So, what can\u2019t-miss items\nneed <em>your<\/em> attention before <em>you <\/em>buy? <\/p>\n\n\n\n<p>We\u2019ve said it before. There\u2019s no overstating the power of a\ngreat real estate agent and a diligent mortgage specialist. Their combined\nknow-how can guide you through every step. <\/p>\n\n\n\n<p>Still, you\u2019ll want to keep your own eyes open. Without\nfurther ado, here are 6 questions to ask yourself when preparing to buy a home.\n&nbsp;<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\"><strong>1. Threshold Question: Are My Accounts in Shape to Buy This Home?<\/strong><\/h2>\n\n\n\n<p>Buying a home can leave you cash-poor, which is not a great\nsituation in an unsettled economy. Unless, perhaps, you are using a <a href=\"https:\/\/www.deeds.com\/articles\/buying-a-home-with-a-va-loan\/\">Veteran\u2019s\nAdministration (VA) loan<\/a>, you\u2019ll put down somewhere between 3.5% and\n20%&nbsp;of the sales price. The mortgage interest rate is another part of your\nhome cost. The terms you get depend on your financial profile, including your <a href=\"https:\/\/www.experian.com\/blogs\/ask-experian\/what-does-my-credit-score-need-to-be-to-get-approved-for-a-mortgage\/\" target=\"_blank\" rel=\"noreferrer noopener\">FICO\u00ae Score<\/a>. Steady income matters, too. Lenders\ngenerally don\u2019t want the mortgage payment on your desired home (PTI: plus taxes\nand insurance \u2014 add homeowners\u2019 association dues if it\u2019s a condo) to be more\nthan your monthly gross income. <\/p>\n\n\n\n<p>Those are just the basics. Sometimes it\u2019s hard to know your\nfinancial limitations. That\u2019s why it can feel as though the loan screening\nprocess feels endless. &nbsp;<\/p>\n\n\n\n<p>An effective way to cut out wasted time is to disclose every\nfinancial factor in your life up front to your mortgage specialist. A seasoned\nexpert can usually tell you what won\u2019t fly with the lender. Research <a href=\"https:\/\/themortgagereports.com\/33553\/complete-guide-to-down-payment-assistance-in-the-usa\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">down payment assistance<\/a> before you start the application process. (You might need to do some studying online in advance if you want a grant.)<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Avoid new accounts and subscriptions.<\/strong> Don&#8217;t\nopen or close any credit lines \u2014 even subscription services \u2014 from 6 months\nbefore your loan application until you close on the house. (Break this rule if\nyour mortgage expert says a specific new line of credit will diversify your credit\nprofile, offsetting the impact of the credit inquiry.) <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Stop spending.<\/strong> Well, keep your purchases&nbsp;under&nbsp;30%\nof what your credit lines allow \u2014 the lower the better. (Visit all your credit\nline websites and be sure your payment details are updated and on auto-pay so\nno bills can fall through the cracks.) <\/li><\/ul>\n\n\n\n<p>Even if you land an impressive loan, it\u2019s best to buy\nmodestly and keep a six-month cushion for living expenses and repairs. Taking on Too Much: Can I Afford the Repairs?<\/strong><\/h2>\n\n\n\n<p>One of the most frequently heard themes in the buyer\u2019s\nregret bingo is <em>We got a fixer-upper and took on too much<\/em>. And some\nbuyers regret buying homes that they know they\u2019ll need to renovate to suit\ntheir purposes. The last thing a buyer \u2014 especially a first-time buyer \u2014 needs?\nHome improvement as a second job. <\/p>\n\n\n\n<p>To avoid regrets, be sure your purchase agreement is\ncontingent on a satisfactory inspection and appraisal. The home inspector must\nbe licensed and insured\u2026and really thorough. Vet that inspector for yourself.\nYou\u2019re looking for certifications (bonus points for construction or engineering\nexpertise), and a slew of five-star online reviews full of phrases like <em>not\nrushed, thorough<\/em>, and <em>explained so I could understand<\/em>.<\/p>\n\n\n\n<p>Attend the home inspection, and focus keenly on large,\nexpensive systems such as plumbing, the HVAC, and roofing. On large homes, it\u2019s\nworthwhile to pay for separate inspectors with experts in specific systems. Do\ntell the inspector if you plan to make upgrades, so you get actionable advice. <\/p>\n\n\n\n<p>Seek adequate price concessions when the inspection report\nflags significant problems. Unless you\u2019re in a bidding war for a must-have house\nand prepared to infuse a lot of cash into it later (really?), be firm. Assume\nyou\u2019ll need more repairs than you\u2019re able to spot before buying.<\/p>\n\n\n\n<p>If the seller provides the repairs, be sure they\u2019re done\nright and up to code. Don\u2019t skip or rush the final walkthrough. The terms of\nyour agreement should allow for withdrawing an offer after substantive problems\nare found. <\/p>\n\n\n\n<p>Take your rights seriously now. Condos have relatively low prices. They can be easy properties to sell.