A deal can take months, with a string of third parties\nshowering sellers and buyers with fees and paperwork. Those with inside\nknowledge have an edge in the market, while the ordinary person\u2019s buying\nprocess is steered by experts and administrators. <\/p>\n\n\n\n<p>Can technology put ordinary homeowners and home shoppers in\nthe driver\u2019s seat?<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Simplicity and Transparency<\/h2>\n\n\n\n<p>Residential real estate technology is making transactions simpler\nand more transparent. Key advancements include:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Online databases with ever-increasing stores of\ninformation available to the general public. &nbsp;<\/li><li>Faster closings, thanks to technology such as\nelectronic notarization, and remote notarization of deeds over webcams.<\/li><li>3D home staging and virtual open houses.<\/li><\/ul>\n\n\n\n<p>Granted, some sellers and buyers are not tech-savvy, and\nmany brokers and mortgage specialists still prefer traditional, in-person\nmeetings at key junctures of a home sale. But those junctures are precisely\nwhere the Spring 2020 stay-at-home rules <a href=\"https:\/\/www.deeds.com\/articles\/buying-a-home-how-covid-19-has-changed-the-game\/\">forced\npeople and organizations to adopt the latest tech knowledge<\/a>. Read on\nfor the most interesting ways technology is shaping the present and future of\nreal estate sales.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Real Estate Meets Property Tech <\/h2>\n\n\n\n<p>We\u2019re all used to online submissions of paperwork\nsurrounding the conveyance of property. The technology sector continues to\nbecome ever more enmeshed with the practice of selling real estate. The rise of Zillow has made owners\u2019 and brokers\u2019 listings available to any seller or buyer with internet access. \u00a0<\/li><li>In times of social distancing, innovations such as Zoom and Facebook Live are helping realtors meet their clients\u2019 needs for both safety and convenience.<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Seeking the \u201cHassle-Free\u201d Real Estate Transaction <\/h2>\n\n\n\n<p>It was only a matter of time for companies that list\nproperty to begin trading it. SoftBank has invested hundreds of millions in the\nresidential real estate startup Opendoor. The concept: an iBuyer model. Its message:\n\u201cthere\u2019s an app for that\u201d when it\u2019s time to buy a house. Since Opendoor burst\non the scene in 2014, several other iBuyers have become active in various\nregions of the country. Zillow Offers integrated the iBuying model, as did a\nnumber of big-name real estate firms. <\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-style-large is-layout-flow wp-block-quote-is-layout-flow\"><p>In 2020, a pandemic put iBuyers on hold. But reports of the model\u2019s demise have been greatly exaggerated.<\/p><\/blockquote>\n\n\n\n<p>The iBuying concept has taken real estate shopping in a new direction. It is opening doors to homes by remote control. Buyers can read real-time details about how many people have viewed the home, while artificial intelligence can ferret out potential buyers even before the home goes on the market. Newer advancements include <a href=\"https:\/\/therealdeal.com\/national\/2019\/08\/29\/ibuyer-startup-opendoor-launching-new-home-loan-program\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">home loans through the iBuying companies Opendoor and Zillow<\/a>. The model has evolved into a one-stop home shopping experience. <\/p>\n\n\n\n<p>And by selling with iBuyers, a homeowner can get a cash offer in as little as one day. Brokers enjoy high <a href=\"https:\/\/www.realtor.com\/advice\/sell\/what-is-an-ibuyer-a-guide-to-ibuying-pros-cons-costs\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">commissions<\/a> and customers get quick closings. Win-win? Many people think so. <\/p>\n\n\n\n<p>Stories about the model\u2019s demise came out during the early part of the Covid-19 pandemic, but these reports have been greatly exaggerated. After a <a href=\"https:\/\/www.forbes.com\/sites\/dimawilliams\/2020\/05\/08\/real-estate-ibuyers-are-back-in-the-game-after-coronavirus-hiatus\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">temporary halt<\/a> in early 2020 due to public health concerns, Opendoor, Offerpad, Zillow and Redfin are all busy getting cash offers to sellers with this new way of doing real estate business.