In Colorado a Lis Pendens should only be filed after a lawsuit affecting title to real property has been initiated. The Lis Pendens gives constructive notice to the world that litigation is pending and if you buy the property you are subject to the outcome of said litigation. This in effect puts a cloud on the title and discourages any transactions of said property. In general, the law that governs Colorado Lis Pendens is CO Rev Stat 38-35-110.
A Colorado Lis Pendens shall contain:
The name of the court where such action is pending
The names of the parties to such action at the time of such recording, and
A legal description of the real property.
A Colorado Lis Pendens should be recorded in the office of the county clerk and recorder in the county or counties in which the real property or any portion thereof is situated. Example: If a property spans two counties, record a Lis Pendens document in each county.

I was very pleased with the document I downloaded. I was able to edit it easily and save a copy both as a permanent copy or one that could still be edited. I also liked being able to cut and paste longer paragraphs. It cost a little more than I expected; however, it was worth it be cause I didn't have to fill it out by hand. Great job!

Great resource and everything went smoothly except email was performed through autofill prompted by the system but the autofill added a letter that gave wrong email. I can still sign in with wrong email since the system recognizes it as mine even though it is wrong. May be my fault and not the system since I did not catch the discrepancy in time. I would suggest a field that allows a correction to any misinformation prior to signing out from the initial sign on. Still think it is a great resource if all documents are processed and accepted by the pwers to be. Thanks.
