After getting through that process, the city got its bearings. Free from the weighty debt, Detroit could start spending on the people\u2019s needs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Over the past decade, a lot has happened. Services have improved. Renovations are evident throughout the downtown area. Businesses thrive in central Detroit, and in the city\u2019s outer corridors, too. &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For many hopeful buyers, Detroit, Michigan, is a prime destination.<a href=\"https:\/\/www.deeds.com\/recorder\/michigan\/\"><\/a><\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Seeking Your Deed in Detroit<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If you\u2019re thinking Detroit could have what you\u2019re looking for, now might be the time. The city has been gaining people over the last several years. But the real estate market, at least this year, is not super-competitive.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Metro Detroit home sales have been slowing down over the past year. With listings remaining on the market longer\u201425 days, on average\u2014a hopeful buyer can make a decision without feeling under pressure. It may be possible to get a break on the purchase price, or negotiate for needed repairs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Of course, the well-maintained (and fairly priced) homes do attract competition. And the ones that need work or aren\u2019t priced right are sitting for longer. &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Home prices across the metro area are rising gradually. Last year the median price was about $332K. This year, it\u2019s about $349K. In other words, property values are holding up, and that\u2019s usually good news for deed holders. Homes within Detroit\u2019s city limits can be much less expensive than the area median.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Also notable are Michigan\u2019s new restrictions on sales of houses to large businesses. This may give extra breathing room to people looking to buy affordable homes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Facts About Deeds in Detroit (Wayne County)<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Here are some facts from the Wayne County Register of Deeds:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.waynecountymi.gov\/files\/content\/mainsite\/v\/22\/government\/elected-officials\/register-of-deeds\/image001-1.png?w=686&amp;h=870\" target=\"_blank\" rel=\"noopener\">Deed fraud has been a felony in Wayne County (Detroit) since 2024.<\/a><\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The <a href=\"https:\/\/www.waynecountymi.gov\/files\/assets\/mainsite\/v\/1\/register-of-deeds\/documents\/2025.12.18-fee-notice.pdf\" target=\"_blank\" rel=\"noopener\">fee for recording<\/a> any deed, mortgage, or other instrument is $30.00 ($26.00, plus the $4.00 state survey and remonumentation fee if applicable), as of 2026.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Transfer tax must be paid at the time of recording. Documents cannot be recorded without the <a href=\"https:\/\/www.waynecountymi.gov\/Government\/Elected-Officials\/Register-of-Deeds\/Document-Recording\" target=\"_blank\" rel=\"noopener\">correct fees and taxes<\/a>.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Customers have been helped by appointment only since 2025.<a href=\"https:\/\/waynecountyregofdeedsappt.cxmflow.com\/index.html\" target=\"_blank\" rel=\"noopener\"><\/a>\u00a0\u00a0\u00a0<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The Wayne County Register of Deeds records various types of documents involving interests and transfers of property. The most common are deeds, installment contracts, financing statements, mortgages, and liens.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">On the Up and Up<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Detroit is an amazing city, for all it\u2019s been through. But through the 1980s and 1990s, many people moved out. Gun-related crime was a big issue.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">People who knew the city back then may be surprised at how far it\u2019s come. Detroit\u2019s crime is much diminished. The downtown and surrounding areas are looking spiffy, with shops thriving in the central city and along the corridor neighborhoods.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The cultural aspects of Detroit and its surroundings are legendary\u2014always were. Music venues, sports teams, history and style, and the Detroit Institute of Arts. There\u2019s the <a href=\"https:\/\/elliceengdahl.medium.com\/nine-quotes-about-detroit-city-of-doers-and-makers-47673f931e14\" target=\"_blank\" rel=\"noopener\">riverfront scenery on Canada\u2019s border<\/a>, the book clubs, the mix of industry and natural beauty. The culinary scene is a major attraction. Dearborn has some of the best Middle Eastern restaurants in the country.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Education as Revitalization<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The Detroit Regional Chamber, noting the correlation between education, achievement, and equity, recruited businesses into the mission of making college degrees and tech training available to the children and adults of Detroit. Businesses have invested heavily in the city. Michigan Reconnect, a statewide program offering tuition-free community college education, reinforces what the city is doing.