\nTheir environmental footprints are modest. The amenities can be nice, and the\nowner doesn\u2019t have to deal with landscaping, roof issues or exterior\nmaintenance. <\/p>\n\n\n\n<p>Condo owners are free to paint and decorate their spaces to\ntheir liking, but know that painting and adorning the outside of the condo\nusually needs management\u2019s approval. And significant upgrades and repairs\n(generally, any changes that normally involve contractors) must be vetted in\nadvance. Renting out a condo unit may be impossible, if the board has capped the\nallowable number of investor-owners. And there will be a large catalogue of\nrules (think: gardens, pets, visitors, parking, the hours for using the pool or\ndoing your wash) \u2014 which the board can amend as they see fit. The monthly fees can\nrise, and the homeowners\u2019 association (HOA) might occasionally impose special\nassessments through the annual budget process. Then there\u2019s the impact\nresidents can have on one another\u2019s day-to-day lives when they share walls and\nplumbing systems. &nbsp;<\/p>\n\n\n\n<p>Some buyers \u201ctake the bitter with the better\u201d and believe\nthe pros outweigh the cons. Other buyers chafe at the HOA, which may be run by\nresidents with no skills in property management. A lot depends on who is\nelected to these boards. To get a feel for how a particular condo property is\ndoing, look deeper than their self-descriptions and gold stars. Consider\nattending a meeting or spending a day at the pool before buying. If the\nnewsletter is online, read it. Speak with residents. Ask about the ordinary\nstuff: hygiene and safety; weather impacts; difference in construction or\nenvironment depending on a unit\u2019s location within the community; budgeting and\nsocial concerns. Online reviews often say very little about condos, as owners\ndo not wish to cast a bad light on condos they may want to sell. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>5. Title Matters: Should I Get the Owner\u2019s Title Policy? <\/strong><\/h2>\n\n\n\n<p>Most first-time buyers don\u2019t consider an owner\u2019s title\npolicy, even though they\u2019re buying title insurance for their lenders. Some\npeople assume the lender\u2019s coverage is enough.&nbsp;Some will regret the\nassumption. <\/p>\n\n\n\n<p>Here\u2019s what you need to know. You may buy an owner\u2019s policy for\none payment of a few hundred dollars at settlement. It will cover the title as\nlong as you own the home, and <em>you<\/em> are the named beneficiary. Should a\nclaim related to a past owner arise out of the blue,&nbsp;even after your mortgage\nis paid off and out of the picture, your title insurance can cover the costs of\ntitle repair. Your policy can deal with a&nbsp;<a href=\"https:\/\/www.deeds.com\/articles\/an-error-in-the-legal-description-of-the-deed-what-happens-now\/\">problems\nin the property description<\/a>, access issues, improperly created\ndocuments, and many types of claims against your property. <\/p>\n\n\n\n<p>Learn what protections are included before you buy. An<em>&nbsp;extended<\/em>&nbsp;or\n<em>enhanced<\/em> owner\u2019s title policy covers more items, such as <a href=\"https:\/\/www.deeds.com\/articles\/the-property-survey-do-you-need-one\/\">survey\nmistakes<\/a>, encroachments since the property was purchased, identity\ntheft and scams. <\/p>\n\n\n\n<p><strong><em>\u261b<\/em><\/strong><strong><em>&nbsp;Prevent identity theft that can impact your ownership. Look for things like: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>How well people maintain their properties\n\u2014 on <em>all<\/em> sides of the house.<a href=\"https:\/\/www.reddit.com\/user\/formlesswendigo\/\"><\/a><\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>How your commute to work will feel, and its\nimpact on the real cost of owning the home. <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>How well your internet connection will work.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Where you\u2019ll do your shopping and dining, and\nwhether those places are nearby.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>How the schools are rated. Even if you don\u2019t\nhave children, the people who buy from you in the future might.<\/li><\/ul>\n\n\n\n<p>These days, a lot of preliminary scouting can be done online:\nlocation reviews and maps, transportation data, railroad tracks, airports and\naircraft takeoff and landing paths, and flood risk rankings (which might or\nmight not be accurate, so ask questions). Real estate sites are becoming\ntreasure troves of facts and comparable values. <\/p>\n\n\n\n<p>But then, physically experience the area on foot and by car.\nCheck the local streets at rush hour, late night, and so on. Heavy traffic,\nloud hobbies and pets are not obvious all the time. <\/p>\n\n\n\n<p><strong><em>\u261b<\/em><\/strong><strong><em>&nbsp;Getting ready to buy a first home? Congrats!
