So, federal officials now run a tip line, to get people to report suspicious behavior.<\/p>\n\n\n\n<p>The administration is so gung-ho about mortgage fraud that it\u2019s even accused New York Attorney General Letitia James of filing improperly completed mortgage applications.<\/p>\n\n\n\n<p>That\u2019s bullying, and the charges are untrue, says a representative of the A.G.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Tip Line Announced<\/h2>\n\n\n\n<p>Federal Housing Finance Agency Director William Pulte, the Trump administration&#8217;s top mortgage regulator, intends to collect reports of suspicious mortgage applications. &nbsp;An email address lets \u201canyone and everyone\u201d send tips, said Pulte on social media.<\/p>\n\n\n\n<p>Lying on a mortgage application is the typical example of mortgage fraud. To get a loan, or to get one with better interest rates, some buyers might claim to have more reliable sources of income than they have.&nbsp; They may say a home is going to be used for living purposes when they mean to rent it out. And so forth. As a white-collar crime, the manipulation of mortgage loans can lead to grand juries and exceptionally heavy penalties.<\/p>\n\n\n\n<p><em>Realtor.com<\/em>\u00ae noted that the new tip line appeared soon after Pulte announced firings of 100+ staff members at Fannie Mae, allegedly for ethics violations.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Who Is Bill Pulte?<\/h2>\n\n\n\n<p>William Pulte is a high-profile real estate developer. He\u2019s now directing the Federal Housing Finance Agency (FHFA) as a Trump appointee.<\/p>\n\n\n\n<p>Pulte has already revamped Freddie Mac and Fannie Mae, which answer to the FHFA. Pulte took over as the chair of both boards, after pushing the existing leadership out.<\/p>\n\n\n\n<p>Since then, Pulte\u2019s been actively using social media to condemn:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The work done by Fannie Mae and Freddie Mac to deter misleading or unfair loan requirements.<\/li>\n\n\n\n<li>The preparatory steps taken by Fannie and Freddie to prepare their portfolios for the effects of global heating.<\/li>\n\n\n\n<li>The efforts Fannie and Freddie have undertaken to help communities that have traditionally struggled buy homes. This includes providing down payment and closing cost assistance for first-time mortgage borrowers in underserved communities.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Initiatives by which builders included affordable homes in their developments.<\/li>\n\n\n\n<li>The availability of loans meant for renovating existing affordable housing.<\/li>\n\n\n\n<li>The prior administration\u2019s work to eliminate <a href=\"https:\/\/www.deeds.com\/articles\/fair-appraisals-matter-to-the-white-house-and-to-us\/\">appraisal bias<\/a>.<\/li>\n<\/ul>\n\n\n\n<p>Social media posts from the Federal Housing Finance Agency have announced suspensions of many of the above initiatives. Pulte also tweeted that Fannie Mae and Freddie Mac will be \u201cevaluating ways to \u2018recall loans\u2019 that have been obtained fraudulently.\u201d<\/p>\n\n\n\n<p>(\u201cLike Trump, FHFA head Bill Pulte favors governance by social media,\u201d wrote mortgage commentator <a href=\"https:\/\/www.scotsmanguide.com\/news\/like-trump-fhfa-head-bill-pulte-favors-governance-by-social-media\/\" target=\"_blank\" rel=\"noreferrer noopener\">Luke Baynes<\/a>.)<\/p>\n\n\n\n<p>Bill Pulte\u2019s FHFA is also rolling back the federal diversity, equity, and inclusion efforts of prior administrations. Pulte has declared DEI \u201cdead.\u201d And so the new administration is uprooting special help for those who have a harder time of <em>safely becoming deed holders <\/em>\u2014 say, because they or their families never inherited generational wealth.<\/p>\n\n\n\n<p>Is the rollback of assistance and protections for the underserved really the way an agency effectively fights fraud? You be the judge.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">But Wait! Didn\u2019t Trump Promise Affordable Housing?<\/h2>\n\n\n\n<p>Yes, you aren\u2019t imagining things.