This enhanced life estate deed is a document that transfers ownership of real property, while reserving full access to the property for the duration of the grantor's life. It allows the original owner (grantor) to remain on the premises with the rights to use or dispose of it at will, with no penalty for waste. The grantor may even reconvey the property to someone else without the grantee's knowledge. The grantee under the deed reserving a life estate for the grantor is not entitled to possession of the property until the grantor dies.
When the enhanced life estate is applied to a quitclaim deed, the transfer of ownership is completed upon the death of the life tenant, but there are no warranties of title.

Review: I am still in the trial stage. I am an older lawyer. Any help I can get is worth it. Once you get used to the format and data fill in the deed thing is excellent. Very professional if not a little slow. I have only done three deeds in one state so I will have to see how it goes. I like the product and their attitude towards pleasing the customer. Review: The Lady Bird Deed appears to be fine with me as are the instructions. However, there apparently are no specific laws in Texas addressing them other than they are OK. The problem is that lenders are surely going to use them as triggers for their due on sale clauses, especially as the current small mortgage rates begin to increase. The solution to that seems to be to sign and have them notarized, but not to record them unless the holder needs to enforce the provisions. It seems to me that you should consider your solution to that problem in your instructions.
