This document creates a durable, limited power of attorney for the PURCHASE of real property, located in Colorado. A power of attorney is a legal document delegating authority from one person to another. In the document, the maker of the power of attorney (the "principal") grants the right to act on the maker's behalf as that person's Attorney-in-fact/Agent.

Attorney-in-fact means a person granted authority to act for the principal in a power of attorney, regardless of whether the person is known as an attorney-in-fact or agent.

This special power of attorney grants the agent the power to execute and deliver on the principal's behalf, name and stead, any in all necessary legal documents including contracts for sale, deeds, mortgages, deeds of trusts, promissory notes, settlement statements, affidavits, and other documents with regard to all matters concerning the PURCHASE of a specific Colorado property. The download of forms, etc. was easy and the guides that were provided were good, but more information would have been nice as to where to find tax map #, parcel #, and district mentioned in Exemptions from Property Transfer Fees (and Declaration of Consideration or Value.
In general, I was quite pleased with your product.

Although I am sure that the Quit Claim form was acceptable for my county, I felt that it was not formatted in the manor that I have seen while viewing the other deeds recorded. So that forms that I received were not useful to me.
