The Recorder of Deeds is responsible for recording and maintaining real property records in Jackson County.

Both office locations process walk-in submissions. Address all mailed documents to the Independence office.

Recording Fees

The fee to record a deed is $21 for the first page, and $3 for each additional page.

Document Formatting Requirements

- Documents should be submitted on 8.5 x 11 inch white or light colored paper without watermarks or other visible inclusions. Printing on documents can be single sided only. The font size is 8-point minimum.

- The first page of a document should have 3 inches horizontal margin from left to right for recorder's use and minimum of 0.75-inch margins on all sides and bottom. Subsequent pages need a margin of .75 inches for all sides.

- Below the 3 inch space reserved for the recorder, the following information should be given: Title of Document, Date of Document, grantor(s) names, grantee(s) names, any statutory addresses, a legal description of the property, and reference book and pages for statutory requirements, if applicable. If there is not sufficient room on the first page for this information, there should be a reference to the document page that contains the information needed.

- Documents may not have any attachments affixed to any page, except a firmly attached label with a bar code or return address label.

- Multiple page documents can be stapled together, but may not be bound in any other way.

- All signatures should be legible and dark enough to be reproduced. Printed, typed, or stamped names should appear beneath all signatures contained in the document.

CERTIFICATE OF VALUE
* All documents that transfer real estate ownership must be accompanied by a Certificate of Value form at the time of recordation.
* The Certificate of Value form must be filled out by the buyer or their agent.
* The full consideration paid (Total sales price) must be listed on the form.
* The penalty for failure to file a Certificate of Value form is $500 or 1% of the selling price, whichever is greater.
