In Florida, for a Lis Pendens to be effective it must be recorded in the county recorder's office, (where the property is located) 48.23 (1)(a).
A Florida notice of lis pendens must contain the following:
a.(The names of the parties.)
b.(The date of the institution of the action, the date of the clerk's electronic receipt, or the case number of the action.)
c.(The name of the court in which it is pending.)
d.(A description of the property involved or to be affected.)
e.(A statement of the relief sought as to the property.) 48.23 (c)1.
A Florida Lis Pendens stays if effect for one year in general. (The court may impose such terms for the extension of time as justice requires.) 48.23(2)
A Lis Pendens is usually filed by the plaintiff ( party initiating suit).
In general, every document filed in a Florida (court proceeding) (must be served) (on each party.) 2.516(a)

EZ to use program....was able to print all forms ordered. I expect to go back to to use recording ability. Instructions are easily followed...would be nice to have confirmation included but they are available to purchase. Hope for successful recording of TOD affidavit. I got a blank, a sample and detailed instructions, I'm happy. If the recorder's office had a form as they like to see, with your name as they like to see, and the property name as they like to see, no one would ever pay a lawyer for this but a little time to look up the exact names and this package you're all set. I recommend this because, while it isn't difficult, making a mistake could be very bad so getting the details right for a particular county is well worth the cost.

The Quit Claim Deed for the state of Ohio worked for me, saving me the cost of an attorney doing it. O.K., maybe that wouldn't have amounted to more than a few hundred dollars, but anywhere I thought I could save money (and learn something new on top of it) is something I want to do. That said, be forwarned. While I'm not an attorney I'm not averse to spending many hours researching the lingo found in this kind of form and thoroughly understanding exactly how everything has to be filled in. I should add that my ex-wife and I remain friends and she was the one giving me the property/house (thus, technically I filled out the forms on her behalf). Because there was no personal conflict, it made it easier to undertake. Lastly, what others have said about the county office where you must file a Quit Claim Deed not being helpful, that's true in the sense that they do not want to be instructing non-attorneys on filling out the necessary forms. I did take a preliminary draft set of the forms to the county office but was VERY CAREFUL about explaining that I only needed a couple of questions answered about procedure for submitting the final documents. They were helpful once I made it clear I wasn't asking them for "legal advice". And their help was critical as the final submittals requires stopping at three different offices (MapDocuments, Auditor and finally the Recorder's office). So I say thank you to Deeds.com. Their service for the Quit Claim Deed was invaluable.