<\/p>\n\n\n\n<p>The iBuying business model has its risks. A precarious economy presents a test for it. If people have trouble qualifying for mortgages, the big iBuyers, who buy homes from sellers essentially to flip them, could wind up holding thousands of empty homes. On the other side of the coin, because it skips the open house phase, iBuying is uniquely adaptable to the social distancing era. \u201cMost importantly,\u201d as <a href=\"https:\/\/www.mikedp.com\/articles\/2020\/3\/17\/unintended-advantages-ibuying-in-a-world-of-social-distancing\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Mike DelPrete has observed,<\/a> \u201cselling a home to an iBuyer provides\u00a0certainty in a time of uncertainty \u2014 and we are definitely in a time of uncertainty.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Exciting Innovations Ahead: Smart Home Tech<\/h2>\n\n\n\n<p>Smart home&nbsp;technology is changing house hunting. It\u2019s\nchanging the selling process. It\u2019s changing the way we live in our homes.\nHere\u2019s just a sampling of the changes we\u2019re seeing.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">New Ways to Explore Houses <\/h3>\n\n\n\n<p>Virtual reality (VR) and augmented reality (AR) turn floor\nplans and images into 3D experiences. We can now enter an interactive scene that\nmakes a realistic walkthrough possible from wherever we are. Look for AR \u2014 and\nrelated gadgets, like smart glasses \u2014 once we have a major rollout of 5G. Look also\nfor mobile real marketing through QR codes (the digital, square barcodes people\ncan read with their smartphones) in towns and cities.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-style-large is-layout-flow wp-block-quote-is-layout-flow\"><p>What constitutes transparency, accountability, and the ethical use of data? The debate will continue.<\/p><\/blockquote>\n\n\n\n<p>Smart home technology inside houses is already becoming\nmainstream. It can help keep people secure, well, and active. It can adjust the\nindoor climate, and lessen our impact on the outdoor climate. Residents\u2019 data\ncould shape the future of building design, with artificial intelligence picking\nup on the impacts of aspects of our home environment on stress levels and\noverall health. <\/p>\n\n\n\n<p>At the same time, wherever information is tracked, people have\nquestions about how personal information is gleaned, sifted, and used. We can\nexpect continued debate about what constitutes the ethical use of data.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Fintech and Proptech<\/h3>\n\n\n\n<p><em>Fintech<\/em>, or financial technology, refers to innovative\nstores or value and payment methods, from the wallets in our smartphones to\ndigital currency. Real estate employs specific types of fintech, such as secure\nmoney wiring portals for loans. What else is in the cards?<\/p>\n\n\n\n<p>Consider <em><a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.sbs.ox.ac.uk\/sites\/default\/files\/2018-07\/PropTech3.0.pdf\" target=\"_blank\">proptech<\/a><\/em>, a term coined by blending property and technology \u2014 just as financial technology became fintech. Proptech includes apps that make the housing market more accessible to non-experts. It also helps with the day-to-day activities involved in real estate decisions. For example, companies have begun to use <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.housers.com\/blog\/en\/proptech-new-fintech\/\" target=\"_blank\">geolocation in housing search apps,<\/a> so users get an alert when they\u2019re near a house for sale. Another recipient of SoftBank funds, <a href=\"https:\/\/www.inquirer.com\/real-estate\/housing\/compass-philadelphia-real-estate-brokerage-agents-start-up-technology-concierge-zillow-20190801.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Compass<\/a>, has created a smart for-sale sign that lights up when someone approaches to offer details about the home by sending the curious to an app.\u00a0<\/p>\n\n\n\n<p>Blockchain may turn out to be the next proptech game-changer,\nbut adoption depends on whether regulators and industry groups decide to buy in.\nThe promise of <a href=\"https:\/\/www.deeds.com\/articles\/the-real-estate-deal-decluttered-blockchain-and-deed-recording\/\">blockchain\nas a property technology<\/a> is that transactions will be recorded in an\nerror-free and automatic process, and transfers will occur according to the precise\nterms of the deal. Blockchain as proptech could also offer a remedy for the\nimperfections of surveys and title searches.<\/p>\n\n\n\n<p>Blockchain, of course, began with bitcoin, but whether\nbitcoin will be the main store of value is unknown. Some have proposed the idea\nof a <em>propcoin <\/em>specific to the property sector. The idea will be to\nincrease liquidity and reduce bureaucracy in at least some segments of the real\nestate market.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Key Question for the Future <\/h2>\n\n\n\n<p> Technology will continue to play an integral role in the future of real estate. The use of apps to channel transactions and enhance our enjoyment of real estate is clearly in the picture.
