And despite the headlines declaring <a href=\"https:\/\/www.cnbc.com\/2021\/07\/26\/housing-boom-is-over-as-new-home-sales-fall-to-pandemic-low.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">the housing boom is over<\/a>, credible reports and commentaries suggest the housing market is <em>not <\/em>cooling down any time soon.<\/p>\n\n\n\n<p>U.S. home prices have risen more sharply than they have in three decades. The market now seems gravity-defying. Even so, according to <a href=\"http:\/\/www.freddiemac.com\/research\/forecast\/20210715_quarterly_economic_forecast.page\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Freddie Mac\u2019s forecast<\/a>: <\/p>\n\n\n\n<p><em>\u201cStrong home sales and robust\nhouse price growth will lift home purchase mortgage originations from $1.8\ntrillion in 2021 to $1.9 trillion in 2022.\u201d <\/em><\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\"><strong>These Places Have Seen\nStunning Growth in Property Values.<\/strong><\/h2>\n\n\n\n<p><a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.realtor.com\/research\/topics\/hottest-markets\/\" target=\"_blank\">Sizzling hot markets<\/a> include Colorado Springs, CO; West Irondequoit, NY; Peabody MA; the cities of Concord, Milford, and Manchester, NH; Brentwood, NC; Lincoln Village, OH; Farmington, MI; and Franklin, TN, says the National Association of REALTORS\u00ae. And according to data examined at the <a href=\"http:\/\/www.homebuyinginstitute.com\/news\/5-markets-where-prices-are-skyrocketing\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Home Buying Institute<\/a>, house values in these major cities are currently rising much faster than the national average:<\/p>\n\n\n\n<p>Boise,\nID. <\/p>\n\n\n\n<p>The city has been&nbsp;called <a href=\"https:\/\/www.businessinsider.com\/downside-living-in-boise-millennials-lack-of-public-transport-2019-12\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">the best U.S. city for millennials<\/a>, and Boise\u2019s market is smoking hot. Zillow research shows the median home price up 41% year-over-year.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Austin, TX. <\/h3>\n\n\n\n<p>The median home price in Austin rose more than 35%\nyear-to-year by July 2021. There are very few homes compared to the number of\nhopeful buyers in this city, which is becoming a hub for electric vehicle\nproduction.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Salt Lake City, UT.<\/h3>\n\n\n\n<p>Salt Lake City\u2019s housing market is up more than 20% year over year. The entire area is red-hot, and <em>The Salt Lake Tribune<\/em> says some buyers are shelling out <a href=\"https:\/\/www.sltrib.com\/news\/2021\/07\/29\/median-salt-lake-county\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">$150,000 more than the list price<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">San Bernardino, Riverside, and San Diego,\nCA. <\/h3>\n\n\n\n<p>Home prices in these California cities are up more than 22% in a year. Los Angeles sales are also brisk. Strong demand is a given in southern California, and now, the state of California is short some&nbsp;<a href=\"https:\/\/www.cp-dr.com\/articles\/the-phony-debate-over-wall-street-and-homeownership\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">3 million housing units<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Is This a Housing\nBubble? Why Hasn\u2019t It Burst? <\/strong><\/h2>\n\n\n\n<p>Many people are asking if the market is in a bubble as much\nof the country is experiencing record home valuation growth. But no, it\u2019s not a\nbubble. Here are 6 well-supported reasons why it isn\u2019t, and why we can expect\nimpressive valuations for years.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. This Is No Bubble. Demand Is Outpacing\nSupply.<\/h3>\n\n\n\n<p>Yes, <a href=\"http:\/\/www.homebuyinginstitute.com\/news\/real-estate-market-slowing-down\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">new houses sales are down<\/a> significantly year-over-year. Why? Builders have faced worker shortages, high lumber costs, and supply-chain delays impacting appliances. And that means fewer homes available, limiting sales in some markets. Yet it also means the demand for homes outstrips supply needed by the current U.S. population \u2014 by millions of homes. Industry research says construction is nowhere near the rate that would cool the housing market.