To be the first mortgage company to take the plunge. \u201cI&#8217;m not going to sit here and wait for everyone else to do it and then follow,\u201d CEO Mat Ishbia <a href=\"https:\/\/twitter.com\/Mishbia15\/status\/1428344260907122690\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">told Julie Hyman for <\/a><em><a href=\"https:\/\/twitter.com\/Mishbia15\/status\/1428344260907122690\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Yahoo Finance<\/a><\/em>.<\/p>\n\n\n\n<p>The CEO first broke the news on its second-quarter earnings\ncall in August, mentioning Bitcoin and Ethereum as top currency candidates. <\/p>\n\n\n\n<p>UWM&#8217;s core business involves underwriting loans for mortgage\nbrokers. Nearly a million homeowners send money to UWM every month, and many of\nthem make their monthly payments through the company\u2019s website.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Will UWM Borrowers Jump at the Opportunity to Pay Their Mortgages With Bitcoin?<\/h2>\n\n\n\n<p>Whether the idea will find adherents remains to be seen.\nCertainly, many UWM customers are big crypto holders. But that doesn\u2019t mean\nthey want to part with their digital assets. At the moment, the idea is a\nnovelty, commentators point out. It\u2019s is likely to draw more attention than\nactual use of crypto. <\/p>\n\n\n\n<p>But Ishbia isn\u2019t flinching. \u201cWe have 1,200 tech people. We\nhave the best innovation team in the country,\u201d the CEO states. <\/p>\n\n\n\n<p>\u201cAnd so crypto is just one example. I&#8217;m looking at NFTs.\nWe&#8217;re doing some things with bots.\u201d <\/p>\n\n\n\n<p>Not that Ishbia is keen to hold cryptocurrency on UWM\u2019s balance sheet the way <a href=\"https:\/\/www.forbes.com\/sites\/ninabambysheva\/2021\/04\/14\/expect-more-bitcoin-on-balance-sheets-as-paypal-microstrategy-fidelity-and-walmart-sound-off-on-blockchain\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Michael Saylor\u2019s MicroStrategy<\/a> holds it. UWM investors are likely to be more wary of the volatility that comes with digital assets. At this point, MicroStrategy\u2019s investors are aligned with the concept of bitcoin as the future of money. <\/p>\n\n\n\n<p>What will UWM do with its crypto, then? Ishbia says the\ncompany will just convert it into dollars. A lot of UWM\u2019s customers would like\nto make payments from crypto accounts, Ishbia posits, but would not want to convert\nthe asset themselves. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">In Other News, Maker Will Enable the Leveraging of Real Estate to Finance\nLoans<\/h2>\n\n\n\n<p>Speaking of the future of money, <a href=\"https:\/\/twitter.com\/asiahodl\/status\/1382877566978068483\/photo\/1\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Citi Group<\/a> is comfortable putting cryptocurrency in that asset class. Citi discusses Dao, created as a stablecoin to avert volatility.<\/p>\n\n\n\n<p>Real estate is meshing with the blockchain sphere through\nDao, as its protocol can let people place real property on the blockchain, then\nborrow against it. The Maker protocol, which uses smart contracts on the\nEthereum blockchain, enabled $38,000 of Dai to finance a mortgage loan in April\n2021. This introduced a new tool for financing for U.S. buyers who renovate and\nflip homes.&nbsp;<\/p>\n\n\n\n<p>Does this make the Maker protocol a mortgage lender? If so, it\nhasn\u2019t applied for a FDIC backing. Nor have people using this method been subject\nto risk vetting. Regulators? It\u2019s your move. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Challenge and Potential<\/h2>\n\n\n\n<p>Blockchain is meeting the real estate world in ways from the\nsimple to the complex. Firsts happen regularly. Sometimes they\u2019re whimsical.\nSometimes they raise eyebrows.<\/p>\n\n\n\n<p>But the overlap of mortgages and blockchain is not, in itself, new. For example, the Russian central bank has contemplated placing mortgage documents on a government-backed blockchain called <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.coindesk.com\/bank-of-russia-blockchain-mortgage\" target=\"_blank\">Masterchain<\/a>. The Russian cryptographic ledger is based on the <a href=\"https:\/\/www.ledgerinsights.com\/russia-vtb-bank-guarantee-blockchain-masterchain\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Ethereum blockchain<\/a>. The federal deed registry and title insurers are expected to connect with the ledger. Major banks have tested the concept for several years. <\/p>\n\n\n\n<p>Around the world, little by little, regulatory questions\nwill be faced and decided. Applications will become familiar. Particularly as\nyounger generations seek new forms of wealth creation, blockchain-based assets are\npoised to play varied roles.
