This form is used for the purchase of real property. The principle designates an agent and empowers him/her to act in all necessary legal documents including contracts for sale, deeds, mortgages, promissory notes, settlement statements, affidavits, and other documents with regard to all matters concerning the PURCHASE of the property. The Limited Power of Attorney is durable and shall not be affected by the principle's disability, incompetency, or incapacity although an expiration date is set by the principle as to the number of days the power of attorney stays active after its execution.
Recording: For the POA to be used in a real estate transaction, it usually must be recorded in the county where the property is located. This is necessary for deeds and other documents executed by the agent to be recorded and considered valid.
Agent's Duties: The agent is expected to act in the principal's best interest, maintain accurate records, keep the principal's property separate from theirs, and avoid conflicts of interest.

Nice service at a fair price. Website is not very user oriented. Messages accumulate in the messages area but are not emailed to the client. If you used the service regularly, it would be more understandable but for a first time or occasional user, the site can be time consuming.

Forms do not allow enough space for fields and cutoff. Need to expand the fields to allow for more writing. I ended up re-typing to be able to include full property description.
Would be nice if available in Word format rather than only PDF format.

Well, we are 10 days from leaving the country for months and needed to notarize and record deed changes to our rental properties. We worried about USPS, UPS, DHL, etc. and hardcopies in the County's bureaucrats' hands. Soooo, we learned of Deeds.com from the County web site via one of the bulk digital recorders telling me about Deeds.com. Hit their site, read their instructions, concluded my tiny brain and decrepit abilities could handle the chore. WITHIN AN HOUR OF UPLOADING EVERYTHING INCLUDING C.C. FOR PMT IT WAS RECORDED AND I printed out copies. WORTH the $$ in speed, convenience and PEACE of mind. Pardon the loud trumpeting.
