Yet the typical real estate transaction is associated\nwith a cumbersome, bureaucratic, and fee-heavy process that every homeowner is\ngreatly relieved to finish. &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are other ways to invest in real estate that do not\ntake the same level of personal involvement and work as direct purchases of real\nestate do. In other words, investments in buildings and land can be more\nliquid. In addition to investing in and financing one\u2019s own property, it\u2019s\npossible to invest in real estate exchange-traded funds (ETFs) and real estate\ninvestment trusts (REITs) through stock brokerage accounts, including\nindividual retirement accounts.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\"><strong>With the internet, new investment ideas have emerged. <\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In recent years the Securities and Exchange Commission (SEC) has <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.sec.gov\/news\/pressrelease\/2015-249.html\" target=\"_blank\">developed a crowdfunding exemption<\/a> under\u00a0Title III\u00a0of the\u00a0JOBS Act of 2012, allowing ordinary retail investors\u00a0to fund projects and startups together. This <a href=\"https:\/\/www.crowdengine.com\/new-title-iii-rules\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">expanded angel investment opportunities beyond the wealthiest 5%<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Crowdfunding can support private real estate transactions. Participating investors pay a fee to the platform, and kick in anywhere from $500 (on some platforms, even less) to perhaps $10,000.\u00a0Investors own shares and receive rental income or profits from property sales. <a href=\"https:\/\/research.secdatabase.com\/CIK\/1648956\/Company-Name\/FUNDRISE-EQUITY-REIT-LLC\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Fundrise<\/a> is one of the better-known firms among small investors. Investors at Fundrise pay into \u201ceREITs\u201d and \u201ceFunds\u201d to match their personal goals. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Alternatively, investors can use a model like\u00a0<a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.peerstreet.com\/\" target=\"_blank\">Peer Street<\/a> to invest in secured debt. Other innovations include services like <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"http:\/\/www.hometap.com\/\" target=\"_blank\">HomeTap<\/a> and\u00a0<a href=\"https:\/\/point.com\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Point<\/a> \u2014 online platforms for homeowners to sell their personal home equity. Such innovations show the potential for more fluidity in the real estate market, by which risk, profit, and debt can be distributed among groups of investors.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\ufeff<strong>Tokenization is the next step change in real estate investing.\n<\/strong><\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright\"><img loading=\"lazy\" decoding=\"async\" width=\"400\" height=\"600\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/07\/tokenization-is-the-next-step-change-in-real-estate-investing.jpg\" alt=\"A modern house with three stories and an overhang.\" class=\"wp-image-1526\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/07\/tokenization-is-the-next-step-change-in-real-estate-investing.jpg 400w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/07\/tokenization-is-the-next-step-change-in-real-estate-investing-200x300.jpg 200w\" sizes=\"auto, (max-width: 400px) 100vw, 400px\" \/><\/figure><\/div>\n\n\n\n<p class=\"wp-block-paragraph\">Tokenization converts stored value \u2014 including real estate\nvalue \u2014 into digitized assets, subject to a secure, globally accepted protocol.\nFractional shares become securities, and are issued as tokens. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Transactions using tokens are swiftly verified and indelibly\nstored on the blockchain. Any investor, at any moment, can look over a token\u2019s\nhistory, value, and transaction aspects. Actions take place seven days a week,\nround the clock, on a transparent ledger designed for recording activities that\naffect a property\u2019s value and ownership.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What\u2019s the big difference between crowdfunding and tokenizing shares? <\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">With tokenized assets, intermediary experts and institutions\naren\u2019t needed. The process lets shares of real estate work as fungible assets,\ntransferable from peer to peer. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At this time, this is happening in the arena of startup firms:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><a href=\"https:\/\/redswan.io\/\" target=\"_blank\" rel=\"noreferrer noopener\">Red Swan<\/a> and security\ntoken platform&nbsp;<a href=\"https:\/\/polymath.network\/\" target=\"_blank\" rel=\"noreferrer noopener\">Polymath<\/a> have collaborated to tokenize real estate\nacross North America.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li><a href=\"https:\/\/reinno.io\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Reinno<\/a>\u00a0tokenizes commercial mortgages.<\/li><\/ul>\n\n\n\n<ul class=\"wp-block-list\"><li>SolidBlock\u00a0tokenizes specific kinds of real estate for investment, from spas to college town rentals to <a href=\"https:\/\/www.solidblock.co\/asset-view\/dcd31ef8-bf64-4b5e-a771-39df31ec2e6a\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">sober living sites<\/a>.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">While such projects are still in their early days, the <a href=\"https:\/\/www.sec.gov\/news\/press-release\/2020-191\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">definition of accredited investor is expanding<\/a>, so these and other platforms stand to attract larger pools of investors. In the future, we might expect similar initiatives to enter the mainstream real estate world. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Blockchain-as-a-Service (BaaS) opens up still more\nadvancements.<\/strong> <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">An example is <a href=\"https:\/\/www.ubitquity.io\/\" target=\"_blank\" rel=\"noreferrer noopener\">Ubitquity LLC<\/a>. The\nDelaware-registered firm describes itself as \u201cthe leading enterprise\nblockchain-secured platform for real estate and title recordkeeping.\u201d Ubitquity\ncan support the efforts of cities and title companies to maintain clean,\ntransparent records. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The firm offers features like <a href=\"https:\/\/ubitquity.medium.com\/notaryblock-by-ubitquity-26eb2f10dd\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">NotaryBlock<\/a>&#x2122; software, which enables the time-stamped recording and continual tracking of deeds and other instruments. Eventually, such software might do away with a notary\u2019s need to keep a physical journal.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Before jumping in\u2026<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Participants should study financial technology, keep up with\ntokenization hits and misses (there are both in these experimental days), and\nknow the reporting rules. Investors should speak with a tax expert who knows\nthis arena and can assist with tax planning.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Anyone involved in real estate, indeed, is well advised to\ndelve into this topic. We\u2019re glad to share as we learn.
