It\u2019s an AI-powered tool that helps customers handle their own purchases, step by step. &nbsp;<\/p>\n\n\n\n<p>Homa also claims to cut out the pressure and bias that buyers face in the traditional market.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">How Homa Works<\/h2>\n\n\n\n<p>Buyers can use Homa around the clock. They can:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Schedule tours of homes and build direct relationships with the listing agents.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Make offers. Homa&#8217;s AI tools provide the equivalent of what agents call comps, to suggest a \u201csmart\u201d offer price. The website scores a hopeful buyer\u2019s influence in potential negotiations, with a data-based outlook. Homa considers factors like the length of time a given listing has been active, and the home\u2019s pricing as compared to similar homes in the area.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Draw up a legal contract, based on the state\u2019s model document.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ask the seller for a closing cost credit or price discount, as there\u2019s no buyer\u2019s agent commission. Homa says the buyer can save thousands of dollars by using its negotiation prompts.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Handle the escrow of funds, supported by an AI assistant.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Navigate through closing.<\/li>\n<\/ul>\n\n\n\n<p>Why the focus on buyers? \u201cWe\u2019re not trying to replace the listing agent,\u201d the Homa CEO explains. Given the set of potential liabilities involved in selling, he says, \u201cyou need someone to be there for you.\u201d<\/p>\n\n\n\n<p class=\"has-accent-5-background-color has-background has-small-font-size\" style=\"padding-top:var(--wp--preset--spacing--20);padding-right:var(--wp--preset--spacing--20);padding-bottom:var(--wp--preset--spacing--20);padding-left:var(--wp--preset--spacing--20)\"><em><strong>Looking to sell a home? There\u2019s an art to <\/strong><\/em><a href=\"https:\/\/www.deeds.com\/articles\/what-makes-a-good-real-estate-agent-and-how-do-i-find-one\/\"><strong><em>finding yourself a great agent<\/em><\/strong><\/a><em><strong>.<\/strong><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">But Is DIY Home Buying Safe?<\/h2>\n\n\n\n<p>New AI tech like this would encourage buyers to take the lead in big-money transactions. Is that a safe idea?<\/p>\n\n\n\n<p>Homa says it is. The CEO, Arman Javaverian, was once a Zillow senior director. So he knows the industry.<\/p>\n\n\n\n<p>Moreover, the company trains its AI on state laws and professional real estate courses. This is meant to equip buyers with a knowledge base that rivals agents\u2019 training. &nbsp;<\/p>\n\n\n\n<p>Homa, says its CEO, \u201cenables buyers to go toe-to-toe with listing agents\u201d and succeed.<\/p>\n\n\n\n<p>How successful can a buyer be? From the FAQ page: \u201cOn a $500,000 home purchase, you could save up to $12,500 or more compared to using a traditional buyer\u2019s agent.\u201d<\/p>\n\n\n\n<p>And what about at the seller\u2019s end? Javaherian, the CEO, says sellers\u2019 agents will benefit. Sellers\u2019 listings appear in front of Homa users. So does guidance for making offers on their homes. The company urges sellers to welcome interest from self-represented buyers. One big reason? It will be a faster journey to closing, says Javaherian.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rolled Out in Florida First<\/h2>\n\n\n\n<p>The first state where people will get a chance to try out this new platform is Florida.<\/p>\n\n\n\n<p>The company picked the state for the debut because of Florida\u2019s tech-friendly laws and regulations.<\/p>\n\n\n\n<p>On May 5, 2025, Homa\u2019s launch date, the company announced that the service \u201cenables buyers to navigate the home buying process completely unrepresented, removing the pressure, bias, and financial conflicts often associated with agents.\u201d<\/p>\n\n\n\n<p>In short, Homa says, the AI tool can lower the price of obtaining the deed to a home. AI could help us to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Predict where current deed holders might be willing to sell their homes \u2014 based on how long\u00a0 they\u2019ve lived in them, and the surrounding averages.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Create virtual tours and show buyers how interiors will look with the buyer\u2019s furnishings inside.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Help people find homes they\u2019ll like, in places they might not have thought to look for them.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Predict the value of various possible home renovations on the future sale of a home.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Study the success rate of licensed agents.<\/li>\n<\/ul>\n\n\n\n<p>Not everyone will want to avoid agents completely. But AI options can complement what an agent does. Buyers who do have agents can still get insights from Homa\u2019s data analysis tools.<\/p>\n\n\n\n<p>AI tools could especially attract the \u201cdigital-native\u201d younger generations. Actually, home shoppers in general may well be ready for innovation, Homa\u2019s leadership claims. Buyers know about agents\u2019 commissions today. They now sign off on these fees at the start. The buyer no longer automatically covers them.<\/p>\n\n\n\n<p>This may lead buyers to <a href=\"https:\/\/www.deeds.com\/articles\/paying-the-agents-in-post-commission-times-buyers-finally-have-a-say\/\">question the value of agents\u2019 fees<\/a> in some situations. They equip their customers to represent themselves.&nbsp;<\/p>\n\n\n\n<p><a href=\"https:\/\/galleon.io\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Galleon<\/a> is another example we\u2019ve covered in recent months. Its new, AI-driven set of tools is already available in 40+ states. With Galleon, the idea is to get people to stop sitting on real estate and start meeting hopeful buyers.<\/p>\n\n\n\n<p>Some people might sell, if they could do so without too much friction. Now, homeowners can simply state the price that would get them to sell. No need to set up a traditional listing.<\/p>\n\n\n\n<p>So, are Homa\u2019s plans to expand throughout the United States timely? To Homa, there\u2019s no time like the present to give people a \u201csmarter, more cost-effective, and more efficient way\u201d to manage a home purchase.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Self-Directed Buyers: What to Know<\/h2>\n\n\n\n<p>Plenty of folks could handle home purchase transactions themselves, with support of the latest data-driven tech. If you\u2019re thinking about going this route, keep these factors in mind:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>People have the power to use <a href=\"https:\/\/www.deeds.com\/forms\/\">forms to create their own deeds<\/a>. Parties to a deed transaction can still look to professionals to create purchase agreements, escrow accounts, and loan documents.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>To get a mortgage, an appraisal and inspection must happen.
