Current Lender, holder of the Promissory Note uses this form to cancel a Georgia "Security Deed" (also known as a "Deed to Secure Debt", "Loan Deed" or "Warranty Deed to Secure Debt") when it has been satisfied/paid in full. Record this form with the Clerk of the Superior Court in which the Security Instrument was recorded, the same county that the property lies in. (The clerk shall index and record, in the same manner as the original mortgage instrument is recorded, the canceled and satisfied mortgage instrument or such portion thereof as bears the order of the mortgagee or transferee directing that the mortgage be canceled, together with any order of the mortgagee or transferee directing that the mortgage be canceled. The clerk shall show on the index of the cancellation and on the cancellation document the deed book and page number where the original mortgage instrument is recorded.) (Section 44-14-4)
In general, the Lender has 60 days from satisfaction, to release the Security Deed before he/she becomes liable for damages. See Georgia Code Section 44-14-3

Unfortunately for me this website was of no help, due to the amount of paperwork that needed to be submitted. One thing I can say they responded with answer really quickly. If this is a website that only deals with quick and fast deed issues, then it should indicate what they can and cannot do.

The warranty deed form, the explanation and the example were well worth the price, as they gave me more confidence I was filling the deed out correctly. I cross referenced all of it with the county registrars website and the previous warranty deed.

My county accessors office recommended this site. My Uncle passed away and did not leave a will and I needed to have his deed transferred into my name. I was able to do it using the sample Deeds.com provided. I used it as a guide to fill out the paperwork that I printed off of the Deeds.com site. it was convenient to have a starting place, however, though the property is in Colorado, the probate is in Iowa, so I had to create my own document because you locked my capacity to edit the form I paid for. If I pay for it, I should be able to edit everything including non fill in text. I could not open it in word, as I normally could.
