When people create their wills, they generally name one or more individuals to supervise the distribution of their assets. The person who fills this role is called an executor. Sometimes, though, the chosen executor is unable, unfit, or unwilling to accept the responsibility. In other situations, the deceased dies intestate (without a will). Georgia customarily uses the term "personal representative" to refer to both executors and administrators, but can get more specific when it comes to conveying title to real estate. During probate, the court may direct an administrator to sell real property to pay the estate's debts or to consolidate the decedent's assets for distribution to any heirs.
An administrator's deed, executed by the appointed personal representative, includes relevant information about the decedent and the probate case, in addition to the state and local requirements. To transfer title to a buyer, record the completed administrator's deed, along with any necessary supporting documents, with the real property records of the appropriate county.

Well, we are 10 days from leaving the country for months and needed to notarize and record deed changes to our rental properties. We worried about USPS, UPS, DHL, etc. and hardcopies in the County's bureaucrats' hands. Example deed given did not apply to married couples as joint owners with both being grantors. The example and directions also did not show how to write more than one grantee as equal grantees. Both would have been helpful when husband and wife are granting their property to their children equally. Also when attaching the exhibit A with the property description the example did not say "see exhibit A"in the property description area, so I didn't write that. Luckily the recorder of deeds allowed me to write it in. I think directions and examples for multiple scenarios would be helpful.

I was very impressed with the Mineral Deed form, especially with the instructions to fill it out AND a copy of a completed for to compare against. This definitely saved me money for an attorney. The one thing I don't understand, though, is why I could not save the completed Deed to my hard drive. I did have to change a few things after the fact and I had to re-type the entire page to make the corrections. If not for this, I would definitely rate the forms and instructions as a 5 star.
