Yet single buyers make up a good portion, too. Some are going solo on account of divorce or a loss of a former life partner. Some, happily independent, are making a commitment to a place for years into the future. And some just want to put apartment living in the rear-view mirror. \u00a0\u00a0<\/p>\n\n\n\n<p>Solo buying can be thrilling and daunting at the same time. The\nfirst goal is confidence in the loan approval process. Some solo home shoppers\nwonder if they\u2019re ever going to succeed in bidding, given the buying power of\ndual-income couples looking in the same area. For many, the burning question\nis: What if I\u2019m mentally ready to buy, but maybe not making the kind of money\ntoday\u2019s mortgage lenders expect?<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Sole Income Paradox <\/h2>\n\n\n\n<p>The paradox here is that if you <em>don\u2019t<\/em> push through the process to buy a house, townhome or condo, you may be missing the best way to <a href=\"https:\/\/www.deeds.com\/articles\/buying-a-house-to-save-money-its-a-tried-and-true-method\/\">build wealth<\/a>. Buying and carefully maintaining a modest property in an <a href=\"https:\/\/www.corelogic.com\/news\/prepare-for-a-cooldown-corelogic-reports-home-prices-were-up-in-may-but-could-slump-over-the-summer.aspx\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">undervalued<\/a> area may be the best combination to achieve home value appreciation.\u00a0 <\/p>\n\n\n\n<p>If you\u2019re going solo, you do have a significant \u2014 though\nunspoken \u2014 advantage. You aren\u2019t at risk of divorcing and suddenly having to\nsell in a difficult market. You\u2019ll be able to wait out the dips and downturns,\nand sell when it\u2019s most advantageous. If you have a fixed-rate mortgage, the\ncost of holding your house while it appreciates should be predictable. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Single Woman and Home Buying<\/h2>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.deeds.com\/articles\/wp-content\/uploads\/2020\/08\/single-female-home-buyers.jpg\" alt=\"Image of a woman standing on the porch of a house in front of a door. But the gender pay gap presents hurdles for many single women when they seek mortgage approvals. How do they do it? <\/p>\n\n\n\n<p>For some, outside-the-box financing strategies, including <a href=\"https:\/\/www.fha.com\/fha-downpayment-grants\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">assistance with down payments and closing costs<\/a>, can make a purchase happen. Or they might pool their resources. More on that option in a moment. <\/p>\n\n\n\n<p><strong><em>Pro tip:<\/em><\/strong> Looking as early as possible is\nextremely helpful in this market. If you can take the time to make dozens of\nlow offers, chances are higher that you\u2019ll find a seller who has a purchase\nagreement fall apart \u2014 because other interested home shoppers couldn\u2019t obtain\nfinal mortgage approvals or couldn\u2019t sell their current properties.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Sole Ownership and Estate Planning <\/h2>\n\n\n\n<p>When the deed names just one person, no&nbsp;<a href=\"https:\/\/www.deeds.com\/articles\/hows-your-property-vested-it-matters-as-much-as-your-will-or-trust\/\">vesting\ndecisions<\/a> are necessary. The real estate is titled in the name of\nthe sole owner, without the interest automatically transferring to any other\nowner after death. With <em>sole ownership<\/em>, when the one homeowner passes\non, the home title can be conveyed, by a will, to anyone the homeowner chooses.\n<\/p>\n\n\n\n<p>Other options are available if avoiding probate is your\ngoal; speak with a local attorney who focuses on wills, estate and trusts to\nlearn more. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">When Single People Buy as Co-Owners<\/h2>\n\n\n\n<p>Two or more single buyers may opt to pool their resources, buy\nas co-owners, and vest as <a href=\"https:\/\/www.deeds.com\/articles\/owning-property-in-unequal-shares-as-tenants-in-common\/\">tenants\nin common<\/a><em>.&nbsp;<\/em>This way they, too, may bequeath their\ninterests to designated beneficiaries. <\/p>\n\n\n\n<p>This kind of vesting offers flexibility in dividing up the\ninterests in the asset, too. When the co-buyers decide to vest as tenants in\ncommon, they may designate different percentages of interest on the title, thus\ninvesting in different sized shares of the whole property. This way, a person\nwith a stronger credit profile help place another person in a position to buy. Each\nco-owner may chip in for different portions of the maintenance needs, too. <\/p>\n\n\n\n<p>Vesting has a lot to do with passing property along. Wherever\nthere are two or more co-owners living in a house together, no matter their\nages, it\u2019s important to consider how things will play out if one of the\nco-owners passes away while the group still shares the house. A beneficiary\nnamed in one co-owner\u2019s will would become a&nbsp;tenant&nbsp;in common with the\nother owners, and they might not even know each other. <\/p>\n\n\n\n<p>Alternatively, the owners can own the house as joint tenants\nwith rights of survivorship. They\u2019d need to be comfortable having equal shares.