The fundamentals\nof buying real estate arguably haven\u2019t changed, but financial and technological\ntrends have. And with more people seeking houses than houses to be found, home\nprices have taken an upward path. Despite low mortgage rates, all first-time\nhome buyers face a challenging market.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">The\nGenerations<\/h2>\n\n\n\n<p>Here is the <a href=\"https:\/\/www.pewresearch.org\/fact-tank\/2019\/01\/17\/where-millennials-end-and-generation-z-begins\/\">generational\ntimeline<\/a> of&nbsp;current buyers:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Post-millennials (Generation Z): born after 1996<\/li><li>Millennials: born 1981\u20131996<\/li><li>Generation X: born 1965\u20131980  <\/li><li>Baby boomers: born 1946\u20131964 <\/li><li>Silent generation: born 1928\u20131945<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">The\nMillennial Catch-22<\/h2>\n\n\n\n<p>Millennials put off buying for longer than their parents did. Student debt ranks high among the reasons, causing more than 80%\u2014<a href=\"https:\/\/www.statista.com\/statistics\/751768\/millennials-who-delayed-home-buying-due-to-student-debt-usa-by-personal-income\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">including young adults\u00a0with above-average earnings<\/a>\u2014to delay buying homes. As of 2019, <a href=\"https:\/\/www.statista.com\/statistics\/595249\/millennials-live-in-their-parents-home-gender\/\">16%<\/a> of older U.S. millennials were living with their parents; and millennials in general have been <a rel=\"noreferrer noopener\" href=\"https:\/\/www.statista.com\/statistics\/608569\/home-purchase-outlook-usa-by-age\/\" target=\"_blank\">frustrated<\/a>\u00a0by their home buying prospects. Their situation is a Catch-22. If they could buy in a rising market, they could start building up assets. \u00a0<\/p>\n\n\n\n<p>That said, millennials do make up a hefty segment of <a href=\"https:\/\/money.usnews.com\/money\/personal-finance\/articles\/2015\/08\/05\/why-millennials-are-dominating-the-housing-market\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">first-time homebuyers<\/a>. And when they buy, they\u2019re swift. Boomers pore over the details and crunch the numbers more carefully. But millennials aren\u2019t necessarily remiss, as speed in today\u2019s market is essential.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Technology\nand Evolving Expectations &nbsp;<\/h2>\n\n\n\n<p>Technology\nmay also play a role in speeding up purchases, and how long buyers\nwill&nbsp;wait for approvals. Technology is changing what companies\nbuild,&nbsp;what buyers seek, and the timeline of buying. &nbsp;<\/p>\n\n\n\n<p>Indeed, technology is changing everything. Most obviously, it allows for easy browsing of properties and prices, which\u00a0is especially important to\u00a0<a href=\"https:\/\/www.nytimes.com\/2019\/11\/07\/realestate\/online-home-buying-by-generation.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">millennials and post-millennials<\/a>. The younger buyers depend heavily on their online research to make decisions, whereas tours with agents play the major role for older generations.<\/p>\n\n\n\n<p>Technology\nhas made homes smarter and&nbsp;more energy-efficient, and it&#8217;s made the process\nof borrowing and buying more transparent. Some of the most interesting shifts\ninvolve:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Smart\nhomes and tech-savvy seniors<\/h3>\n\n\n\n<p>Google, Lenovo, Amazon, JBL and several other companies have raised expectations for standard home amenities. Voice-controlled lighting and entertainment systems, remote-controlled and self-adjusting thermostats, connected security cameras,\u00a0video doorbells, as well as smart locks, clocks, and smoke detectors\u2014all are desirable features in today\u2019s homes for sale. Many of these innovations are just as attractive to people in the senior generations\u00a0as they are for millennials, as <a href=\"https:\/\/www.aarp.org\/home-family\/personal-technology\/info-2020\/future-smart-home-devices.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">smart homes support growing numbers of seniors<\/a> who wish to age in place. In senior living\u00a0and over-55 communities, smart home technology is increasingly <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/seniorhousingnews.com\/2018\/09\/10\/smart-home-technology-becomes-must-senior-living\/\" target=\"_blank\">senior-friendly<\/a>\u2014able to adapt to\u00a0older adults with compromised sight, hearing or motor skills.<\/p>\n\n\n\n<p>What\u2019s next in the senior housing space? It\u2019s becoming a test ground for a new trend in accessibility: self-driving cars. The California company Voyage is already working on creating <a href=\"https:\/\/www.govtech.com\/fs\/automation\/Autonomous-Vehicles-Slowly-Merge-into-Real-Life-Traffic.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">driverless car retirement communities<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Mortgage\nApps and Fintech<\/h3>\n\n\n\n<p>Need a mortgage? <a href=\"https:\/\/www.nerdwallet.com\/reviews\/mortgages\/rocket-mortgage\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Now, there&#8217;s an app for that<\/a>. With the\u00a0consent of the users,\u00a0the app to retrieves bank account information, then promptly informs the users how much they\u2019re qualified to borrow. It\u2019s a harbinger of future\u00a0trends.\u00a0We can expect financial technology, or fintech, to seep into tasks which were once the sole province of brokers, insurers, and title agents, as:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Deed information is becoming easy to find online.