Now, how do you make\noffers with confidence and get your home purchase goal back on track? <\/p>\n\n\n\n<p>There are three key parts of this home-buying adventure. You\ncan break them down into: <\/p>\n\n\n\n<p>1. Preparing your finances.<\/p>\n\n\n\n<p>2. Choosing homes you\u2019d like to buy, assessing\ntheir value and appropriate pricing.<\/p>\n\n\n\n<p>3. Negotiating with sellers.<\/p>\n\n\n\n<p>When the going gets tough, a few competitive tips might help\nstrengthen your hand in each of these three stages. Then we offer a few\nlesser-known ideas. What follows is a range of possible strategies to work\nwith, so you can choose what resonates with you.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Phase 1. Prepare Like a Champ<\/strong><\/h2>\n\n\n\n<p>Every home-buying success is based on good preparation. This\ninvolves readying your loan pre-approval. When you find the right house, sellers\nand their agents look for preapproval documentation to judge an offer as reliable.\n<\/p>\n\n\n\n<p>Optimally, you want to have a down payment money of 20% or\nmore. Are you in the position to offer cash? If so, you\u2019ll be quite likely to\nwin out when a seller gets multiple offers. In any case, stick to the amount\nyou\u2019re prepared to spend. Sticking to a plan helps avert buyer\u2019s remorse.<\/p>\n\n\n\n<p><strong><em>\u261b<\/em><\/strong><strong><em> Shopping for an\nattractive, desirable, well-maintained house? Short-List the Homes and Prepare Your Offers<\/strong><\/h2>\n\n\n\n<p>Assess the value of the homes on your short list. Sit down\nwith your agent and compare notes on each home\u2019s condition, how long each\nseller has been waiting to sell, and how well each seller\u2019s price conforms to\ncomparable sale prices in the area. <\/p>\n\n\n\n<p>Don\u2019t neglect the importance of\nmaking a backup offer to a seller who has a buyer lined up. The seller\u2019s first\nchoice of deals could fall through. In hot markets it\u2019s not unusual for a buyer\nto bid well over the fair value, only to find the agreed-upon price slashed by\nthe appraiser.<\/p>\n\n\n\n<p><strong><em>\u261b<\/em><\/strong><strong><em> It can happen. The buyer may start asking\nfor non-essential changes and cleanup tasks. The psychology? \u201cI\u2019m offering to\npay more than the asking price, so I expect to get everything I want!\u201d<\/p>\n\n\n\n<p>When you\u2019re not being \u201cthat buyer\u201d but market competition keeps\ngetting the best of you anyway, it might be time to change course. Try:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><em>Shifting your focus to the more affordable\nhomes<\/em> in your buy zone. Then offer a bit above the seller\u2019s asking price. By\npicking an easily affordable home, you\u2019ll be well positioned to handle routine\nfixes and add your personal touches to the home after you move in.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>Alternatively, <em>avoiding the cheaper end of your\nrange<\/em> if it\u2019s jam-packed with buyers. Bidders may not be fighting over homes\nat a somewhat higher price.<\/li><\/ul>\n\n\n\n<p>Study what happened to the ones that got away. What prices\ndid they ultimately close for? Your attention to how your losing offers played\nout can help you make the winning offer next. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Phase 3. Negotiate With the Seller<\/strong><\/h2>\n\n\n\n<p>When it\u2019s time to negotiate, you can lean on the instincts of\nan experienced real estate agent. In a challenging market, you might avoid\nseeking closing costs from the seller. After consulting with your agent, you\nalso might decide to do without a contingency based on your current home sale \u2014\nor at least commit to having a deal done on your home within a specific number\nof days, letting the seller move along to the next offer rather than wait\nindefinitely for you to sell.<\/p>\n\n\n\n<p>How much earnest money you can put down? A relatively high\namount \u2014 at least two percent of the purchase price \u2014 can help you win the deal.\nUntil closing, your earnest money will stay safely in&nbsp;<a href=\"https:\/\/www.deeds.com\/articles\/all-about-escrow\/\">escrow<\/a>.&nbsp;Then\nit becomes part of your mortgage down payment and closing costs.