\nThese interests automatically bypass probate. The surviving co-owner(s) would automatically\nabsorb the deceased owner\u2019s interest (but should still go through the process\nof <a href=\"https:\/\/www.deeds.com\/articles\/should-you-remove-a-deceased-owner-from-a-real-estate-title\/\">changing\nthe deed<\/a>). <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How to Succeed, What to Watch: Top 10 Tips for the Single Home Buyer<\/h2>\n\n\n\n<p>Every situation is unique, and <em>Deeds.com <\/em>cannot give\ncase-specific real estate law advice. What we can offer are ten general rules\nfor protecting yourself from risk when you buy a home on your own. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 1. Find a great agent. <\/h3>\n\n\n\n<p>Get this one right, and all the rest should fall into place\nnicely. Ask friends who have purchased homes in the area to recommend an agent\nwho will work hard for you and share tips only a seasoned, local expert can\ngive. &nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 2. Try to save 20% for a down payment. <\/h3>\n\n\n\n<p>This is going to take some serious saving. Consider that\nyou\u2019ll need $34,000 to put 20% down on a $170,000 condo. But putting 20% down will\nput you in strong starting position for dealing with your mortgage debt \u2014 and\nit\u2019ll spare you the costs of private mortgage insurance, which can take the joy\nout of a low interest rate. And if property values drop, you\u2019ve already made a\ngood start on equity building, so you\u2019ll be in a better position to stay above\nwater.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 3. Anticipate all key costs. <\/h3>\n\n\n\n<p>Get an estimate on your closing costs. You\u2019ll also need to\npay for homeowner\u2019s insurance, a home appraisal and inspection, the title\nsearch, local taxes, new furnishings, and the cost of your move. Then there\u2019s\nthe upkeep and home maintenance costs. If you\u2019re struggling to come up with the\nfunds to cover it all, seriously consider finding a co-buyer or saving up more\nbefore making your move.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 4. Compare lender fees and interest rates. <\/h3>\n\n\n\n<p>Ask your mortgage specialist to look for more than one\nlender\u2019s quote and fees. Compare mortgage rates from two or three lenders if\nyou can, or more. Seemingly small differences add up to a lot of money over\ntime.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 5. Use credit lines strategically. <\/h3>\n\n\n\n<p>Ask the mortgage expert how to best improve your credit when\nyou begin the application process.&nbsp; Getting\na new card or using credit to make significant purchases will impact your\ncredit report and possibly throw your loan approval process out of whack. Avoid\napplying for new lines of credit \u2014 unless your mortgage specialist says you\nneed to expand your use of credit. Major cards offer significant strength to a\ncredit profile. Store cards, not so much. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 6. Have your pre-approval ready when you go home\nshopping. <\/h3>\n\n\n\n<p>In today\u2019s market, it\u2019s important to show sellers you\u2019re\nready to get your mortgage and move quickly when they are. Try to shop for a home\nthat won\u2019t max out your approval amount. That puts you in good shape after you\nmove in and an appliance breaks. (The seller might offer to buy you a home warranty;\nthat\u2019s nice, but it\u2019s likely chock full of limitations.)<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 7. Invest in a homeowner\u2019s insurance policy. <\/h3>\n\n\n\n<p>You have to pay for title insurance, but that covers the\nlender\u2019s risk. With a homeowner\u2019s policy, you guard your own interest against <a href=\"https:\/\/www.deeds.com\/articles\/7-common-title-problems-in-real-estate-deals\/\">unexpected\ntitle defects<\/a> that the professional title search could be missing.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 8. Be an active participant in your new home\u2019s\ninspection. <\/h3>\n\n\n\n<p>Before coming to a final agreement and the closing table, you\u2019ll\nhave a home inspection done. Typically, the current owner leaves the home so\nyou and your agent may speak freely with the inspector. Be sure the inspector will\nhave unfettered access. After the report comes back, your agent will help you\nnegotiate with the seller for appropriate price discounts or fixes for any\nsignificant issues. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 9. Find a home that\u2019s a good investment. <\/h3>\n\n\n\n<p>A good strategy is to seek out a home in a popular location,\nat an attractive price. And you don\u2019t need to be a parent to care about the\nschool district\u2019s reputation. It is a major factor in home value. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Tip 10. Find a home you\u2019ll enjoy. <\/h3>\n\n\n\n<p>What\u2019s important to you: walkability and local parks? A\ntrain station? A farmer\u2019s market? A place that\u2019s tucked away from highway noise\nor flight paths? A south-facing patio? Hardwood floors? Look for the\ncharacteristics \u2014 inside and out \u2014 that will make your home enjoyable to live\nin for a period of years. &nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Embrace the Journey<\/h2>\n\n\n\n<p>It\u2019s a good feeling to achieve homeownership \u2014 for sole\nbuyers as well as couples. And it\u2019s typically a good financial decision. <\/p>\n\n\n\n<p>Paying off a fixed-rate mortgage is a stable expense, and in return you build up equity in a valuable asset. With a bit of luck and continued focus, in <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.bankrate.com\/mortgages\/5-year-real-estate-rule\/\" target=\"_blank\">five to ten years<\/a> you\u2019ll have earned the down payment for your next home with this one.
