Oklahoma Quitclaim Deed

To convey property with a quit claim deed in Oklahoma, the grantor must be at least 18 years of age. A properly executed Oklahoma quit claim deed will convey all the right, title, and interest that the grantor has in the real property described in the instrument (Okla. Stat. 16-18). This type of deed does not include warranties, which means the grantor does not make any covenants as to whether or not he has any actual interest in the property or the power to convey it. A quit claim deed in this state can be used by an individual or corporation and can be created with or without a survivorship clause. A quit claim deed is recognized in making a determination of marketable title in Oklahoma(Okla. Stat.16-53).
