Some are for first-time buyers. And some are for repeat buyers. Take a look!<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Look to the Ohio Housing Finance Agency for Mortgage and Down Payment Assistance.<\/h2>\n\n\n\n<p>Do you know about the Ohio Housing Finance Agency? It collaborates with banks, credit unions, and mortgage companies to offer home loans. Buyers with modest incomes can apply for conventional loans (backed by Freddie Mac or Fannie Mae), or government loans (backed by the FHA, VA, or USDA). Any of these popular loans can be paired with Ohio\u2019s down payment support.<\/p>\n\n\n\n<p>For eligibility, you need to be in just <em>one <\/em>of these situations:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You are a first-time buyer. And that\u2019s defined broadly. You simply haven\u2019t owned (or co-owned) your primary home in the past three years. \u00a0<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Or you\u2019ve done military service and were honorably discharged.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Or you\u2019re good with buying into an economically distressed area.<\/li>\n<\/ul>\n\n\n\n<p>There are a few restrictions to understand. First, each Ohio county caps the price of the homes that can be bought with state assistance.<\/p>\n\n\n\n<p>And as always, specific loans have particular income minimums and <a href=\"https:\/\/www.deeds.com\/articles\/all-about-dti-how-much-debt-is-too-much-if-i-want-to-buy-a-home\/\">debt-to-income (DTI) ratio<\/a> criteria that applicants must meet. And of course each type of mortgage has its minimum credit score. In this case you\u2019ll need a score of 640+ (650+ if you\u2019re going for an FHA-backed mortgage).<\/p>\n\n\n\n<p>You\u2019ll have a home buyer education course to complete. It\u2019s free \u2014 thanks to the federal Department of Housing and Urban Development.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ohio\u2019s Grants Can Be Lifesavers for Recent Grads.<\/h2>\n\n\n\n<figure class=\"wp-block-image alignright size-full is-style-rounded is-style-rounded--2\"><img loading=\"lazy\" decoding=\"async\" width=\"901\" height=\"644\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2024\/06\/ohio-grants-can-be-lifesavers-for-graduates.webp\" alt=\"\" class=\"wp-image-4313\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2024\/06\/ohio-grants-can-be-lifesavers-for-graduates.webp 901w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2024\/06\/ohio-grants-can-be-lifesavers-for-graduates-300x214.webp 300w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2024\/06\/ohio-grants-can-be-lifesavers-for-graduates-768x549.webp 768w\" sizes=\"auto, (max-width: 901px) 100vw, 901px\" \/><\/figure>\n\n\n\n<p>Ohio\u2019s Grants for Grads could be right for you if you haven\u2019t owned or co-owned your home for three years or more \u2014 if ever.<\/p>\n\n\n\n<p>If you graduated from college in the last four years, you could apply for a mortgage with a slightly discounted (.125% off) interest rate. But there\u2019s more. You can pair this option with a second, deferred-payment loan for 2.5% or 5% of the home\u2019s price: <a href=\"https:\/\/myohiohome.org\/downpaymentassistance.aspx\">your choice<\/a>! This helps cover your closing costs or down payment.<\/p>\n\n\n\n<p>Live in your new home for five years and poof! The second loan is forgiven.<\/p>\n\n\n\n<p>Qualified applicants will:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Hold a recent associate\u2019s, bachelor\u2019s, or post-grad degree.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Borrow from lenders that work with the Ohio Housing Finance Agency.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Fit the lender\u2019s debt-to-income guidelines.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Have a credit score that\u2019s at least 640 (or 650+ for an FHA-backed mortgage).<\/li>\n<\/ul>\n\n\n\n<p>Both your total income and the purchase price of the home you\u2019re buying must fall under a cap that\u2019s set by the county where you\u2019re buying. As with the Ohio Housing Finance Agency\u2019s assistance plan, the grad plan requires buyers to take the HUD-approved home buyer course, free of charge.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Not a First-Time Buyer? Look Into <em>Next Home<\/em>.