A Wyoming warranty deed built around one grantor: a single owner section, one signature line, and one acknowledgment certificate, carrying the two statutory words, conveys and warrants, that attach Wyoming's full covenants of title. This fillable form prepares an individual grantor's warranty deed for recording in any Wyoming county under Wyoming Statutes 34-2-102 and 34-2-103.
Two words that carry the full covenants
Wyoming wrote its warranty deed into statute. Wyoming Statutes 34-2-102 supplies the form, in which the grantor, for the stated consideration in hand paid, conveys and warrants the described real estate to the grantee. Wyoming Statutes 34-2-103 then treats every deed in substance in that form as a conveyance in fee simple with covenants that the grantor was lawfully seized of an indefeasible estate in fee simple, had good right and power to convey, that the premises were free from all encumbrances, and that the grantor warrants quiet and peaceful possession and will defend the title against all lawful claims. The covenants bind the grantor as fully as if written out at length in the deed. This form follows the statutory pattern and adds an exceptions section, so easements, covenants, and other matters of record are listed on the face of the deed and stand outside the warranty, while everything unlisted remains inside it. A general warranty deed of this kind reaches the whole chain of title, not merely the grantor's own period of ownership.
One grantor, one signature line
The form recites exactly one individual grantor holding record title and conveying alone, and its architecture matches: one grantor block, one signature line with a printed name and date, and one acknowledgment certificate in the Wyoming statutory short form, completed by the notarial officer where the grantor appears. A sole owner of record selling a house, and an unmarried owner passing land to one or more grantees, present the single-grantor pattern this deed recites. The form is not set up as an entity or trustee conveyance, and it is not set up as the two-signer pattern Wyoming homestead law describes: under Wyoming Statutes 34-2-121, a married owner's conveyance of homestead property carries the signatures and acknowledgments of both owner and spouse, and a nonconforming homestead conveyance is void under the statute. The deed itself carries the statutory homestead release wording, releasing and waiving all rights under the homestead exemption laws of the state, in the substance the statute states.
Recording with the county clerk
The completed deed is recorded with the county clerk of the county where the land lies. Wyoming is a race-notice state: an unrecorded conveyance is void as against a later good-faith purchaser for value who records first, and a recorded deed takes precedence from the moment of delivery to the clerk. Statewide recording fees run $12 for the first page and $3 for each additional page, and the clerk does not record a deed until the grantee's mailing address is furnished, which the grantee section of this form carries.
The sworn statement of consideration
Wyoming pairs every recorded transfer with a confidential disclosure. Under Wyoming Statutes 34-1-142, the clerk cannot accept a deed transferring title until a sworn Statement of Consideration, signed by the grantee or the grantee's agent, is delivered with it, stating the parties, the dates, the legal description, the amount paid, and the terms of sale. The statement rides on the Wyoming State Board of Equalization form, is prepared separately, and is not part of this package; it stays confidential with the assessment authorities rather than entering the public record, and gift, corrective, and certain family transfers may omit the financial details under the statute's exemption list. Wyoming imposes no statewide deed transfer tax, so the recording fee and the statement are the whole statewide package at the counter.
