We\u2019re always just seeking to try to narrow those paths of destruction.\u201d<\/em><\/p>\n\n\n\n<p class=\"has-small-font-size\"><em>\u2014<\/em> Roy Wright, CEO, Insurance Institute for Business &amp; Home Safety<\/p>\n<\/blockquote>\n\n\n\n<p>KB Home, a large real estate developer, has just introduced the first U.S. \u201cwildfire-resilient community.\u201d It\u2019s built to meet a set of standards developed by the Insurance Institute for Business &amp; Home Safety. The builder has used special methods and materials in its Dixon Trail development, located in Escondido, near San Diego.<\/p>\n\n\n\n<p>But what does it mean to be resilient? Is KB Home\u2019s approach setting a new bar for <a href=\"https:\/\/www.deeds.com\/articles\/new-risks-for-property-owners-economic-and-physical-effects-of-climate-change\/\">climate-focused real estate<\/a>? Let\u2019s look at what we know so far.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">What Features Make the Dixon Trail Homes \u201cResilient\u201d?<\/h2>\n\n\n\n<p>The Insurance Institute for Business &amp; Home Safety has worked on a set of standards \u2014 for individual homes, and for the way multiple homes are arranged when built together. KB Home says its new development adheres to \u201cIBHS\u2019s highest level of protection\u201d from flames, embers, and heat. The purpose is to slow the spread of fires if and when they break out.<\/p>\n\n\n\n<p>The homes are built with:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Enclosed eaves and gutters, to prevent the buildup of dried leaves.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Exterior walls protected by noncombustible surfaces, such as stucco.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Windows made of tempered glass.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Fire-retardant (Class A fire-rated) roofs, decks and patios, doors, shutters and window frames.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Five-foot brush-free buffers surrounding the homes.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Flame-resistant vents that repel embers.<\/li>\n<\/ul>\n\n\n\n<p>The developer is currently managing the construction of 64 Escondido homes according to the strictest level of standards. So, the Dixon Trail homes are being marketed under the insurance group\u2019s <a href=\"https:\/\/wildfireprepared.org\/wildfire-prepared-home-plus-overview\/\" target=\"_blank\" rel=\"noreferrer noopener\"><em>Wildfire Prepared Home Plus<\/em><\/a> label.<\/p>\n\n\n\n<p>Then there\u2019s the way multiple new structures are spaced, when sited in one development. &nbsp;There\u2019s a label for that, too. The insurance group has trademarked a new <em>Wildfire Prepared Neighborhood<\/em> standard.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Expensive, and In Demand<\/h2>\n\n\n\n<figure class=\"wp-block-image alignright size-full is-style-rounded is-style-rounded--2\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"465\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2025\/04\/expensive-and-in-demand.webp\" alt=\"\" class=\"wp-image-6440\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2025\/04\/expensive-and-in-demand.webp 700w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2025\/04\/expensive-and-in-demand-300x199.webp 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/figure>\n\n\n\n<p>For the Dixon Trail layout, the KB Home company is getting a \u201cprovisional neighborhood-level designation.\u201d This indicates that the developers are using fire-prevention methods for the whole group of homes. They\u2019re hoping to keep enough distance from home to home, and to allow fewer pathways for fires to move and spread.<\/p>\n\n\n\n<p>Helping homes stand up to fires involves emerging techniques in landscaping, elevation, and design. These planning measures make initial fires less likely to form, and slower to spread, whenever a wildfire has started in the area.<\/p>\n\n\n\n<p>Landscaping precautions involve maintaining a ring around each individual home, clear of combustible plant matter. To guard against wind-blown embers, fencing is made of metal, not wood.<\/p>\n\n\n\n<p>Jeffrey Mezger, the CEO of KB Home, says the Escondido development is the first in the United States to meet the insurance group\u2019s wildfire resilience standards \u2014 both for the homes themselves, and the development as a whole. As we might imagine, fire-resistant features don\u2019t come cheap. The new houses \u201c<a href=\"https:\/\/www.cnbc.com\/2025\/03\/27\/kb-home-fire-resilient-community-california.html#:~:text=The%20homes-,range%20from%20%241%20million%20to%20the%20low%20millions%2C,-which%20tends%20to%20be%20a%20move%2Dup%20price%20in%20the\">range from $1 million to the low millions<\/a>.