The County Clerk is responsible for recording and maintaining records related to real property situated in Natrona County.

Recording Fees

As per Wyoming Statute 18-3-402 (XVI), effective July 1, 2013:

To record the first page of a document, the fee is $12. Each additional page is $3.

For more than 10 sections, blocks, lots, of tract descriptions, the fee is $1 each.

For more than five grantors or grantees of a different surname, the fee is $1 for each additional name.

For any instrument containing more than two real estate descriptions by book and page only, the fee is $2 for each additional page.

Document Formatting Requirements

- Documents must be original---copies cannot be recorded.

- The grantor must sign the document and have her signature notarized. Corresponding names must be typed or printed underneath signatures. This does not apply to notaries and witnesses.

- A legal description of the real property must be present on the document.

- When recording a document that transfers ownership, a Statement of Consideration must accompany the recording. The consideration must also be stated on the front page of the document.

- Provide a 2-inch blank margin at the top or bottom of the first page. This area is reserved for recording purposes. All other margins should be at least 1 inch.

- The document type must be in the document title. This should be given after the 2-inch top margin.

- The Recorder may record any deed that contains a metes and bounds description which may be accompanied by a map prepared in compliance with law and delineating the land described in the deed. If a map delineating the land has already been recorded, the deed may make reference to the recorded map. The County Clerk shall charge $2 for recording these maps.

STATEMENT OF CONSIDERATION

An instrument may not be recorded by the county clerk unless it is accompanied by a fully completed and sworn Statement of Consideration, unless the instrument is exempt. It is the responsibility of the buyer (or the buyer's agent) to fully complete the Statement of Consideration, which should be completed in printing or typing. A Statement of Consideration is available on the Natrona County Clerk's website.

If an exemption applies, submission of a Statement of Consideration is not required by law. However, submitting a statement that is completed through Part C with a signature under Part E may avoid the necessity of the County Assessor contacting the buyer (or buyer's agent) to confirm applicability of an exemption. If a statement if provided for an exempt transaction, circle the appropriate number to indicate which exemption applies.

When mailing a document to the county clerk, a self-addressed stamped envelope is required for return.
