stopped.<\/p>\n\n\n\n<p>On May 25, 2021, the <em>Dallas Morning News<\/em> reported:<\/p>\n\n\n\n<p><em>Nationwide home prices were up\n13.2% in March \u2014 the biggest such increase in more than a decade. A severe\nshortage of homes for sale and surging demand has caused U.S. residential\nprices to increase at unheard-of levels.<\/em><\/p>\n\n\n\n<p>As the pandemic appears to wind down, some employees are working remotely for good, while many others are working from home at least part of the time. According to <a href=\"https:\/\/www.redfin.com\/news\/ways-housing-market-will-change-after-pandemic\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Redfin<\/a>, businesses will cater to new workers where they are. <\/p>\n\n\n\n<p>And buyers expect more from their homes. Home shoppers notice:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Homes near amenities.<\/strong> Buyers like to have\nparks, coffee shops and attractions to enjoy where they live.<\/li><li><strong>Homes with&nbsp;space.<\/strong> Home offices are\nin brisk demand.&nbsp;So is space for exercise, privacy, and relaxation at\nhome. <\/li><li><strong>Clean features.<\/strong> Buyers appreciate extras\nthat keep them healthy, like touchless locks and lights, and antiviral air systems.\n<\/li><\/ul>\n\n\n\n<p>Buyers are also attuned to the technology that simplifies their\nquest for these features. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Real Estate Professionals Have Adopted New Methods.<\/h2>\n\n\n\n<p>Mortgage brokers were already making the shift to the online world; in 2020, they accelerated the trend. Title companies and loan servicers can now transfer and receive documents using software. Mortgage approvals and home inspections do not require the buyer\u2019s in-person presence. Professionals learned to adapt to physical distancing rules, and adopted new methods, including sanitation know-how and online inspection tours. In the <a href=\"https:\/\/rismedia.com\/2020\/09\/30\/how-covid-altered-home-inspection-industry\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">words of Dan Steward<\/a>, president and CEO of Pillar To Post Home Inspectors\u00ae:<\/p>\n\n\n\n<p><em>When you are forced to evolve\nyour systems and practices to survive challenging times, you learn that you can\nevolve when necessary \u2014 and, sometimes, more efficient methods come from this\nchallenge.<\/em><\/p>\n\n\n\n<p>Because 3D floor plans and tours are now standard, real\nestate moves quickly. Decisions that once took weeks can now be made in days.\nSellers are relived that a single video can show a house in clean and staged\nperfection infinitely. Fancy open houses are unnecessary; a more casual\napproach, focused on the serious buyers, has taken hold. Indeed, in many\naspects the new 3d technologies are better than open houses. <\/p>\n\n\n\n<p>And the new methods do not rule out safeguards. Buyers can still\nchange their minds if the inspection report falls short or a contingency isn\u2019t\nmet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Even Closings&nbsp;Can Be Handled From a Distance. <\/h2>\n\n\n\n<p>During the virus scare, closings were carried out much like visits\nto the veterinarian. People signed documents in the parking lots and handed\nthem over to employees dressed in PPE. Future closings are more likely to\nhappen from home, by way of eSignatures and remote online notarization.&nbsp;<\/p>\n\n\n\n<p>Alternatively, notaries might start making house calls, according to <em><a href=\"https:\/\/www.realtor.com\/advice\/buy\/will-covid-change-buying-and-selling-forever\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Realtor.com<\/a><\/em>. The publication quotes Las Vegas broker Lance Kalfeltz, who reports: \u201cI have one client who lives about two blocks from the escrow office, but still opted to pay the $125 extra to have a notary come to his house.\u201d<\/p>\n\n\n\n<p>In general, digital home closings&nbsp;are a developing\nphenomenon. Laws, regulations, and customs depend on where the home is.\nProfessionals need to follow the developments to work with new generations of\nclientele. <\/p>\n\n\n\n<p>\u261b <strong><em>Notice anything new on your notarial\ncertificate? Agents are using\ndifferent mechanical options \u2014 for example, they\u2019re deploying smart door locks\nthat work remotely. They\u2019re also becoming adept with audio-video technology.\nThey understand the way remote signings and notarizations work. They perceive\nthe value of YouTube and Facebook Live in the art of connecting the buyer to\nthe right house.&nbsp; <\/p>\n\n\n\n<p>Graphics and home descriptions in agents\u2019 online listings are\nincreasingly robust now. Today\u2019s buyers spend a lot of their research and\nbrowsing hours online, and they expect listings to contain:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Detailed and comprehensive interior measurements.&nbsp;&nbsp;<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Descriptions of upgrades, extra rooms, exercise\noptions, and accessory dwelling units (in-law cottages).<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Local ordinances involving permission for\nadditions, decks, etc.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Notes on local shopping and amenities.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Keywords to help guide quick searches for\nspecific details.<\/li><\/ul>\n\n\n\n<p>Expect brokers and agents to enhance their websites\ndramatically if they have not done so already. Expect them to be available on\nsocial media, with updated information about homes and markets. Professional\nleadership in the real estate field will involve the creation of actionable\ntips and online support. <\/p>\n\n\n\n<p>Briana Strauss of <a href=\"https:\/\/blogs.constantcontact.com\/adapting-your-strategy-as-a-real-estate-agent-during-covid-19\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Constant Contact<\/a> describes social media as a way to \u201c[d]eliver valuable information to boost certainty in uncertain times.\u201d Strauss urges agents to develop a heightened awareness of their clients\u2019 lives and challenges, and more attuned to the financial resources their clients might need. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Now That Social Gatherings Are Back\u2026 <\/h2>\n\n\n\n<p>The recent months have changed the way we do real estate. Now,\nwe can assess the innovations. Much of what we introduced in an emergency situation\nwas well worth refining and keeping in place. An exemplary development is the\nrise of online everything \u2014 showings, loan approval processes and title work. Quick-thinking\ndeed recorders in several counties, like Cook in Illinois and Sarasota in\nFlorida, have offered <a href=\"https:\/\/www.sarasotaclerk.com\/e-services\/online-filing\/e-recording\" target=\"_blank\" rel=\"noreferrer noopener\">eRecording for mortgages and deeds<\/a>; they had the\nright mindset for our times.<\/p>\n\n\n\n<p>Even inspections can be performed remotely, and the result\nis a video experience that buyers can keep and review with their agents or\nadvisers at their leisure.<\/p>\n\n\n\n<p>Of all the key Covid workarounds, could the <em>least <\/em>likely\nto prevail in a post-pandemic world be the remote appraisal? The most useful,\naccurate appraisal examines not only the house itself, but also its setting and\nsurroundings. That perspective generally requires an on-site inspection. But\ntechnology will enhance appraisers\u2019 work, too. Watch for drones carrying out virtual\nappraisals, using damage detection software to spot more than the human senses\ncould ever uncover.<\/p>\n\n\n\n<p>For the real estate sphere, the post-pandemic era will be a\ntime of dramatic change.