<\/li><li><a href=\"https:\/\/www.deeds.com\/articles\/the-real-estate-deal-decluttered-blockchain-and-deed-recording\/\">Blockchain technology<\/a> is now being implemented to ensure title integrity.<\/li><li>Real estate financial markets are increasing their efficiency and transparency.<\/li><\/ul>\n\n\n\n<p>It&#8217;s looking\nlike technology could go a long way in simplifying and democratizing&nbsp;the\nreal estate market. Still, cities and counties will need to make technology\naccessible, and help ensure level playing fields.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The\nStruggle for Sustainability<\/h2>\n\n\n\n<p>Millennials are drawn to walkable,\u00a0<a rel=\"noreferrer noopener\" href=\"https:\/\/www.statista.com\/statistics\/782364\/share-of-millennial-home-buyers-in-selected-cities-usa\/\" target=\"_blank\">urban<\/a>\u00a0living, and many buyers today seek\u00a0<a href=\"https:\/\/www.deeds.com\/articles\/owning-a-co-op-different-from-traditional-real-estate\/\">condos or co-op living<\/a>. Community gardens, common areas with workspaces, and other shared amenities comprise significant segments of urban and suburban homeownership today. No real estate website is complete without\u00a0walkability ratings. In a significant financial trend,\u00a0<a href=\"https:\/\/www.pwc.com\/jg\/en\/publications\/etre_us_2019_report.pdf\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">institutional\u00a0investors<\/a>\u00a0are making purchases based on\u00a0sustainability.<\/p>\n\n\n\n<p>Behind the trend is increasing concern about climate. Coastal\u00a0real estate\u00a0is\u00a0<a rel=\"noreferrer noopener\" href=\"https:\/\/wamu.org\/story\/19\/11\/13\/rising-waters-are-swallowing-a-chesapeake-education-center-forcing-it-to-close\/\" target=\"_blank\">sinking<\/a>\u00a0and cities must respond.\u00a0Washington D.C., for example, is developing a <a href=\"https:\/\/resilient.dc.gov\/page\/climate-action\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">resiliency plan<\/a>,\u00a0aiming to make D.C. \u201cclimate resilient\u201d by 2050. Throughout the next 30 years in D.C. and elsewhere, we&#8217;re expecting a big push for sustainability-related redevelopment\u2014and a lot of flood damage. Property insurance policies will\u00a0be raising\u00a0their premiums accordingly, placing another burden on the younger generations of owners.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Other\nTrends and Issues to Watch<\/h2>\n\n\n\n<p>There&#8217;s an app for home flipping, too. Companies are offering cash for homes in the\u00a0<a href=\"https:\/\/www.bankrate.com\/real-estate\/ibuying\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">iBuyer<\/a>\u00a0market. These platforms are here to stay, judging by the major real estate companies involved. Redfin has partnered with iBuyer pioneer Opendoor, while Keller Williams collaborates with Offerpad. And there&#8217;s the Zillow\u00a0Offers\u00a0app. Today, this market segment accounts for less than 1%\u00a0of sales, but the portion is much higher in certain cities, and rising overall. The key benefits to the sellers? Fast cash and convenience. The main drawback? Sellers\u00a0get\u00a0less than the market value of their homes, because of the high fees.<\/p>\n\n\n\n<p>Another\nissue to watch is risk management for online fraud, personal data breaches, and\nphysical crimes.&nbsp;The risks are&nbsp;ever-present in the real estate world\nas people become dependent on apps and smart features. Today, the way we show,\nsell, buy, and keep records about our homes,&nbsp;and the way we live them, all\nprovide potential entry points for security breaches.<\/p>\n\n\n\n<p>The iBuyer trend and security issues, in fact, overlap. Until iBuyer platforms\u00a0catch\u00a0up on its security issues, anyone can pretend to be a potential buyer over the phone, and attempt to obtain physical access to a property. <a href=\"https:\/\/magazine.realtor\/daily-news\/2019\/09\/12\/are-ibuyers-opening-the-door-to-squatters\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Be careful out there<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Never\nto Old to Buy<\/h2>\n\n\n\n<p>As noted earlier, some <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2019-11-08\/young-homebuyers-vanish-from-u-s-as-median-purchasing-age-jumps\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">adults have been putting off buying<\/a> in this market. Know that it&#8217;s never too late to become a home buyer. No matter where you are on the generational scale, if you can afford a down payment and qualify for a mortgage, can assume the financial risks of the market, and\u00a0don&#8217;t mind handling (or sharing) the maintenance, home buying has well-known benefits.<\/p>\n\n\n\n<p>And if you do decide to buy as a boomer or older, know your rights. As long as you&#8217;re of legal age to sign a contract, you can buy a home.\u00a0<a href=\"https:\/\/www.consumer.ftc.gov\/articles\/0188-mortgage-discrimination\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Age-related mortgage discrimination<\/a>\u00a0violates\u00a0the law. Mortgage brokers and lenders may ask for documents that show your age,\u00a0but they may <em>not<\/em>\u00a0deny you a loan\u00a0on account of your age. And it&#8217;s your right to know\u00a0specific reasons why you were turned down, or why\u00a0certain terms appear in your approval.<\/p>\n\n\n\n<p>At any stage\nof life, may you enjoy&nbsp;your home buying journey.&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Are generations different in their approach to buying real estate?