\u201d But KB Home is finding buyers. People have already started moving in.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Will This Become an Industry Norm?<\/h2>\n\n\n\n<p>California law now directs sellers to make <a href=\"https:\/\/www.deeds.com\/articles\/buyer-be-told-more-wildfire-risks-for-homes-in-california-and-beyond\/\">fire-related disclosures<\/a>. It also requires owners to apply \u201chome hardening\u201d techniques to protect the value of at-risk real estate. At the same time, insurance companies are balking at covering fire-prone areas. Wildfire damage has even led some companies to stop issuing homeowner\u2019s insurance to California deed holders. Even when insurance is offered in wildfire country, it\u2019s extremely expensive.<\/p>\n\n\n\n<p>With all that\u2019s going on, it\u2019s no surprise that builders, insurers, and other players in California\u2019s real estate sphere would focus on wildfire damage mitigation. Certainly, that focus is generating new industry norms. KB Home\u2019s fire-aware housing development is the latest example.<\/p>\n\n\n\n<p>Meanwhile, the California Association of REALTORS\u00ae has been ringing alarm bells about the rising number of deed transactions falling through as buyers struggle to get affordable insurance.<\/p>\n\n\n\n<p class=\"has-accent-5-background-color has-background has-small-font-size\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--20)\"><em><strong>The California Department of Insurance continues to press insurers to offer products\u00a0 for deed holders who are vulnerable to <\/strong><\/em><a href=\"https:\/\/www.deeds.com\/articles\/as-home-and-condo-insurers-back-away-whats-a-california-deed-holder-to-do\/\"><strong><em>climate-related disasters<\/em><\/strong><\/a><em><strong>.<\/strong><\/em><\/p>\n\n\n\n<p>Not that the real estate industry can be expected to fix this issue. It can only \u201cmitigate\u201d \u2014 offset risk to some degree. And it seems that goal, so far, is workable. In the recent Palisades disaster, some homes custom-built to meet fire-resistance standards did survive the fires while nearby homes didn\u2019t.<\/p>\n\n\n\n<p>The KB Home subdivision will be put to the test, if and when the new homes are actually in the line of fire. Roy Wright, CEO, Insurance Institute for Business &amp; Home Safety, explains that the KB Home development is \u201creally the test bed to show this and demonstrate\u201d its effectiveness.<\/p>\n\n\n\n<p>Wright says KB Home has similar developments in the works, and expects other firms to follow the trend. Most of the test grounds are in California, which, according to CoreLogic\u00ae, had more than 2 million properties at high to extreme wildfire risk as of 2024.<\/p>\n\n\n\n<p>States with at least a six-figure count of homes at extreme risk are (in order of the number of homes at risk): Colorado, Texas, Oregon, Arizona, New Mexico, and Idaho. A handful of southeastern states \u2014 North Carolina, Florida, Alabama, Georgia, and Mississippi \u2014 are just as notable for the sheer number of acres burned. Some areas in each state are more fire-prone than others. Due diligence matters.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">So, Let Us Be Clear Here\u2026<\/h2>\n\n\n\n<p>It does appear that \u201cfire resilient\u201d homes are going to appear in listings more and more. Not just in California, but in the various regions where wildfire outbreaks are rising in frequency. The insurers\u2019 group is bringing fire-resistant building models into construction industry expos. This is as much about making these regions safe for the insurance industry as it is about protecting people\u2019s lives and homes.<\/p>\n\n\n\n<p>And it bears repeating: a home marketed as fire-resilient isn\u2019t free of risk. In some ways, this concept could generate <em>additional <\/em>risk. Spacing out suburban homes would seem to promote sprawl \u2014 which is one of the noted <a href=\"https:\/\/phys.org\/news\/2025-01-extreme-weather-suburban-sprawl-fuel.html\" target=\"_blank\" rel=\"noreferrer noopener\">causes of wildfire risk<\/a>. (Granted, KB Home says the structures are being placed at least 10 feet apart \u2014 not exactly a huge buffer.) More pointedly, as the Insurance Information Institute reports, fire-suppression policies meant to rapidly put out wildfires to preserve real estate actually lead to the accumulation of brush that fuels more fires.<\/p>\n\n\n\n<p>There\u2019s one point we can make with certainty. Insurance expert Roy Wright is correct. No home is truly fireproof.
