1. A purchase agreement with payments in Arkansas allows a buyer to pay for the property in installments directly to the seller over a specified period. This method bypasses the need for immediate traditional financing.
2. Clearly identifies the buyer and the seller.
3. Legal Description of Property.
4. Purchase Price: States the total agreed-upon price for the property.
5. Down Payment: Specifies any down payment required by the buyer at the outset of the agreement.
6. Payment Schedule: Details the amount of each installment, when payments are due (e.g., monthly), and the duration over which payments will be made. It also specifies the form of payment.

8. Late Fees and Penalties: Any above noted payment past due shall be subject to a late charge of $ ----- And an additional $ ----per day until the payment is received.
9. Default Provisions: BUYER further agrees that they understand none of the down payment or the monthly payments will be refunded in the event of an eviction.
10. Transfer of Title: Specifies that the legal title to the property will remain with the seller until the buyer completes all payments under the contract. Once all payments are made, the seller is obligated to convey the title to the buyer by Warranty Deed.
11. Warranties or Disclosures: Sold in (As is Condition), exceptions can be made for a specific situation.

Order Process: 5 Stars - very easy Material Received: 2 Stars Issues: 1. Printing- Document would not print in format displayed. Format would continually shrink to approx 2/3 size thus not useable for formal doc submission to County Records office. 2. Document Format- Data insertion fields (addresses) were not of correct size for data input. I needed a 4 line input space but was limited to only 3 lines. Also, Date field (year) was mis-oriented in-so-much that the 3rd digit (inputted) overlapped on 2nd digit (pre-printed) and also was of noticeably different font. 3. Useability- Hand-written input space provided (for Notary) was deficient in space and spacing. It was a challenge to utilize the space available to complete fully and maintain legibility. Overall - the document worked marginally as advertised, I did need to re-write the entire document myself. It is a good concept but I'd recommend that Deeds company improve the downloaded forms for actual useability, readability, functionability. regards, Jim S

The forms were immediately available for download, which was nice. However, I was not impressed by the lack of several features: 1) there was no way to edit set text in the form, such as where it says you should consult an attorney. That is not necessary for recording the deed and I wanted to deleted it, but could not. 2) Also, under the "Notes" section, there is a limited area to write; I tried adding a fuller explanation of something, but the form would not accept or include it when I printed the final document. The form may do the job, but it's not very sophisticated or elegant.