<\/p>\n\n\n\n<p>Upon inauguration, Trump ordered something called <a href=\"https:\/\/www.whitehouse.gov\/presidential-actions\/2025\/01\/delivering-emergency-price-relief-for-american-families-and-defeating-the-cost-of-living-crisis\/\" target=\"_blank\" rel=\"noreferrer noopener\"><em>Emergency Price Relief<\/em><\/a> for hopeful home buyers. The Trump order observed, correctly, that \u201cmany Americans are unable to purchase homes due to historically high prices\u201d but then blamed regulations, in part, for increasing builders\u2019 costs. The implication? Peel away federal oversight, and home prices will drop. Given all the tariff anxiety among builders today, it would be hard to make a case that the Trump administration is easing construction woes.<\/p>\n\n\n\n<p>Beyond that, the executive order is vague. It does not offer any guidance for actually lowering the price of homes for sale.<\/p>\n\n\n\n<p>At the same time, the administration is pushing to take Freddie Mac and Fannie May away from their oversight roles, and move them into the private sector.<\/p>\n\n\n\n<p>Here again, privatization, if it happens, will not assist struggling buyers. It will not bring us what we\u2019re all looking for: access to deeds.&nbsp;Instead, it will vastly enrich those who control the most shares of the firms being privatized.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">New York\u2019s Letitia James Becomes a Target<\/h2>\n\n\n\n<figure class=\"wp-block-image alignright size-full is-style-rounded is-style-rounded--2\"><img loading=\"lazy\" decoding=\"async\" width=\"500\" height=\"875\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2025\/05\/new-yorks-letitia-james-becomes-a-target-small.webp\" alt=\"\" class=\"wp-image-6522\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2025\/05\/new-yorks-letitia-james-becomes-a-target-small.webp 500w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2025\/05\/new-yorks-letitia-james-becomes-a-target-small-171x300.webp 171w\" sizes=\"auto, (max-width: 500px) 100vw, 500px\" \/><\/figure>\n\n\n\n<p>One day before announcing the tip line, Bill Pulte sent a letter to the federal Justice Department, referring New York State\u2019s Attorney General Letitia James for a criminal investigation. Pulte accuses A.G. James of, yes, falsifying information on mortgage applications. A grand jury has already begun sending subpoenas.<\/p>\n\n\n\n<p>A.G. James has \u2014 for years and with some degree of success \u2014 challenged Trump under New York\u2019s laws. Most readers will recall that just two years ago, A.G. James successfully prosecuted a civil case involving alleged fraudulent loan applications made by the Trump Organization. That case resulted in a $450+ million judgment against Trump\u2019s business. Trump himself has recently called James \u201ctotally corrupt\u201d and a \u201cwacky crook\u201d who should immediately leave her job.<\/p>\n\n\n\n<p>Now, Bill Pulte says James made false statements on loan applications.<\/p>\n\n\n\n<p>The online court reporting site <em>Democracy Docket<\/em> interviewed Prof. Will Thomas, who teaches business law at the University of Michigan. The prof said it\u2019s too early to know everything that may be in play, but the DOJ case against James has a number of strange aspects. First, mortgage fraud cases are not a core part of what the department pursues.<\/p>\n\n\n\n<p>\u201cEven if you zoomed in on white-collar fraud,\u201d <em>Democracy Docket<\/em> quotes the professor as saying, mortgage fraud would only amount to under one percent of the DOJ\u2019s regular case load. A.G. James would\u2019ve had to have committed fraud \u201cso egregious that the federal government needs to make this one of its 20 fraud cases this year,\u201d said the prof. It\u2019s hard to imagine that happened.<\/p>\n\n\n\n<p>Furthermore, federal officials are not known for amplifying their investigations through public media channels or talking about them at all. In this case, they are doing that plus a lot more. Federal spokespersons are accusing A.G. James of unethical conduct. They\u2019re tearing down her character in public. All of this makes the case against James unlikely to hold up to unbiased scrutiny.<\/p>\n\n\n\n<p>A representative has said Attorney General James \u201c<a href=\"https:\/\/www.bbc.com\/news\/articles\/c7vn1rymz38o#:~:text=will%20not%20be%20intimidated%20by%20bullies\" target=\"_blank\" rel=\"noreferrer noopener\">will not be intimidated by bullies<\/a>\u2014no matter who they are.\u201d<\/p>\n\n\n\n<p>Meanwhile, A.G. James is one of a group of state Attorneys General suing Elon Musk\u2019s DOGE for harming the public.
