What is the Florida Notice of Commencement
Why use a Notice of Commencement in Florida?
As an owner of real estate, you must record a Notice of Commencement when a contractor, subcontractor, material provider or laborer starts a work or improvement on your property.
The Notice of Commencement is set forth under the Florida mechanic's lien law. The lien statute aims to provide notices to contractors, owners, subcontractors, material men and laborers so each has everybody else's notice that they're working on the job and therefore may have potential mechanic's lien claims. By recording the Notice of Commencement, such notice is made available to all interested parties. Therefore building permits will usually not be issued to contractors unless the notice of commencement was properly recorded.
The Notice of Commencement must contain a description sufficient for identification of the real property, a description of the improvement, name and address of the owner, and information to identify the lender and surety, if any. This allows potential lien claimants to identify the owner and everyone else with a potential interest in the real estate. Property owners are required to file the notice before the work or improvement begins, although if the work does not commence within 30 days of recording the notice, it is considered void. The filing date is important, because any future liens relate back to this date.
Except for improvements for which the direct contract price is $2,500 or less, a property owner or the owner's authorized agent must record a notice of commencement in the clerk's office and post either a certified copy thereof or a notarized statement that the notice of commencement has been filed for recording along with a copy.
An owner may terminate the effective period of a Notice of Commencement when the construction is complete, or after construction ceases before completion and all contractors and sub-contractor's (lienors) have been paid, by filing a Notice of Termination of Notice of Commencement.

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem.
Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description!
Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.

1) I was very pleased when the staff mentioned your service since the three referenced on the Recorder's website all wanted HUGE Account set-up and maintenance fees AND BIG fees per recording, and yours has no set-up fee AND nominal per-recording fee; 2) My (few) recordings will be NON-LAND Related, summary or entire record(s) of Administrative (Procedures Act) records, Other than the Border width and Cover Sheet, do you anticipate any other special requirements for such recording(s)? NOTE: I just sent one by Snail Mail, and they just informed me that due to the GERMIPHOBIA 'Pandemic' the ONLY open and record Snail Mail ONCE A MONTH On the first of each chmonth!