<\/h2>\n\n\n\n<p>Maybe you are moving within three years of acquiring your current home\u2019s deed. So you don\u2019t count as a first-time buyer. But these days, who can afford the <a href=\"https:\/\/ohiohome.org\/partners\/documents\/NextHome.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">down payment on the next home<\/a>? Ohio gets it. Check out <em>Next Home<\/em>.<\/p>\n\n\n\n<p>With this option, qualified buyers sign up for a 30-year, fixed-rate mortgage loan. Pick your mortgage type: Fannie or Freddie? Or a government-backed loan? For any of these popular loans, <em>Next Home<\/em> kicks in 2.5% of the home\u2019s price for your down payment.<\/p>\n\n\n\n<p>The Ohio Housing Finance Agency approves lenders for <em>Next Home<\/em>. The approved lender will go over your finances to be sure:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You fit the lender\u2019s debt-to-income guidelines.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Your credit score is no lower than 640 (or at least 650, for an FHA-backed mortgage).<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Both your total income and the purchase price of the home you\u2019re buying fall under the county-based caps. Income caps on eligibility vary by county, and are usually set around $109K to $120K per household.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You can be ready to move into your new home within 60 days of closing day.<\/li>\n<\/ul>\n\n\n\n<p>Qualified buyers take the HUD-approved buyer course \u2014 again, at no cost to the mortgage borrower.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Doing Work for the Public\u2019s Wellbeing? Check Out the Extra Benefits for <em>Ohio Heroes<\/em>.<\/h2>\n\n\n\n<p>Much like the graduates\u2019 grants, <em>Ohio Heroes<\/em> loans discount the interest rates for conventional or government-backed loans. The discount is a quarter-point \u2014 not bad! If you pursue a job in public service, and the home you choose is not priced over the county limits, you could qualify.<\/p>\n\n\n\n<p>What\u2019s more, you could supplement an <em>Ohio Heroes<\/em> loan with the state\u2019s down payment assistance, described above.<\/p>\n\n\n\n<p>Whether you\u2019re a first timer or eligible for <em>Next Home<\/em> (see above), consider this option if your career is in:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Policing.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Professional or volunteer firefighting.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The medical professions.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Pre-kindergarten through 12th-grade education.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Active-duty or reserve military service. Vets and their surviving spouses can also apply.<\/li>\n<\/ul>\n\n\n\n<p>Here again, the <em>Ohio Heroes<\/em> loans are for people with modest incomes who can still measure up to the state-approved lender\u2019s debt-to-income expectations. Applicants must show a credit score of at least 640 (650 if applying for an FHA-backed mortgage). And they\u2019ll need to take the HUD-approved buyer education course (for free).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">DTI Holding You Back? Look at <em>Communities First<\/em> for Down Payment Help.<\/h2>\n\n\n\n<p>What is <em>Communities First<\/em> down payment assistance? It\u2019s a grant you can use with Fannie Mae, Freddie Mac, or government-backed mortgages. And it gives the borrower 3, 4, or 5% home equity right off the bat!<\/p>\n\n\n\n<p>If you don\u2019t plan to stay in the home long, or your debt-to-income ratio is a problem, this grant can give you a boost. Here are some key specifications:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>An applicant\u2019s credit score can be as low as 620.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>Communities First<\/em> cannot be used to buy co-ops, manufactured homes, or vacation rentals.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The new deed holder must move in no later than 60 days after closing.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The county household income caps do not apply, but individual borrower caps do.