Returns on an\ninitial investment are typically slow, cumbersome, dependent on intermediaries,\nand reliant on other people\u2019s reliability and performance.<\/p>\n\n\n\n<p>Blockchain technology is being applied to lessen the\nadministrative friction. Were real estate easier to transfer, proponents say, new\ninvestment choices could be developed. <\/p>\n\n\n\n<p>Readers may have noted a marked rise in discussions of DeFi \u2014 decentralized finance \u2014 as a way to bringing tangible assets into digital, accessible form. Real estate, with a <a href=\"https:\/\/www.savills.com\/impacts\/market-trends\/8-things-you-need-to-know-about-the-value-of-global-real-estate.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">global market approaching $300 trillion<\/a> in total value, is an impressive use case. According to Paul Tostevin, director of the Savills World Research team: <\/p>\n\n\n\n<p><em>By any measure, real estate is\nby far the most significant store of wealth, representing more than 3.5 times\nthe total global GDP.&nbsp; <\/em><\/p>\n\n\n\n<p>And no wonder. Territory is a good we cannot live without.\nAnd real estate is finite.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Defining DeFi<\/h2>\n\n\n\n<p>Decentralized finance is the ability to carry out\ntransactions without central banks or brokerages through the use of blockchain-based\nsmart contracts. Let\u2019s break this down:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><em>Blockchain<\/em>was first introduced to\nthe world of finance through Bitcoin. Blockchain the storing of data in blocks,\nwhich are linked together in the order received. It seems ready-made for\nstoring the data related to a chain of title, doesn\u2019t it? <\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><em>Smart contracts<\/em> were introduced through\nEthereum. These contracts automatically execute when agreed-upon actions are\ncompleted. Automation cuts transaction time and costs. The contracts integrate\ncompliance with securities and anti-fraud laws.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Once a property (or a company such as an LLC\nthat controls the property) is <em>tokenized<\/em> (represented in the form of a\ndigital asset), shares can be created on a blockchain. Then, digital transactions\ncan occur. Information about a property can be etched on the chain indelibly. A\ntoken can represent a deed or any legal instrument \u2014 just as a traditional\npiece of paper can. &nbsp;<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Over time, an entire history of a real estate investment is etched onto the blockchain. This includes a continuous record of value, covenants, rental income, contracts, insurance, investment dividends, investors\u2019 votes, and so forth. No detail can fall through the cracks. The record is complete, transparent, and fraud-resistant. \u00a0\u00a0<\/li><\/ul>\n\n\n\n<p>The company hosting a DeFi project is agnostic about the\ninvestors and where in the world they live. The tokens are what matters \u2014 along\nwith the transparency the tokens provide. Yet the project can include a\nverification process to involve only certain classes of investors. Additional\nsecurity precautions might include lock-in periods and the staking of digital\nassets as collateral.<a href=\"https:\/\/unsplash.com\/photos\/2d4lAQAlbDA\"><\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How It\u2019ll Work: An Example<\/h2>\n\n\n\n<p>An LLC has a property to split into shares and divide among\nmultiple investors. You wish to invest in the project.<\/p>\n\n\n\n<p>There\u2019s a minimum investment of $55, and you purchase 100\nshares. You receive tokens for your shares, which can fluctuate in value based\non income, expenses, appraisals, weather events, the development of nearby\namenities, geographic trends, financial and political contexts, and so forth. <\/p>\n\n\n\n<p>The property\u2019s value and all other pertinent data are\ncontinually updated on the blockchain. You can track and earn your rental\nprofits every week. Profits are paid into your digital wallet using a <em>stablecoin\n<\/em>\u2014 a cryptocurrency tied to the dollar, so its value is always predictable. &nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Transforming the Investor Experience<\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright\"><img loading=\"lazy\" decoding=\"async\" width=\"257\" height=\"367\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/06\/transforming-the-investor-experience.jpg\" alt=\"Outside corner of a house looking over a pool. Unlike an investor-owner in the analog\nworld, a digital real estate investor isn\u2019t called out to remove tree roots\nfrom a sewer line, or haul away tree branches after a storm. There\u2019s a property\nmanagement company handling that work for all investors.
