Or maybe you\u2019d love to be a buyer, but wonder whether to watch and <a href=\"https:\/\/www.deeds.com\/articles\/cant-wait-to-move-if-only-we-could-pack-up-our-low-mortgage-rate-and-take-it-with-us\/\">see if mortgage rates drop<\/a>\u2026 And why not wait for better rates, if you have time to spare?<\/p>\n\n\n\n<p>Then again, summer is a traditionally popular time to move.<\/p>\n\n\n\n<p>Did you know most deeds change hands in June? It\u2019s a fact \u2013 and June 2024 should be no exception.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">To Wait or Not: As Rate Cuts Haven\u2019t Come Yet, That\u2019s Still the Burning Question.<\/h2>\n\n\n\n<p>A lender charges a percentage of the loan in return for extending credit to a home buyer. How much money will buyers pay in interest? Much depends on the <a href=\"https:\/\/www.deeds.com\/articles\/what-jerome-powells-up-to-and-why-home-buyers-care\/\">Federal Reserve<\/a>, which tweaks interest rates in its efforts to bolster the U.S. economy overall. Over the past four years, the Fed has ratcheted rates up sharply.<\/p>\n\n\n\n<p>U.S. inflation figures are surprisingly stubborn. In response, the government is telling us that the rates they set will \u201cstay higher for longer.\u201d So now, with mortgage interest rates hovering around 7%, many people are staying on the fence about whether to get into real estate deals this summer. Buyers want lower rates. Sellers would like rates to come down, too \u2014 so they can more easily buy their next homes.<\/p>\n\n\n\n<p>For those who take the plunge, the silver lining is the borrower\u2019s ability to get a break from the IRS for the amount of mortgage interest paid over the tax year. That helps. Still, a loan\u2019s interest rate can make or break a household\u2019s monthly budget.<\/p>\n\n\n\n<p>No wonder some borrowers are opting to pay than the lender requires each month \u2014 to get the principal down, so there\u2019s less interest to pay. That\u2019s one coping strategy in a high-rate season.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Waiting for Lower Rates Means Timing the Market. That Can Easily Backfire.<\/h2>\n\n\n\n<figure class=\"wp-block-image alignright size-full is-style-rounded is-style-rounded--2\"><img loading=\"lazy\" decoding=\"async\" width=\"307\" height=\"204\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2024\/06\/waiting-for-lower-rates-means-timing-the-market.jpg\" alt=\"\" class=\"wp-image-4112\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2024\/06\/waiting-for-lower-rates-means-timing-the-market.jpg 307w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2024\/06\/waiting-for-lower-rates-means-timing-the-market-300x199.jpg 300w\" sizes=\"auto, (max-width: 307px) 100vw, 307px\" \/><\/figure>\n\n\n\n<p>\u201cYou can\u2019t time the market.\u201d It\u2019s often said, and it tends to be true. Here are several flies in the ointment if you\u2019re waiting for the right interest rates:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Waiting for rates to drop down to a particular level could mean waiting indefinitely.<\/strong> Already, rates have stayed higher than many <a href=\"https:\/\/www.deeds.com\/articles\/update-fed-signals-2024-pivot-on-interest-rates-what-should-home-sellers-and-seekers-know\/\">industry insiders were expecting<\/a> a few months ago. If there was a perfect time and a perfect interest rate for mortgage borrowing, it has passed like water under a bridge. Buyers might be on the fence forever, waiting for the next \u201cright time\u201d to make a deal.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>When interest rates do start coming down, they\u2019re only likely to dip, not plunge.<\/strong> After all, the government doesn\u2019t want to excite the market too quickly and drive prices up. (That\u2019s why the Federal Reserve has been so slow to cut. The government points to inflation, warning rate cuts would stimulate buying sprees.)<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>And here\u2019s the real kicker for those who wait. Lots of other buyers will be right there with them \u2014 people who are also waiting in the wings to buy at the \u201cright\u201d time. Lower interest rates can stimulate bidding wars. So, waiting \u2014 for those in the position to try to time the market \u2014 could backfire. <strong>As high as they already are, home prices can indeed go higher.<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Of course, the biggest drawback in waiting is putting important life goals on hold. Those who want to acquire a deed have plenty of reasons to get it done sooner rather than later.<\/p>\n\n\n\n<p>We can\u2019t advise on a reader\u2019s personal financial situation and goals. But we can take a look at reasons to acquire a first (or next) deed this summer. Let\u2019s do this now.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A Deed in the Hand\u2026Has Advantages.<\/h2>\n\n\n\n<p>What are the advantages to jumping off the fence and into the market fray? Consider whether any of these could apply in your situation:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>There\u2019s the benefit of the ever-popular 30-year fixed-rate mortgage loan. With a fixed rate, a household\u2019s core costs are predictable. This gives deed holders a firmer grip on housing costs than most of today\u2019s renters have.&nbsp;<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Once the closing costs are paid, a property owner can settle into a repayment schedule. Month by month, mortgage borrowers build both their home equity, and their credit profile. Paying off a mortgage is a powerful credit builder.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Equity building is taking longer these days, given the combination of high real estate prices and mortgage costs. The sooner a household starts accumulating home equity, the faster they can tap into the home\u2019s value.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Home equity can be tapped for renovations, tuition, or retirement purposes. It can even help a homeowner acquire their next deed. It can\u2019t be tapped, though, until it\u2019s accumulated.<\/li>\n<\/ul>\n\n\n\n<p><a href=\"https:\/\/fred.stlouisfed.org\/series\/MSPUS\" target=\"_blank\" rel=\"noreferrer noopener\">Real estate values tend to rise<\/a> over the years, according to industry sources like Freddie Mac and the Federal Reserve Bank of St. Louis. While property values have recently stalled out, rate cuts in the second half of 2024 are, yes, still widely anticipated. We expect decreased borrowing rates to have an uplifting effect on property values.<\/p>\n\n\n\n<p>And when values rise, owners accumulate wealth in the form of home equity. This is one reason why so many of today\u2019s <em>current<\/em> deed holders can buy their next home with cash. Paying with cash means avoiding mortgage interest. Newly released figures from the National Association of REALTORS\u00ae show a third of recent home buyers paying in cash. There haven\u2019t been so many all-cash buyers in over a decade.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">When In Doubt, Do Without? Not Necessarily.<\/h2>\n\n\n\n<p>High interest is a stubborn and difficult issue \u2014 no question. For many, this raises queries about the best way forward to making a down payment and acquiring a deed. Can you relate?<\/p>\n\n\n\n<p>Talk with an agent. Reputable consultants and real estate agents in your area have insights to help you make a sound decision under \u201chigher for longer\u201d interest rate conditions. &nbsp;<\/p>\n\n\n\n<p>After all, buying a home isn\u2019t just about the mortgage rate \u2014 as serious as that factor is.
