Florida's Construction Lien Law codifies statutory waivers at section 713.20.

A lien waiver operates by waiving (disclaiming) the lienor's right to all or part of an established lien. Lien waivers can be conditional, or only effective when the payment is actually received, or unconditional, meaning the lien is waived upon execution of the form, regardless of any remaining balance due. s. 713.20(7) Fla. Stat. (2016). They can also release a lien based on partial or full payment.

This form unconditionally releases a portion of the lien based on an agreed-upon progress payment. It requires a return address, the parcel identifier and legal description for the property being improved, the lienor's name, the customer's name, the owner's name, the amount paid, and an ending date for the period of time covered by the payment. 713.20(4).

Exercise caution when using unconditional waivers. If the lienor suspects for any reason that the payment is or will be invalid, he or she should consider a conditional waiver instead.

At first glance, explanations and guidance to fill out the grant deed seems quite direct and no too difficult. I did not see any reference to a mortgagee which I believe needs to be incorporated in a boundary line adjustment (BLA), though not sure I'll do the actual filling out the form in the next couple of weeks and will be in a better position for a more complete review.

mostly good; however, you need to update the annual exclusion gift amount from $14,000 to $15,000 (where it has ben for several years), and you need to make your Gift Deed final paragraph be gender neutral like "they" or "he or she" rather than just"he". We women lawyers and our women clients appreciate that.

in one of the reviews, the person said they wished that there was more room allowed for use in the grantor section. the reply was that they were sorry but there was only enough room for what was there considering margins, etc. that is not true. on the forms i downloaded there was plenty of extra room at the top of the page (about 2 inches) that was not being used.

The DEEDs website is very easy to navigate and find the required documents. I have not yet had an opportunity to review the documents I purchased and downloaded. I took a chance and downloaded the Beneficiary Deed form -- would have liked to have been able to see the form before I paid, but I took a chance as everywhere else I looked online wanted me to fill out form online and then pay $30+ for each deed. I'm doing several, so I was glad to be able to just download the blank form that appears to be one I can directly type into on my computer. Yay! Would use your site again if needed. Thanks!