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Today\u2019s Borrowers Are Strictly Vetted, To\nPrevent Another Default Crisis. <\/h3>\n\n\n\n<p>Mortgage lending regulations in the wake of the 2008 housing\nrecession were issued to prevent another widespread default crisis. So, even if\n2021 were to be near the peak of the real estate market, that doesn\u2019t mean\nhousing is in a bubble that\u2019s poised to burst. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3. Today\u2019s Borrowers Have Access to Stimulus\nand Mortgage Modifications.<\/h3>\n\n\n\n<p>Forgivable loans and stimulus payments have helped people get through the pandemic with disposable after-tax income. Additionally, to avoid a default crisis, changes by the Federal Housing Finance Agency allow holders of conventional mortgages <a href=\"https:\/\/www.deeds.com\/articles\/more-atorium\/\">options to modify their loan terms<\/a>, to offset income loss during the pandemic. Borrowers can extend their mortgages and apply for reduced monthly payments. The <a href=\"https:\/\/www.hud.gov\/press\/press_releases_media_advisories\/HUD_No_21_115\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Federal Housing Administration (FHA)<\/a> has announced COVID-19 Recovery&nbsp;options for borrowers, too.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">4. Here are eight of the best real estate\napps right now<\/a><\/em><\/strong><strong><em>.<\/em><\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">5.\nHistorically Low Mortgage Rates Keep Bringing Buyers Into the Market.<\/h3>\n\n\n\n<p>A 30-year fixed-rate mortgage had an astoundingly low average\nof 2.9% for the week of Jul. 8, 2021. At the year\u2019s end, predicts Freddie Mac,\nthe rate will be 3.4%. For the end of 2022, Freddie expects a 3.8% average. In\nshort, we can expect interest rates to be attractively low for many months to\ncome.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">6. Buyers Sitting Out the Frenzy Will Jump Back\nIn When It Calms.<\/h3>\n\n\n\n<p>Freddie predicts price growth will \u201cmoderate in 2022\u201d with\nthe 2021 full-year 12.1% house price growth to ease down to a gentler 5.3% in\n2022. But that\u2019s still mighty impressive. <\/p>\n\n\n\n<p>A dip in the growth rate will draw people who have hesitated\nduring the past year\u2019s frenzied run-up. It will also present new chances to those\nwho have lost bidding wars. When dips come, they\u2019ll probably be brief and shallow.\nIt won\u2019t be easy to find bargains. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Magic 8 Ball: Does Freddie\nMac\u2019s Latest Quarterly Forecast Predict a Cooldown?<\/strong><\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/08\/magic-8-ball.jpg\" alt=\"Don't count on it displayed in the window of a Magic 8-Ball\" class=\"wp-image-1609\" width=\"204\" height=\"351\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/08\/magic-8-ball.jpg 408w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2021\/08\/magic-8-ball-175x300.jpg 175w\" sizes=\"auto, (max-width: 204px) 100vw, 204px\" \/><\/figure><\/div>\n\n\n\n<p>In July&nbsp;2021 Freddie Mac <a href=\"http:\/\/www.freddiemac.com\/fmac-resources\/research\/pdf\/Quarterly_Forecast_July2021_Press_Release.pdf\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">issued<\/a> its Quarterly Forecast. It foresees continued growth in the market. Why? The low interest rates will continue to drive the markets. So will a recovering job market, which is considered \u201csupportive of housing market activity.\u201d <\/p>\n\n\n\n<p>The U.S. housing market was up 17% year-over-year as of May\n2021. Freddie Mac notes that it has never reported such a high year-over-year\nincrease in its 46-year history of reporting. <\/p>\n\n\n\n<p>Such a figure is unsustainable over the long term. Yet\nFreddie expects the high home price growth to be \u201cless transitory than the\nincrease in consumer prices, as the U.S. housing market will continue to\nstruggle with a shortage of available housing for many months to come.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>The Takeaway<\/strong><\/h2>\n\n\n\n<p>Freddie Mac expects U.S. home prices to keep going up. But\nFreddie and other many real estate researchers do expect the rate of growth to\nease. In late 2022, home price growth could be in the single digits.