<\/p>\n\n\n\n<p>Once you\u2019re ready to put the offer in writing, your real\nestate agent will draft it and give it to the seller\u2019s agent. You\u2019ll include your\nbid and financing preapproval; the names of the buyers; any contingencies;\nfixtures to be included with the house; proposed closing and move-in dates; and\na reply-by date. For an especially attractive offer, you could include an\nalready-scheduled inspection date. You can cancel or change that if your offer isn\u2019t\naccepted. And you may change your mind and withdraw an offer before signing the\npurchase contract. <\/p>\n\n\n\n<p><strong><em>\u261b<\/em><\/strong><strong><em> It\u2019s up to you\nhow much risk to take when reaching your home-buying goal. But in many areas,\nit is possible to <a href=\"https:\/\/www.deeds.com\/articles\/succeeding-with-contingent-offers-in-a-sellers-market\/\">succeed\nwith a contingent offer in a seller\u2019s market<\/a>.<\/em><\/strong><\/p>\n\n\n\n<p>If there\u2019s a meeting of the minds, sign your agreement! If\nthe seller makes a counteroffer, you might go higher in exchange for some fixes\nthe seller doesn\u2019t mind providing. Or you might stick with your offer but help\nyour sellers in some way that matters to them. Perhaps they want a quick\nclosing \u2014 but maybe they don\u2019t. It never hurts to ask! <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Smooth Moves: Other Strategies to Get Your Offer Accepted <\/h2>\n\n\n\n<p>There\u2019s a lot to be said for the early bird who makes the\nfirst offer. Some motivated buyers check the real estate websites daily and contact\nthe sellers\u2019 agents before any showings are scheduled, asking to drop by. Then they\npounce, showing their pre-approvals and making their offers. &nbsp;<\/p>\n\n\n\n<p>Then there\u2019s the <em>escalation clause<\/em>, which can make\nfor a winning offer. With the escalator, you\u2019re offering a certain amount; but\nshould the seller get a higher offer, you\u2019ll raise your offer.<\/p>\n\n\n\n<p>You and your agent can discuss strengthening your offer by\nvowing not to back out of it unless the inspection turns up a legitimate safety\nconcern. Or you might promise no post-inspection requests below a certain\ndollar amount \u2014 to showing you won\u2019t sweat the small stuff. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Write a Letter to the Seller? Pros and Cons<\/h2>\n\n\n\n<p>Leaving a home to someone else may be hard. Some sellers appreciate a buyer\u2019s love for the home, and may be moved to choose a certain buyer on account of it. <a href=\"https:\/\/www.rocketmortgage.com\/learn\/how-to-make-an-offer-on-a-house\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Rocket Mortgage suggests<\/a> writing \u201ca heartfelt letter from you to the seller that lays out your reasons for wanting to buy their home.\u201d <\/p>\n\n\n\n<p>The <a href=\"https:\/\/www.nar.realtor\/fair-housing-corner\/love-letters-or-liability-letters\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">National Association of REALTORS\u00ae<\/a> has a different take. Personal letters from hopeful buyers can create legal risks, NAR writes,<\/p>\n\n\n\n<p><em>\u2026because they often contain\npersonal information and reveal characteristics of the buyer, such as race,\nreligion, or familial status, which could then be used, knowingly or through\nunconscious bias, as an unlawful basis for a seller\u2019s decision to accept or\nreject an offer.<\/em><\/p>\n\n\n\n<p>NAR goes on to tell its agents: \u201cIf your client insists on\ndrafting a buyer love letter, do not help your client draft or deliver it.\u201d<\/p>\n\n\n\n<p>Yet beyond sharing personal information or beating the\ncompetition, there are benefits to reaching out to your sellers. A seller who\nknows the buyer can convey helpful information about the home. As long as you\nstay professional and respectful, it\u2019s OK to forge trust and mutual\nunderstanding. That said, look to your real estate agent\u2019s professional\nguidance to steer clear of errors. If you do write a letter, avoid including\npictures or putting anything on paper that mentions your familial status, religious\nholidays, or any cultural identifiers.
