This form must be filed for each conveyance of real property from a grantor/transferor to a grantee/transferee. Included are line-by-line instructions with a list of New York transfer tax exemptions. Schedules (TP-584.1) are only needed for conveyances pursuant to or in lieu of foreclosure or pursuant to a secured party’s enforcement of a lien or other security interest, conveyances that consist of a mere change of identity or form of ownership or organization, and conveyances for which credit for tax previously paid will be claimed.

What is the New York Short Form Mortgage?

A mortgage is a conveyance of title to property that is given as security for a loan until the grantor (borrower) repays the lender according to terms defined in an attached promissory note. It contains a lien against the security property that ends when the debt is repaid.

The short form mortgage covers the requirements for most non-institutional lenders. In addition to any other necessary documents, the short form adds another step of recording a master form mortgage.

A master form mortgage is a blank, unsigned long form mortgage with a special cover sheet attached, requesting recording for reference purposes only. By referencing the recorded instrument information on the master mortgage, all rights and obligations of the parties are preserved. Because this document contains fewer pages, it's generally less costly to record the short form mortgage.

Review: Your instructions and sample are geared towards businesses. It would have been helpful to have included some for us individuals as married couples as well. I also recall one or two spelling errors on the form that I could not fix, and the instructions seem to be for a prior form. This particular registry also required a stamped self-addressed envelope for return of documents. Hey, you asked! Overall, pleased.

Review: I have been researching for months to figure out how to remove deceased owner of property with right of survivorship in Florida. The County Clerk was not helpful. They refer you to get legal advice which is expensive. So hopefully by completing these forms I can actually complete the task.