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This year, the city has adopted a focus on education geared to an economy in transition on account of artificial intelligence (AI). This includes job market analysis and focus groups that assess learning. It also includes student counseling and coaching in the job market. &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The reshaped skyline and the wave of people coming in and buying homes are signals of Detroit\u2019s resilience. And the shaping of a tech-savvy, job-ready population shows a keenness to invest in the future.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Michigan Bets on Electrification and Robotics<\/h2>\n\n\n\n<figure class=\"wp-block-image alignright size-full is-style-rounded is-style-rounded--2\"><img loading=\"lazy\" decoding=\"async\" width=\"825\" height=\"632\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2026\/09\/michigan-bets-on-electrification-and-robotics.webp\" alt=\"\" class=\"wp-image-7748\" role=\"none\" srcset=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2026\/09\/michigan-bets-on-electrification-and-robotics.webp 825w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2026\/09\/michigan-bets-on-electrification-and-robotics-300x230.webp 300w, https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2026\/09\/michigan-bets-on-electrification-and-robotics-768x588.webp 768w\" sizes=\"auto, (max-width: 825px) 100vw, 825px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Meanwhile in Lansing, Governor Gretchen Whitmer is prioritizing innovation. The Department of Labor and Economic Opportunity has an Office of Future Mobility and Electrification. Leaders have just announced a $1.5 million round of tech grants. The money will support hydrogen fuels, electric car charging, smart transit, and related technology. Some examples of grant recipients are:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Boston Dynamics: An initiative to have Spot robots map, inspect, and patrol city environments.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Neology: Detroit hydrogen production and refueling for trucking.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Detroit Hydrogen Exchange: A project for converting waste management vehicles to hydrogen fuel cell power and running tests for real-world performance.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Connected Traffic Intelligence: Traffic light technology to reduce congestion.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Cargility, Inc.: A pilot program for portable equipment to help people with mobility challenges get in and out of cars.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Motmot: An underwater robotics platform for inspecting water infrastructure. \u00a0<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Whitmer calls Michigan \u201cthe best place to invest in clean energy innovation.\u201d The governor\u2019s office is promoting \u201cgood-paying jobs\u2026helping Michigan businesses grow and compete on a global scale.\u201d The state continues to fund transit tech startups and infrastructure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And the tech businesses are coming. Last year, an Apple Store moved into Detroit\u2014\u201cour first store in the heart of the Motor City.\u201d<a href=\"https:\/\/www.apple.com\/newsroom\/in-the-loop\/2025\/09\/apple-downtown-detroit-opens-september-19\/\" target=\"_blank\" rel=\"noopener\"><\/a>&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Potential Drawbacks to Consider<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">OK, it\u2019s cold. From mid-winter until April, it\u2019s a windy, snowy, bitterly cold place to be, and people from warmer climates need to brace themselves for this.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Another criticism of the city is its car-dependent design. Many home buyers today crave walkability. And they expect it in a large city. There is a new streetcar system, which goes some way to answering the critics, but the sprawling nature of Detroit is undeniable. The economy is still based on Detroit\u2019s \u201cMotor City\u201d identity, and local jobs may not pay as much as comparable jobs elsewhere.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There is no airport in the city. So if you\u2019re used to long-distance travel for work, you\u2019ll want to keep this in mind.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Detroit gets criticism for being gentrified, while some sections of the city that need it most receive little attention. As <a href=\"https:\/\/www.brookings.edu\/articles\/investment-without-displacement-how-a-surge-of-development-changed-and-didnt-change-one-detroit-neighborhood\/\" target=\"_blank\" rel=\"noopener\">researchers at Brookings<\/a> put the point:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>[A]s surrounding neighborhoods appreciated in value with increased amenities and services, rising costs pushed out the mostly Black, longtime residents\u2014excluding them from the benefits of development.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While it\u2019s setting itself up for long-term success, Detroit, like most big cities, could do better by some of its longtime residents.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">City on the Rebound<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Detroit isn\u2019t what it used to be. It\u2019s better.
