This is a statutory power of attorney following Arkansas code Title 28, chapter 68, (cited as the Uniform Power of Attorney Act.) ( 28-68-101)
In this power of attorney, the principal chooses which acts the agent can or cannot perform, each of these powers are detailed by Arkansas statutes and codes.
Execution of the Power of Attorney
A signature (by the principal) (is presumed to be genuine if the principal acknowledges the signature before a notary public or other individual authorized by law to take acknowledgments.) (AR Code 28-68-105)
Unless otherwise note in the "Special Instructions Section" of the form this power of attorney is durable, meaning (not terminated by the principal's incapacity.) ( 28-68-102(2))

Over all quality of document was good. The issue I had was where it states claimant did not have a contract with the owner or their agent. I did have a contract with their agent, and there was no option for both. So had improvise.

I love deeds.com - hands down, the quickest way to record a warranty deed. The process and communication is so quick - the recording transaction too. Worth the extra $20 to me for my time! I didn't spend over an hour driving around, talking to someone via a kiosk to record the deed, didn't have to spend the energy of loading kids into the car to come with me, etc. The efficiency and timely process is worth the cost! Love having this available! The whole process via deeds.com took less than 5 minutes to upload a document and less than 3 minutes to pay the invoice shortly thereafter. This site was recommended to me. The deed worked just fine for recording a property transfer (Warranty Deed). What I like is that there is a 1 time fee, not a subscription. I would highly recommend. It saved us $2000 in closing costs and fees.

Might be adequate if I was desperate. Formatting screams amateur hour -- not a legal issue but likely to invite closer scrutiny when filed. Instructions were supposed to be county-specific but directed me to call the recorder to ask them how to fill out part of the form. Not planning to use the form and would not purchase it again. I could probably do better by uploading some examples and the original mortgage from the Recorder's website into Claude along with the transaction-specific information and asking Claude to prepare a more professional release.