<\/li>\n<\/ul>\n\n\n\n<p>With <em>Communities First, <\/em>there is no second mortgage or lien place on the borrower\u2019s property. These are grants, not loans. Speak with an approved lender (find yours <a href=\"http:\/\/www.communitiesfirstohio.com\/for-homebuyers\/\">here<\/a>), and learn whether <em>Communities First<\/em> could work out for you.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">And Don\u2019t Forget to Look Into Local Home Buyer Assistance Opportunities.<\/h2>\n\n\n\n<p>Thanks to Quicken Loans<sup>TM<\/sup> for pointing out these gems, just waiting to be discovered by Ohio residents (and hopeful residents):<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Cuyahoga County:<\/strong> In <a href=\"https:\/\/cuyahogacounty.gov\/development\/residents\/down-payment-assistance-program\" target=\"_blank\" rel=\"noreferrer noopener\">Cuyahoga County<\/a>, the <em>Down Payment Assistance Program<\/em> could provide up to 17% of your total purchase funds. This must be the first home you\u2019ve bought in the past three years.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Columbus:<\/strong> Look into the <em>American Dream Down Payment Initiative (ADDI)<\/em>. This federally sponsored offering is a deferred, interest-free, forgivable loan. As of March 1, 2024, the <a href=\"https:\/\/www.columbus.gov\/Services\/Housing-Assistance-Programs\/Financial-Assistance-Programs\/American-Dream-Downpayment-Initiative\" target=\"_blank\" rel=\"noreferrer noopener\">City of Columbus<\/a> offers up to $15K for closing costs and\/or the buyer\u2019s down payment. You\u2019ll need to live in the home at least five years after closing.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Cincinnati: <\/strong>The <a href=\"https:\/\/choosecincy.com\/homeowner-renter-assistance\/american-dream-down-payment-initiative-addi\/\" target=\"_blank\" rel=\"noreferrer noopener\">City of Cincinnati<\/a> offers the <em>American Dream Down Payment Assistance Initiative (ADDI)<\/em>, too. The city publishes <a href=\"https:\/\/choosecincy.com\/wp-content\/uploads\/2024\/06\/2024-ADDI-Application-Packet_UpdatedFillablePDF.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">this PDF<\/a> with all the exciting details. As always, ADDI funds come with a five-year home occupancy requirement.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Summit County:<\/strong> <em>First Home, First Loan<\/em> is a deferred loan to support home purchases in <a href=\"https:\/\/co.summitoh.net\/pages\/First-Home-First-Loan.html\" target=\"_blank\" rel=\"noreferrer noopener\">Summit County, Ohio<\/a>. This package also matches the borrower\u2019s down payments 3-to-1, up to $12K. Home buyers <strong>in Akron, Barberton<\/strong>, and other counties have similar offerings, so don\u2019t miss them if you\u2019re looking in those areas.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Toledo: <\/strong><em>Home at Last<\/em> grants of around $7,500 help struggling <a href=\"https:\/\/toledo.oh.gov\/residents\/landlord-tenant-resources\/down-payment-assistance\" target=\"_blank\" rel=\"noreferrer noopener\">Toledo<\/a> residents buy free-standing homes or condos. The program promises closing in 21 days. \u00a0<\/li>\n<\/ul>\n\n\n\n<p>With these boosts, some sidelined home buyers really could be home at last.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Mortgage Tax Credit Certificates: How Do They Work?<\/h2>\n\n\n\n<p>The Ohio Housing Finance Agency runs a mortgage tax credit certificate initiative for people buying primary residences in the state. Here are the key points:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You\u2019ll need to meet certain DTI levels, county income caps, and home price caps.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>As an Ohio home buyer, even with a loan that isn\u2019t offered by an agency partner, you can get an IRS credit of up to $2K annually for mortgage interest paid \u2014 over and above the regular tax deduction!<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Whether or not you got an Ohio down payment boost, you can apply for the \u201cplus\u201d level mortgage tax credit for mortgage interest up to $2K. Note that the interest rate on the loan is nudged up a bit, so be sure to do the math. \u00a0<\/li>\n<\/ul>\n\n\n\n<p>Ohio also issues tax credit certificates at 30% for buying foreclosures, 25% for buying in an economically stressed area, and 20% for other homes. To qualify, seek out a participating lender.
