Eligible personal income can include work pay, disability income, and Social Security. Down payments and closing funds can also come from gifts or other sources \u2014 with no minimum personal funds needed. Co-borrowers may help. Plus, to offset a high DTI ratio, other household members \u2014 life partners, parents, adult children \u2014 can help a borrower qualify, even if those people are not named on the mortgage loan.<\/p>\n\n\n\n<p>Will the home you want to buy have an accessory dwelling unit? A basement apartment? You might just be luck. Co-borrowers can help the borrower qualify for a loan on a single home. It\u2019s especially relevant to first-time homebuyers,\u00a0and there are no income limitations with HomeOne.<\/p>\n\n\n\n<p>Interested in Freddie Mac loans? Speak with a mortgage consultant who works with low down payment loans, and learn the requirements of the specific lender you\u2019ll work with. You\u2019ll submit documentation for your taxes, income and assets, and show your mortgage pro any information that might boost your standing in the eyes of a lender. The goal at this stage is to get the conditional approval, called a pre-approval, for a loan up to a certain sum. Then you\u2019ll have a good idea of what houses you\u2019ll be able to make offers on.<\/p>\n\n\n\n<p>Rates, rules and criteria do change. An experienced consultant \u2014 one who understands your situation and wants to see you home \u2014 is your best ally.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">FHA: A Useful Alternative<\/h2>\n\n\n\n<p>For hopeful borrowers with FICO\u00ae Scores of at least 580, the FHA can back loans with down payments as low as 3.5%. An applicant with a lower score will need to come up with a higher down payment. The applicant with a FICO\u00ae Score in the 500 to 580 range should be ready to come up with a 10% down payment.<\/p>\n\n\n\n<p>Unlike Fannie and Freddie, the FHA sets limits on the amount of gift money that can fund a mortgage with a low down payment.<\/p>\n\n\n\n<p>The FHA uses a traditional credit scoring system. But that doesn\u2019t rule out applicants without credit histories. The FHA follows rules set forth in <a href=\"https:\/\/www.hud.gov\/sites\/documents\/4155-1_4_SECC.PDF\" target=\"_blank\" rel=\"noreferrer noopener\">HUD 4155.1<\/a>. For borrowers with no credit or insufficient credit, the lender must obtain a non-traditional credit report or create a history from the applicant\u2019s past payment history. This would include things like rent, insurance, and utility payments.<\/p>\n\n\n\n<p>In any case, applicants with non-traditional sources of income are best advised to speak with a mortgage consultant to find out what a loan underwriter will accept. The materials are \u201ceducational resources designed to empower consumers with the skills and knowledge to assist them through every stage of their financial capability and homeownership journey.\u201d<\/li><\/ul>\n\n\n\n<p>Now, what about private mortgage interest (PMI)? Yes, the loans discussed here require it as part of the borrower\u2019s regular mortgage payments. Going with a Fannie Mae or Freddie Mac loan? There\u2019s some good news about the PMI with these loans. The borrower can have the PMI removed after paying off 20% of the home&#8217;s appraised value.&nbsp;This means borrowers can look forward to a significant reduction in their monthly mortgages payment when they have paid that 20%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Final Word: Every Home Buyer Is Unique<\/h2>\n\n\n\n<p>Not all home buyers are prepared with 20% up front, even though they\u2019re ready to take on homeownership.
